I love my apartment unit here! newly redone, this place is beautiful and super close to the lake. It's been constantly improving and getting better and better since I moved 8 months. Beautiful pool areas, and some really awesome neighbors. The manager girls are amazing and super hard working (and patient), they've helped with lots of little requests since I moved always with a smile and complete understanding. Element Rocks! Couldn't be happier here.

The Element is a great place to live. Excellent location without the sky-high prices of neighboring complexes. The complex is older, but they have done a great job at refurbishing the units. The management is extremely easy to work with, friendly and expedient with requests. The grounds are kept up nicely and they have a great "zen" vibe going on throughout the complex.

Before even considering living at The Elements, I read through the previous yelp reviews as well as any other reviews on this place I could find from a simple google search. Just from reading the reviews and looking through the pictures that others posted, it seemed clear that this was not the place to live. I was looking for a studio/efficiency that was less than $800 a month, was on the highest floor, had hardwood floors, had parking, and was within a 15 minute drive to the UT campus. In addition to that, the area had to be relatively safe and have a major grocery store within a 15 minute drive. After going through an apartment specialist and seeing at least 5 different apartments, this was the best one compared to the others. The leasing person in the front office (who is currently not there anymore) took the time to show me a newly renovated studio. After living here for at least two months now, hopefully I am qualified to give an accurate review of this complex. Pricing: I currently pay $765 for the smallest room they offer (420sqft). The pricing now is much higher as shown on the website. With utilities, I pay about $850 a month. This is definitely pricey to me, but apparently that's considered affordable in Austin. Every other apartment complexes I looked at around that price or lower was carpeted (I'm allergic to carpet) and just old looking. Other studios/efficiencies that were similar to what I was looking for were over $1000. With the new pricing that The Element prices are showing, I would definitely hesitate a lot longer before renewing my contract. Spacing: 420 sqft for one person sounds small, but I love it! I am able to fit a couch, bed, and shelving without feeling cramped. I have a foldable table that I take out and use when needed and fold it back up not needed. Utilities: The electricity is handled by the city. The water bill is given in a separate bill on top of your rent. The complex takes the total water bill and split it among square-footage as well as residents. Since I am in the smallest sqft and only have 1 person occupied in it, I would get the smallest water bill amount (usually around $40-$50). I don't like this process to much because it does not encourage water conservation. So even if you use a small amount of water, you can still end up with a large bill if everyone else in the complex goes crazy with the water. Also in relation to the water, my water has turned off without warming at least a few times each month. Location: The Riverside area is not too bad as other people have mentioned. Everytime I tell someone that I live in East Riverside, they give me a "seriously?", "what were you thinking?" kind of response. Honestly, it's not bad for the pricing. There have been a couple of times that someone has tried breaking in. Someone would just go around trying to see who left their doors unlocked. Just lock your doors people. Also, be very vigilant about walking in and out from your apartment. Just make sure there aren't any shady people around! As for the resources around that area, there's an HEB 5 minutes away, gas stations everywhere, as well as fast food places everywhere. The Elements is easily accessible to I-35, so that's always nice. However, I-35 is ALWAYS packed. So in summary, good place for the price I'm paying for! Hopefully this review helps!

I moved in a little over a month ago, and I have been very happy with my decision. Moving all the way from Pennsylvania, the process went veryquickly and easily, and JJ helped a ton with getting everything situated. Aside from the helpful management, the maintenance team is always super friendly, and really quick to help out when you need something. My boyfriend and I share a studio, and we could not be more happy with the layout and space! The pool is relaxing, and the gym (despite being on the smaller side) gets the job done. The area itself is constantly being built up, and people are moving in here everyday. I suggest moving in and taking advantage if the $250 referral credit you can get... it's real! Sidenote: if you are living in a city, you are going to have to expect bugs, but pest control has been a great help in getting everything taken care of! We have never had any problems even close to what those pictures depict.

I am mostly satisfied with this apartment complex. I have not had the sort of issues spoken of in other reviews. Pests are a problem but that's to be expected no matter where you go in my opinion. Aesthetically the outdoor and community areas are very nice. They have been working hard to renovate this complex and it shows. I dig the Zen vibe it has going for it. It is a well kept grounds and whenever I bring friends over it always gets compliments. Space and value. For my sq ftg compared to what you would pay just across the road its a good deal. The trade-off is of course it is not a sparkly shiny new complex like the ones you seeing going up everywhere lately. Yes it's an older building and will come with older building problems. That's not so important to me and the laid back vibe here is more appealing anyway. My unit in particular is awesome in that I only have four units in the entire building so my experience might be skewed. Never had a noise problem with neighbors. For the first few months there were some rowdy kids from the big parking lot adjacent to me but they have not been around for several months now. The area is undergoing gentrification so it has a mix of shady and nice. I've never had a problem feeling unsafe walking around but I could see why some people would feel a little sketched out. Anyway that might completely change in another year or so. Neighbors and overall community vibe is nice and fairly quiet at least on my side. I think I would like to see more community events like other complexes put on but that's a very minor wish. Only thing I am not a huge fan of is the water bill. It's shared and distributed evenly so that does not encourage water conservation in my opinion. I am careful with my water usage and would appreciate that reflected in my bill. Oh and it would be nice I'd we could pay rent online without the huge "convenience fee"... discouraging to have to resort to old fashioned checks to avoid it.
