Bait and switch. They show you a nice model on a nice block, and it appears that you are far enough east to be out of the lower socioeconomic area. Then when they give you your keys, you find out that they have an entirely different branch of the complex, about a block west of WIlliamsburg (1200 block of Harding, you can look it up on Google Maps). Well, this block looks nothing like what they show you. I addressed my concern with this and asked about crime rates prior to moving in, and the manager Terri assured me that crime is actually better on Harding than on Williamsburg. I reluctantly moved in. As I was moving in my stuff, but not yet staying in the new place, I found out our garage door had a malfunction that caused it to open randomly. This resulted in one of my bicycles being stolen, before I was even staying in my new place. This was in July. It is now September and they refuse to fix the garage door, so essentially we can't use it. After the theft, which required me to file a burglary report with the Wichita Police Department, we requested to be moved to Williamsburg where we were shown initially. They were happy to move us, as long as we paid hundreds of dollars in penalties. We have random people banging on our door at 3am asking for rides, because they are "high". Also, I had to fix my toilet and my dishwasher myself, because I was told either that maintenance couldn't make it out for several days (toilet), or that they flat out cannot fix it (dishwasher) and that they would not replace the broken dishwasher. This management company is dishonest and legality is questionable. I am miserable in this place, it has been the worst experience I've ever had renting. Do not let them fool you into thinking you will be happy here by showing off their model. Floor plans are nice and big, yes. But not worth it. EDIT 9/21/15: I received a call from the office today, they apologized for the problems with maintenance. Apparently there was a communication breakdown and they offered to reimburse me for parts and labor, and will re-investigate the issue with the garage door as they were not aware that it was not fixed. Adding one star for the proactive phone call, and will add another once they follow through with our requests.

I highly advise anyone looking for a place to rent not to rent at the Parkview Townhomes because it will make your experience of renting a place extremely distressing and costly. The parkview is mainly a bad choice because the manager Terry works there who is by the way an extremely rude, unprofessional and manipulative woman who will try her best to make you pay as much as she can for every single month (she will expose every loophole possible to her favor) and any attempts at discussing the extra sudden fees she reacts to in a very defensive and rude way. The house its-self was given to us in a bad condition and everything in it was old and most things broke down multiple times during our 10 month stay and the management were very untimely and ignorant about maintenance requests. IF YOU WANT TO HAVE A PEACEFUL, AFFORDABLE AND ENJOYABLE STAY, DO NOT LIVE AT THE PARKVIEW TOWNHOMES BECAUSE THEY CANNOT PROVIDE YOU ANY OF THOSE THINGS.

Moving in was a great deal! $100.00 to move in sounds great; until I can finally move in a few days. I have never had issues renting or paying rent. Landlords have always worked with me as I get paid every 1st & 15th of the month. Unfortunately the 1st sometimes falls on a weekend. I understand late fees but "reversal of concessions" is a joke. So on top of the late fees $50 & $5 per day you pay $185.00 additional!! Thats more than $235!!! Thats more than a weeks rent! Terry is understanding to a point. Owning a small business & working for a Forbes 500 company, I would never speak to my clients or partners in a condescending tone like she has to me in the past. She says she has been management for 10+ years and knows all the laws. Understandable you sign a lease and you are bound to it. However, when you are frequently stated "Per your Lease…" it makes you feel like you are a little kid. Moving soon and cannot wait to get rid of this awful management team. I will be writing a strongly worded letter to the management company regarding her conduct. A few of our neighbors that have recently moved in are not happy & I do not blame them.

We lived at Parkview for many years and honestly we enjoyed most of the time that we were there. The constant changing of management companies was at best annoying and throughout the years it got worse and worse. When we first moved in the management was fantastic and responsive. the management team knew me and my family on a first name basis and genuinely endeavored on a daily basis to make it a nice community. Unfortunately it is no longer that way. Maintenance was awful. Asking for general repairs could take weeks and multiple phone calls to even get band-aid fixes. We were given missives on a regular basis in our last year of the new fees that were being added. Trash fees that were originally paid as part of our rent went from 10 to more than 30 and everything was a fine, if your trash wasn't picked up on time, if your dog wasn't looked after, if they had to pick up trash that might have come into your yard, absolutely anything to squeeze another 50.00 bucks out of your pocket. The community fell apart. Our Neighbors that had been there for years started to move out and their replacements couldn't have had any sort of background check as crime started to infiltrate our once peaceful little neighborhood. I would STRONGLY recommend against moving into this property.

This was one of the worst experiences I've ever had. The villa was decent and we never had any problems with our neighbors. I honestly didn't mind living there until we had to deal with management (Terri Hall). I have never met someone so unprofessional in my life until I moved there. We had many problems such as: 1.They take forever to fix anything; even when you call daily. 2.Unnecessary fees were added to our account, so we went to the office to have them explained. Instead of an explanation we were treated like children by constantly being yelled at. She would cut us off every chance she got and would make rude remarks. 3.We were told we needed a 60 day notice to have a month to month, which I've never heard of in my life. Later on they changed it to 30 days and called us liars. 4.I requested a walk-through so we wouldn't receive any surprise fees. I was told they would call me, instead I never received a call and money was taken from our deposit. I honestly believe the manager has a mental illness and is not taking her medications. Therefore, she shouldn't be managing and dealing with tenants' issues on a daily basis. People like her is the reason we moved out and if we could've left earlier we would've. I'm rating this place a 0 due to management.
