I moved to Dallas to begin my graduate program at UT-Dallas. I am single, and living mostly on student loans, so my apartment search was primarily based on price. That said, my overall experience here in the last 6 months has been decent. I'd say 3/5 stars FOR THE PRICE. If you want to spend more, you'll do better. Overall, I'm glad I saved the money by living here for a couple semesters. PROS: -Price is very, very cheap for a decent sized single bedroom apt. -Maintenance responds quickly and Tim, the head maintenance guy, knows what he's talking about. They are friendly! -The people that I've actually talked to who live in my building are very nice people who mind their own business. A couple of my neighbors have small children and they are sweet as can be. -Security has responded to every noise complaint I've made very quickly! -Location to UT-Dallas campus is great! 10-15 minute drive. -Office staff worked with me when I was signing my lease, which I'm sure took patience on their end. I kept wanting to see different units and I really wanted to be in a building near the laundry facility. They made it happen, and I'm very grateful. CONS: -Although the complex put in a new fitness center, the front gate is STILL broken and the office workers give vague, "We're hoping to get it fixed sometime soon..." answers every time I've asked about it for the last 6 months. This means the management's primary goal is just getting new tenants, when it should be SAFETY. Especially in this area! -I came home one day to find a crime scene van outside my building. A police officer informed me that a man broke into his ex-boyfriend's apartment and stabbed him in the back of the head with a paring knife. Uh.. WHAT?! -This is a high crime area, as demonstrated in above comment. My first day moving in I saw 3 people get arrested in the building next to mine. -I originally signed for this apartment thinking that I would actually use the amenities (pool, laundry facility, fitness center) but now I realize that I'll never use them because of all of the hood people here. -No ceiling light or fan in bedroom or living room, which I hear is common to all the units. -No fan in bathroom. Additional info: -Neither pro nor con, but I'm white and I have only seen 2 other white people in this complex. I would say it's about 60% black, 30% Hispanic, 5% white, 5% other. -I have not seen any roaches since I've been here. I've seen other reviews about this, but I got nothing. -Utilities are split among everyone in the community and paid directly to the office. I thought I would not like this, but they seem fairly priced in my experience.
Don't be fooled by the smiles when you first view. Every tenant that lives at Summerwood has roaches and will tell you without hesitation about their infestation and tell you how horrible management is, especially Kim. This is the WORST PROPERTY IN AMERICA! They are out to get your MONEY and that's it. Your well being is not a concern at all. I'm warning you to please beware before you consider moving here.
DISGUSTING FULL OF ROACHES! Leftover food left in the breezeway for over month without being cleaned, management avoids your calls after you've made complaints. NO hot water! You're told because the buildings run on a boiler system hot water temperature will fluctuate below lukewarm, even though the outside temp is in the 30's. Every time you bring issues to office they have an excuse for it. They will put the issue off on you, not them. Showing the office personnel pictures of a roach brewed in my coffee had no effect on them or reaction of any kind; it was almost like it was a normal occurrence. Don't be fooled by the smiles when you first view, after you move in the smiles seem to fade and you're treated like a pain. I randomly asked 10 tenants if they had roaches, and they all told me they have them too. Three of them, without hesitation, told me about their infestation in great detail. I was told by management maintenance has not set time to fix things, as long as they fix HIGH priority matters within 48 hours, so it took them over 2 weeks to come fix 2 things in my unit. Most apartment complexes pride themselves in tending to their tenants within a timely matter, this is the 1st time I've experience this. I have lived in upscale apartments for awhile and they had their share of issues too, don't get me wrong, but at least they held their up to their standards, and took care of their tenants. It could be I moved to wrong side of town, and there no standards over here. I don't know. Aside from these things I will find something good to say, like how much I LOVE the floor plan and the convenient parking to my unit. I moved into an upgraded unit and I like the countertops and the black appliances. The maintenance guys are always nice, even though they usually have to come back 2-3 times to get it right. Location is perfect, and is easy access to a lot of main roads. Christy in the office, is always super sweet no matter how many issues I bring to her attention. She's very understanding and extremely approachable.
Do not be fooled. This is still the same old Hunting Ridge Apartments that's been on the news for breaking and entering and shoot outs. The place is falling apart...all the "fixes" are just superficial. People have been shot here...my neighbors have been broken into all around us...this is a horribly unsafe neighborhood! The complex right beside us is a drug hub and the 7-11 across the street is a meeting place for drug deals, hookers, and lots of other bad news. We're moving out this month, I do not suggest anyone live here. The only reason we moved in was the great price...which is going away too. Such a horrible place to live!!!
Been here since July. Everyone gives me this wide-eyed look when I tell them what part of town I live in, but I can't say I've ever really noticed except from the reactions of other people. Like: neighbors are nice, area is convenient. I work downtown, so it's nice to live so close to a DART station. Floor plan is great. The dining room is wonderful! I have a full-sized table and it fits nicely, along with a sideboard. Lots of closet space. It's quiet for an apartment, and pretty grounds, if a little run-down. I was drawn by the crepe myrtles. Dislike: roaches! But as far as I can tell, they're endemic in all apartments around here. I bought my own can of Raid. 635 is noisy, but what do you expect? I can hear my neighbors above me, but it's an apartment. Parking lot needs repaving. No excuses there. A little put off by the fact that the finishes in my apartment weren't the same as the ones I was assured 'all apartments have', but at least they're neutral. Fridge doesn't have an icemaker. Fireplace doesn't have a mantle (who came up with that?) No overhead lights/ceiling fans in bedrooms and living room. Somehow I didn't notice that before I moved in. I have definitely lived in worse places. Also lived in better.
