This is my first time writing a review about an apartment complex, but I feel must do so in order to forewarn potential residents of what they will be signing up for. I am confident there are better places to live in Bayonne/Jersey City and if you have the time, I would HIGHLY advise looking elsewhere before living here. Let me start on the most positive note: I have had the most experience with the front desk and leasing associates who are all great. I found that they are personable and friendly. All that being said, I have a litany of concerns and have become more and more disappointed with each passing day. I have lived in corporately managed apartment complexes before and thought that living in Greystar's ACV community, while expensive, would be worth it because they would have the resources and discipline to address concerns/issues quickly and without issue. ACV proved me wrong. I spoke to property management several times (primarily regarding issues of safety and cleanliness) and my issues were either ignored entirely or addressed only after several days/weeks.... in other words, there is hardly any follow-up of any kind and absolutely no sense of urgency by Greystar. As many people have said before, and which was recently reported on by local news, there have been several burglaries and assaults on the property. There has been no action taken by property management aside from a letter notifying residents of the attacks and burglaries. I would like to think that Greystar would invest in additional security and cameras - something/anything to deter potential predators. But like every other problem here, the increase in crime has gone unaddressed by management (probably with the hopes of eventually being forgotten) and subsequently only seems to be getting worse. Security here is minimal (which would be fine if crime wasn’t a problem): the exterior doors have either non functioning locks or are always propped open by other residents; the “secure” garage that I pay additional $$ to park in is broken more often than not; security cameras are limited to the first floor and easily evaded; finally, there are no security representatives/guards who walk the premises etc... Security is so lax here that two people being chased by the police, entered one of our “secure” buildings and were able to hide to some time, while a third man, totally unrelated to the initial incident, was arrested. I think that example speaks for itself... The overall public premises are fifthly and are not maintained by property management. Trash is left everywhere by the residents and management hasn’t invested in the needed resources to get it under control/maintain it. There is a constant smell of weed in the hallways/stairwells, which only magnifies the fact that the hallways and stairwells are never cleaned. Broken glass covers the sidewalks (I would even go so far as to say that the streets are cleaner). The gym is especially unsanitary and the equipment is not properly maintained (examples: only half of the equipment seems to work properly; all of the weights and machines are sticky with congealed sweat and dust; the gym carpet is also tattered beyond repair; the white ceiling fans are so filthy that they are now black etc...) There is no sense of communal responsibility here and it seems like things are spiraling more and more out-of control. Long story short, we are charged additional fees for a laundry list of items that are either broken, not properly maintained or effectively non-existent. I suggest that when you charge residents for services, make sure those services are fully rendered. I wish Greystar would at least be honest and communicate with the residents: begin by acknowledging the issues and then share the steps that are being taken to fix them. Hopefully, my experience will turn in the near future and my next review will be glowing.... hopefully.

Management is so bad there.. I don't even know where to start. They are always busy and never have time for tenants (unless you're signing a lease), communication is very poor, if you stop by with a problem you typically walk away with 3 problems.... and these people who work at the leasing office I had a feeling some of them were retarded. Shuttle bus is a joke, never on time. You can spot suspicious individuals around community (my bike was stolen), garbage all over garage, dirty hallways, smelly gym... just stay away.

