Clean apartments, pretty community, and ample parking. If you're looking for a place to lease in Encinitas, this is it. I spoke to Anne for 30 minutes and toured an apartment. Needless to say, I was impressed. After the showing I felt well-informed about the apartments and community. Any downsides or potential problems (of which there were very little) were outlined very clearly.

Moved in May 2011. Great management - Anne is super friendly and nice. Maintenance has been quick and responsive. Neighbors are mostly quiet with the occasional Friday/Saturday night party, which has never been a problem. Never seen a police car on site. Apartments are cute and well maintained. Other residents have been friendly and polite. The only reason this is not a 5 star review is that the parking is limited. Each apartment gets one assigned spot and one permit parking pass. Permit spots are limited and are fist come first serve. If you have more than two vehicles, this can be a problem as another reviewer pointed out. There are very few visitor parking spots, so if you plan to have several guests, they may have to be shuttled in.

I'm rating this a 4-star only because Anne is such an awesome office manager / landlady, and the maintenance staff does a great job when work orders are requested. Anne is super friendly and does what she can to make your renting experience as positive as possible. So as far as service is concerned, she goes above and beyond what is required of an apartment mgr and is truly concerned with each of her tenants' needs. Before I list the downsides, consider that this is an APARTMENT complex, and not a suburban neighborhood. If you have ever lived in an apt complex, then you have to take what comes with living in an apartment: smaller space, you can hear your neighbors' intimate lives when your windows are open, parking is an issue during certain holidays when people might be having friends over (altho' every apt gets 1 assigned spot), and certain types of people that you might not want for neighbors. This is a VERY pet-friendly complex, so if you are sensitive to dogs barking and poop along the walkway, then you might want to look elsewhere; if you have a pet, you might really like it here. The public areas (laundry room, pool/spa, workout room) are well-maintained and clean. I see a grounds keeper most mornings cleaning the pool area. Since I haven't lived in an "apartment complex" for over 16 years (for a reason), i don't have much to compare to, but as far as living conditions go, this place is fairly decent, again only due to the management. There are cases of bad neighbors that are too loud, dogs barking, etc., but i can only speak for my area of the complex. i believe there are 120 units in this entire lot. There are silverfish and spiders every so often, but we area also surrounded by trees. We didn't experience termite issues. My preference is to not live in an apartment complex at all, but if we needed to move back into apartments and didn't need more space, we'd consider QP, really because Anne is an aweseome manager! (This was not endorsed by Anne or Quail Pointe! She is a really great person who cares about her tenants!)

Unless you are section 8 and used to lower quality living and Domestic Violence stay away from this place. There is a group of homeless men that are friends with one of the tenants. They get insanely drunk 5 nights a week and scream, fight and throw bottles in the parking lot. This has been going on for about 2 years. Managment & police refuse to do anything about the situation. If you are considering this place do some investigation and check the reports with the local sheriff. Police are called to Quail point at least 3 times a week for a Domestic Violence dispute. Besides all of the public disturbances the apartments are dirty, bug & rodent infested, and maintenance takes weeks to fix anything. I didn't think there was a ghetto in Encinitas but there is right here at Quail Point! Hands down the worst place I have ever lived in my life and I wouldn't wish this experience upon anyone.

Not only are these apartments overpriced but the management is HORRIBLE. It has really gone down hill. Nobody ever answers the phone and there is rarely someone in the office. I need to report something to maintenance and I have been trying to call for weeks. I know call about once an hour and still NO ANSWER. I have left several messages with no return call and even slipped a note in the after hours rent drop box. Unless you are giving them money they could care less about you.
