Very nice place to live, Great view in a great location. Plenty of transportation options and places to eat around. Lots of room, nice amenities, and little outside noise other than emergency vehicles (But that's expected). The staff is also very polite, and receiving packages is not a hassle. The only downside i can think of is that the building doesn't have webpass! However everything else easily makes up for it.

So far, so good. Have lived here a couple of months. No bed bugs. No neighbor noise. It seems like most people have a dog, which makes me laugh for a high rise but it makes for some comedic elevator rides and dogs are good conversation starters. Also, for the city, I'm surprised how nice and friendly the neighbors are. Pretty happy.

Bed Bug Experience Over the summer I had a horrible experience. The building's bedbug infestation made it into my apartment. And I have to say that the new management company, Essex made the situation even more horrible! I have lived in Fox Plaza apartments for about 10 years now. I have to say that the old management company, Archstone was in the business of property management and I have no doubt they would have handled the horrible situation in a much better fashion than Essex did. The new management company is some kind of investment trust and I get the feeling they are new to property management and making it up as they go. In my communications with the general and assistant general manager Jerry Maple and Ashley Roth they seemed cold and uncaring with no sense of urgency. It took them 10 days from the day I reported the problem until they got an exterminator in the apartment. I dare either of them to spend one night in one of their bed bug infested apartments. Going to bed knowing there would be apple seed size bugs crawling and biting on them while they are sleeping. See attached photo of bedbug flyer poster in the building elevator earlier this year by fox plaza management. It was only in the elevator for about 2 days. I guess they figured it wasn't the best way to market to potential new tenants. What makes this situation unique is that Essex Property Trust purchased fox plaza apartments earlier this year at a high discount because it is a problematic building and is infested with bedbugs. They were aware at the time of purchase that the building had a bedbug problem. Shortly after the purchase they posted in the elevator the attached notice about bedbugs in the building. However Essex Property Trust is not taking the financial responsibility with the tenants. What makes the situation even more frustrating is that many people have moved out of the building because of the bedbugs and the financial cost associated with the bedbugs. Sadly it only benefits Essex Property Trust because they just raise the rent for the next person moving in. When I discovered the bedbugs I contacted the leasing office. They sent one of there staff person's into the apartment and said they found no signs of bed bugs. So I had to contact the SF Health Inspector. The health inspector found signs of the problem and the health department coordinated the debugging. The extermination process takes 30 days because of the slow chemical process. So from the time I discovered bugs bites on me and the problem was resolved was a total of 5 weeks. So basically the apartment was uninhabitable for 5 weeks. However Essex will not refund the five weeks of rent and refused to find me alternative housing for me while the apartment was uninhabitable. Following the instructions of the exterminating company, I had to throw out some of my furniture as well as 25% of my belongings. Besides being a horrible experience it was rather expensive for me. However Essex takes no responsibility for the financial costs except for the cost of the exterminator. And my understanding is that renters insurance doesn't cover anything related to bed bugs. On a side issue there are 2 dedicated elevators for 440 units. And one of those 2 elevators breaks around every 10 days. So sometimes there is only 1 working elevator for the entire building. They have a freight elevator that seems to be sitting there not be used most of the day.