I was excited about moving into this quiet "luxury" community until the the first week of move in. I had the "pleasure" of working with a leasing agent named Ashley. She seemed to have the 9-5pm mentality, meaning if a problem arises before the leasing office opens or after the leasing office closes, she ignores the problem! -Ashley never added the amenities on my key. When my friend couldnt use the key early one morning, MAY I ADD, SHE WAS SITTING AT HER DESK!!, she refused to open the office door, to even ask what the problem was! Khalifa, another leasing agent had to help my friend! -Ashely never showed us the many entrances and exits to our floor, leaving us to load our groceries and furniture from the front elevator to our door, which was really far. It wasn't until a month later, that we realized that there was a elevator 1 DOOR DOWN FROM MY APARTMENT in the opposite direction! The crazy thing is that she actually lived on my floor!!! -Ashley didnt give me the transmitter, I had to go to the office to request one, even though you're supposed to get it when you sign your lease. -The base rent amount they said I would be paying, never turned out to be the actual amount that I paid! I found myself going to the office for a break down every time I got the bill! -This vending trash service, leaves the hallway smelling really bad, every morning and night!!!! You really wouldnt want a guest walking in those hallways after 9pm -ZERO SECURITY My CO2 alarm kept going off, and the fire department, could get into the building!!!!!!!! They didn't have the entry code and claimed that management never gave them code, meanwhile my way of getting wasn't working because ashley never activated my key for entry. -When someone tried to enter my apartment at 1am, I called the cops and took about 15 min to enter the building!!! The following day, the same guy (who everyone seems to think is resident) came back, then ran. They had no way of finding out where this guy lives, because THERE ARE NO CAMERAS IN THE HALLWAY, EXITS OR ELEVATORS. The police dept. advised me to move out, because there wasnt much they could do with so little cameras in the building!!!!! Every time I threw my trash out, or walked the hallway my heart would beat. I ended up keeping my son away until I moved to a safer environment. -Garage doors and garage gate left open for over a month!!! I have even sent emails about my safety concerns and no one emailed back!!! SIDENOTE: TWO CASES OF ASSAULT REPORTED PRIOR TO MY INCIDENT! (THE SECOND BEING A FEW WEEKS BEFORE MY DOOR WAS TARGETED) AND THEY HAVE DONT NOTHING TO PREVENT CRIMES IN THE COMMUNITY!!! From what i was told by management, the owners of the building try to cut cost where they can, so they couldn't care less!! After a few months of living here, i had to move because of my safety. Can you imagine the money I had to dish out for that short period of time!!!!!! These people spend more time planning stupid events and sending stupid emails!!! With sooooooo many other places, ACV is not worth your money!!! Im loving my new managements!

Horrible place. Management is out of control. They will say or do anything to get away with their deceptive practices. My girlfriend was attacked on New Years and to this day we have not received any update from management as to what they're going to do about it. When I spoke to the manager, Peggy Crowley, about this a few weeks ago she asked me if I had called the Bayonne Police Department. I asked her if she could do it because the Police Department had already been trying to get ahold of her to get more information about potential suspects. Her response to me was "I will if I have 5 minutes". Wow! I was flabbergasted!! She spends more time putting updates on Facebook and Twitter than about protecting her tenants. She also made it seem like there are cameras all over the place, when in reality there is only one camera by the entrance to the garage. Lastly, it took them over two weeks to notify the rest of the tenants about this attack. And this was only because we kept putting pressure on them to do something! I can't even begin to imagine what other criminal activity is going on in the building that we are not notified about. Scary!!! Their facebook page has a promotional video where they say every apartment is entitled to one free indoor parking spot, and the advertising on their shuttles all say free garage parking. When you ask management about this, they say this is not true anymore. Talk about false advertising!! DECEPTIVE PRACTICES!!!! Do yourself a favor and look elsewhere. This place is dangerous!! There are many other options available!!!

This management company disgusts me. When we went to move in Khalifa told us one price and told us we didn't have to get parking because there was plenty of street parking but as soon as he wasn't there for us to sign the lease it was a different story. Ashley tried to resolve the problem by showing us apartments that were for the price Khalifa told us but she then soon became part of the problem. The apartments in the 300 building all smelled rank like if someone left 30 year old garbage in the hallways and apartments. We signed the lease with her but she did not give us the valet garbage can or the garage transmitter. I had to go down to the office and then walk with her to her apartment to get it. She told me I had to wait until the next day to get the garage transmitter but when I went the next day she stated that she forgot to do it. Then I went to pay my rent and the amount was $200 more than what we signed the lease for and they act like everything was miniscule. Things were not completed before or after I moved in properly. I had to have the maintenance request put in twice for the same things that were not properly done or fixed. Yesterday, we saw Ashley and told her that we couldn't get into the garage because the transmitter was not working and she said we had to wait until Monday. My son(3) and I got wet in the rain because of their poor professionalism and sense of urgency. They charge you for amenities but are not quick to fix them. The basketball hoop has not been fixed and it has been broken for over a week. They allow outside people who don't live in the complex to just drive up and use the amenities that we pay them money for. I'm in the process of sueing them for all the pain and suffering. I would not recommend living here. It's all glitter and gold until you move in.
