I've lived in a complex for about eight years and it's been sold and traded about with various management companies, I've seen the decent and the horrible but FINALLY I'm seeing something really positive since Premier Realty took it over, they've helped me within sixty minutes every. single. time. for every. single. issue. that I've had. From a door-knob that fell off on a Saturday to trash in the laundry room to crazy people running around and screaming trying to get into another person's unit. The people are really friendly when you call or stop by. I'm beyond impressed and totally happy since they've shown up!

Unprofessional and the worst. Have been living in an apartment leased by Premier Realty for less than 3 months. Move in was a mess. Fixes that were promised to happen did not happen. Missing paperwork. A mess. I have not even been offered the chance to renew my lease, and yet they are already showing the property to other future tenants. No courtesy and unprofessional to an absurd degree.

Please come and see video tapes / pictures. I encourage anyone who needs an explanation of their security deposit return to please come into our office. (I We document the condition of the property with many notes and pictures on how tenants leave it. As they say, pictures are worth a thousand words. We strive to provide excellent service. My door is always open. A property management company should not be judged by hearing one side of the story. We have long list of properties we manage, can provide a list of owners, past tenants, current tenants, that can tell you about our service we provide. Most of our tenants, leave the properties in excellent condition, and they receive back 100% of their deposits. I have (past) tenants, who can provide testaments to this as well. IT IS SAD WHEN A TENANT DESTROYS SOMEONE ELSES PROPERTY and then are shocked to see that we videotaped or took pictures of the conditions. That is usually the last time I hear from them, but then I get to read reviews like these. If you are tenant, fill out your Inventory Condition Form on move in. We provide the form TWICE, once when the lease is signed and then on move in day. We then do an introductory letter to you reminding you to fill it out and return it to us. We also encourage tenants to take pictures /or videos the day they move in so conditions can be noted. On maintenance calls, provide to our office in writing your request - we then strive to have someone out within 5 days for non-emergencies. Emergency calls are handled as quickly as possible. We keep a log of all requests made on each property. Prior to your move out we call all of our tenants, leaving them voicmails and speaking to them about how to leave the condition of the residence. Plus we send out an email to those who provided it, reminding them of the same. The Austin Tenant Council is an excellent resource for tenants. I encourage any tenant to know their rights and understand the owners, plus landlords.

All that this company wants to do is take away students' money. They took almost my entire deposit and did not even really try to justify why. The apartment that I lived in was overpriced and a POS too. They pretty much screw people over just because they can. Take me for instance. I moved into this place in a hurry and an extremely limited budget. I could tell that it sucked but there were many things that were strategically covered up. The first thing that I noticed upon moving in was that the AC system was completely non-functional. The windows did not open either. This was in the middle of August! When I tried to turn on the AC, the thermostat fell off of the wall and never really worked properly after that. When I tried to turn on the shower for the first time, the knob fell off. The fan and light fixtures didn't work in one of the bedrooms. I report this and it never got fixed. What else... the refrigerator was actually an ice box that leaked and also had to be defrosted every two months or so. There were rodents living in the ceiling and, for a while, a possum living under the stove. There was also rodent excrement in the closets. Yuck! I will admit that I moved into this place with low expectations because it was relatively cheap (although still overpriced). I looked at it upon moving in to see the cracks in the wall and the fact that my apartment was separated from the apartment next door by cardboard and packing tape. I would also like th mention the fact that none of the doors would close, the carpet was ancient and disgusting, and the cheap popcorn ceiling was hanging off. However, it was like that when I moved in and they used my deposit to do renovations. When I tried to contact the property owner about the poor condition of the property, he ignored me. Consider this company just another one of the many west campus property-holders that will use the entire deposit on routine renovations. If you are a ramen-eating college student like me who cares about keeping your cash, DO NOT rent from these people!

Highly recommend this management company. They do what they say they are going to do. Need I ask for more? All of us were pleased with our 4 years at UT- every year using Brian and his team.
