I have lived here nearly two years and this is my second time renting. It has been a much more pleasant experience than my last apartment. Pros -Great Condition - I may have a new-ish apartment compared to other reviewers (not one of the newest ones that cost more, but likely partly refurbished before moving in) but my unit is in pretty awesome condition. No mold, very clean, some carpet staining but nothing unreasonable, everything in working order. -Rather quiet - I never hear a peep out of the downstairs or the unit I share a wall with, ever. And I know people live in those units because their parking spots are occupied. Either they just never make noise or my building has awesome noise insulation. The parking lot can get loud with some neighborhood kids who play and scream, but I've never been overly disturbed by this. -Bang for your buck - Small apartments, but reasonable prices especially considering you get a dishwasher, a bike locker (you provide the lock), on-site laundry, gym, community room w/wifi, and tanning bed, and of course all that and pet-friendly. If you're interested in these features you'd be hard-pressed to find a comparable complex at a better price. -Design - The apartment is smaller than my previous cheaper one but I actually prefer the smaller apartment as a student with only the basic furniture. It feels very cozy, not hollow but not cramped. My favorite feature are the huge windows that let a lot of natural light in, and have wide window sills (about five inches wide). All of them open, either half or two-thirds of the way, and my unit at least has good quality screens on each. The bedroom has the windows too but they start about five feet up the wall which is nice for privacy. -Assigned parking - Close to the entrance to the buildings. My last building had free parking and I think I prefer the assigned parking despite it being both a pro and con for me. -Fern Ridge Path access close by (!!). Paved 7-mile path that follows Amazon Creek most of the way. Probably my favorite feature of this location. -Friendly management - I've never had any issues with them whatsoever. They have always been very friendly and helpful. One time I had an expensive package that was delivered to the front desk on a Friday but I was unable to pick it up before they closed. One of the staff members kept it in her unit for safety instead of leaving it in the front office all weekend. I was very impressed by that courtesy. Cons (mostly to do with my particular unit) -Could use more storage - I have to get creative with storing my kitchenware, and I only really have the basics in cookware. No bathroom storage other than the medicine cabinet. -My unit is mostly carpet. Of course, I saw the unit beforehand and I could deal with it, but hard floors are easier to clean for a pet owner. -Assigned parking - The spots are relatively compact but if your neighbors are decent parkers you shouldn't have an issue. If they aren't, you better pray there's a guest spot open for you. I had to deal with a god-awful parker last year and had to crawl out the passenger side on two separate occasions because my neighbor would literally park half-way into my space. I have a better neighbor now. -My rent seems to go up every year. Maybe I moved in during an unlucky time in the renting industry? I have no clue. Not enough to make me leave, but my next lease looks like it will be another $15 increase for a total of $30 more than when I moved in. For a college student that really adds up. The reason I still decided to rate five stars is it's still great value for the price. I am definitely planning on renewing for a third year here. Should the price remain right, I wouldn't be opposed to spending the rest of my time as a renter living here. That's how much I enjoy my unit. Hopefully the price will not increase too much more because it would be a shame to have to consider moving out.

absolutely terrible place to live. it's full of mold and the management are crooks. there's no insulation (unless you count the mold) and last winter there was ice on THE INSIDE OF THE WINDOWS! I'd honestly rather be homeless then live in that mold infested cardboard box.

My fiance and I moved to Westmoreland village because of a few bad living experiences that we had encountered. Since we have lived here, we have found that the location is perfect for students, the facilities available to residents are pretty nice and that the staff here are wonderful and extremely helpful. This was a perfect choice for us and fits all of our needs. Couldn't be happier.

Westmoreland Village is a fairly nice apartment complex. It is reasonably priced for the Eugene area. Most of the apartments are remodeled and have dishwashers. There is an on site exercise facility which comes with the rent. Landscaping is very nice. The people at the office are very kind and helpful. But the company they are associated with for doing repairs is very disorganized. I was supposed to have carpets repaired the week before I moved (August 2013) and I couldn't move in till a week later, when they were finally installed. The rent I paid for that week was supposed to be credited back to me in September 2013 by the rental company westmoreland is associated with but I didn't receive the credit to my rent till January! Also, the repair service they use isn't up to par. They don't have many people on staff and so repairs to your apartment may take awhile. The thing I dislike the most is the thin walls because I can hear the neighbor above me a lot as well the smell of pot. This complex is a non-smoking complex. But since I live on the cross street of 18th and Arthur whoever smokes on the sidewalk their smell comes into my kitchen. Thankfully this only happens occasionally. Overall, the apartment complex is nice for the price.

As a 1st time apartment tenant I`m enjoying life here at Westmoreland Village. My sister and I moved here in August of 2013 and have been tenants for 7+ months and have had only typical or minor issues. ////Pro`s:\\\\ The surrounding neighborhood & area is very nice compared to similar rental prices. Rental rates are reasonable & will not increase w/o notice! We have our own DISHWASHER! Water is free. All of our maintenance issues have always been resolved promptly. Nice area, very green & close to a jogging path. On-site exercise room (with maintained equip.) All front desk/ management/ maintenance people are fair & respectful. Lawn service provided, and tree cleanup after the winter snow storms. Great location, near 11th street w/ Fred Meyer and a Fast Food avenue. Within walking distance to Wetlands Bar. ////Cons:\\\\ Many of the units (including ours) are older structures, possibly from the 60`s? The parking is inadequate. If you have more than 1 vehicle per unit be ready to fight for spaces. Our 2-bed unit is somewhat on the small side (but some of the newer units are even smaller.) Laundry rooms are on-site, but require exact change only ($1.50) with no change making machines. The walls are thin, you can hear all of your neighbor`s loud conversations. We love the neighborhood cats around here, but in Summer they have fleas. Within walking distance to Wetlands Bar. | | | | Some other apartment listings we`ve seen in the 500 - 700/mo price ranges were not as nice as West.village. Our advice would be to check out exactly what unit you would be moving into, as there have been many new building units added on to the original apt. site, and each have different layouts and floorplans. Some will accommodate better than others for your individual needs. Also check out your neighbors so you aren`t living under stomping children upstairs, or loud college boys next door. Management plays an active & attentive role, as we are always seeing upgrades, maintenance being done, e-mail notices/ flyers sent out, and surveys. They take their jobs seriously and they care. | | | | As long as you are respectful, reasonable and responsible the people at West.village will be happy to work with you on any issues. Just employ common sense, respect your neighbors, pay your rent on-time and in-full and you will have NO PROBLEMS!
