I am a current resident here and I cannot wait to move out when my lease is up, I actually wish I had the money to break my lease and RUN, but unfortunately I cannot. I believe that an apartment could be AMAZING, have everything that you want in it but if the management isn't good than it makes the apartment unbearable and that is the case here. I love the apartment I live in but I don't like the management that runs it. For example, prior to moving in, when we walked the apartment we noticed a few black burnt spots in the living room carpet, when we moved in, in January when we moved in, we talked to them about the black spots and they said that they fixed it, when we did our move in sheet we had put in that there were black burnt spots on the carpet in the spare bedroom closet, among other things. When the maintenance guy came in to fix the stuff they could fix I told him about the carpet coming up (along side the black spots) in the corner of the closet and he told me that they usually use parts of the carpet from the corners of the closet to patch up areas in the other parts of the apartment because they are hard to notice in the closet. Now we have a perfect square portion of carpet coming up and they claim that it is due to pets when we don't have any, and even then I know dogs or cats cannot make perfect lines and that they patched that area and when I told them that they claimed they don't patch carpet they just replace the carpet, this coming from the manager, Rita, and the main maintenance guy (the same guy who I had talked to about the carpet when we moved in). And after examining the area that had the black spots in the living room I noticed that all they did was cut the black spots out instead of replacing the carpet. They lie through their teeth, so if you do move in against all of these warnings then make sure you get EVERYTHING in writing and don't sign the lease unless they fix what you want them to fix. I don't trust anyone in this apartment complex.

I CURRENTLY LIVE AT RIVER OAKS APTS. ( I HAVE BEEN HERE 8 MONTHS) NOT ONLY DO I LOVE MY APT., THE LOCATION, THE STAFF AND MY NEIGHBORS.. BUT I RECOMEND IT TO ALL MY FRIENDS AND FAMILY. I HAVE READ THE OTHER COMMENTS AND I DO NOT KNOW WHERE ON THIS PROPERTY THEY LIVED BUT I HAVE NOT INCOUNTERED ANY OF THE PROBLEMS THEY STATED. I HAVE FULL SIZE WASHER AND DRYER, GARAGE, ASSIGNED PARKING SPOT AND THE STAFF COULDN'T BE MORE HELPFUL. PLEASE DO NOT LISTEN TO ALL THE BAD HYPE ....AND TAKE A LOOK FOR YOURSELF BEFORE YOU BLOW OFF THIS APT. COMPLEX....THANKS FOR LISTENING...

Just know that once your lease has expired they will charge you 400$ extra a month to stay on a month to month basis. Your rent will go up an additional 100$ after you are forced to sign another lease because you don't want to spend the extra $1000 or more to move. Additionally, we paid a 500$ pet deposit for a small dog that we had for only 6 months of the original lease. That was on top of an additional 50$ a month pet rent for a 4 lb dog. After being compelled to sign a new lease they refused to refund the pet deposit even after we offered ourselves up for an inspection. We haven't moved out yet but from the other reviews I would expect we won't ever see that deposit returned and our carpets are spotless. (We have our own shampooer and clean regularly). They do however fix things most of the time on a timely basis but not always. It is loud on the weekends with younger people partying till the wee hours of the morning. That is not as bothersome as the management policies. Just be forewarned you will be held for ransom at the end of your lease.

DO NOT RENT FROM HERE! I applied for an appt here, they took my deposit after we chose not to move in. It was 149, and after realizing they should have not taken it in the `1st place, I called trying to get it back. It took 6 weeks for that to happen. I kept calling and they kept promising me they would call back. Never happened. I literally had to call a few times a week threatening to call BBB and they reluctantly got my money back Totally unprofessional and rude at every corner, heed my warning...

DO NOT MOVE IN HERE !!!! WILL SCREW YOU OVER ON MOVING OUT !!! I will say I LOVED living here. Our apartment was great. BUT management sucks. We lived in an apartment there for only 3 months and were charged a $600 move out fee. They showed me the "pictures" of our apartment (I was moving across country and forgot to take pictures once we moved out) two months later with some HUGE black stain that was NEVER there before we moved out and "spots" on the wall/ They charged us for new carpets and repainting of the whole apartment. They f*ck over every military person that moves in there. I WISH I had listened to these reviews before I moved in. If you DO move there PLEASE PLEASE PLEASE TAKE PICTURES OF EVERY DETAIL OF YOUR APARTMENT ON YOUR MOVE OUT OR THEY WILL SCREW YOU OVER
