Probably the smallest room I have ever booked, but it was clean and even had a small stove. Staff was very friendly. Unlike other places I had stayed in Manhattan, they provided breakfast. The shared bathroom was large and clean. Neighborhood was better than I had expected. Some nearby parking, if you (for some reason) have a car in NYC. Several spots for dining or shopping in walking distance.

no hot water or heater

I found the owner, Scott, to be very responsive and accomodating on the phone. This is a great deal in a great location. A review I read elsewhere commented on the bed mattress and boxspring being on the floor. This was true for my room (Room #1), but was not unusual or strange to me. The linens and room were VERY clean. I did not have a problem with hot water or heat. In fact, the room was a little warm because the building is steam heated and the pipes were emitting heat even though the radiator valves were closed. My room, Room #1, has double and twin beds, a kitchenette, and private bath. The only negative to this room is that it's on the street level and right next to the entrance, so it's a little loud. I paid $100/night, which I thought was a bargain. I believe Scott gave me a deal, so it may be worth calling him to ask. Note: the door front has no markings of any kind. Just make sure you get the address right: 54 W 120. This is a GREAT location!
