As a resident on the "inside" for a few years, where do I begin for the negatives completely overshadow the few positive aspects. Just to say, I've lived happily and content in some shabby apartments, but these SF apartments are absolutely primitive. Upon move-in, the carpet was oddly pieced together , the screens missing and counter tops were total junk, and no garbage disposal or dishwasher present. But now... floorboards have weirdly risen several inches underneath the carpet to form a physical mountain in the bedroom; outside windows have a brown film of filth (as do the walls from wall furnace discharge--one might assume multiple, heavy smokers live here.). As for the plumbing, it is hardly effective. Frequently, we have called in regarding "back-ups." Countless times we jumped into the bathtub while the toilet grossly overflowed spilling nasty "brown water" all over the floor and saturating the hallway carpet. Management has recently clear-cut and ruined the once-wooded landscaping (leaving a bank of unsightly stumps) while destroying privacy and all sound buffeting and creating an unrestful atmosphere. (Instead of critter activity, window glances now show private neighbor moments.) In the name of (shabby) "remodeling," there have been often untimely "inconveniences" to residents including poorly planned lot repaving and a totally botched outside paint job with fire escape doors physically painted/stuck shut. In approx. the last three years, there have been three different managers ending with perhaps the worst. Recently, she gutted and rewrote community-wide pet policies without any prior notice--one of the few draws of the once pet-friendly community and now waits for residents' pets to die-off so her community will be dog-free (1 cat allowed). With this, I restrain my personal attacks. These are the facts of Kirkham Heights Apartments. Enter into a lease at your own risk, for we are moving. However, I leave behind suspicions and questions. A sign outside indeed warns of the possibility of cancer-causing chemicals on the grounds. While I cannot prove the underlying causes, our two once-healthy dogs--veterinarian owned and given the best of everything their entire lives--were diagnosed with liver cancer and lung cancer respectively. They rapidly died one month apart at the beginning of this year and short of the breeds' lifespans. Management gets her wish. And upon our move-out, the rent may be raised for the next dupe(s). For some residents stay for rent-control and cheap rent--not that they are latching onto a "good thing." Management recently published what everyone paid in rent--a disclosure of private information. At more than $1700/month, we paid hundreds of dollars more than other residents in similar apartments, and the concept of rent-control makes it obviously clear why some long-time residents may continue to stay. But there is more...In the process of moving out of this horribly managed community, we were amazed that management would enter our apartment and begin renovating it with our possessions still inside. (We gave the 30-day written notice of our move-out but we were still paying rent and occupying the unit during our 30 days.) We were not notified that management would be entering with our valuables still inside, and we were not provided written notice after their entry per Topic No. 252 of the San Francisco Rent Board (Landlord's right to entry). It is a shame that this community is in such a sorry state. It so happens to be occupied by some very nice and friendly residents, and the maintenance men are nice folks.
