When I found this complex I was assured that it is a nice, quiet and well maintained. I did visit it on different days, morning, day and night, to see what the atmosphere is like. I'm young, disabled and living alone. I needed to be sure I would be safe. The unit they show for future residence is awesome. Clean, well maintained inside and out. Upon my move in, I was given a different price than what I was quoted and during my walk through.. I was supposed to not have to pay for water, an extra $35, because that was the promotion they were running at the time. On a fixed income, $35 is a lot of groceries or medication. When I officially moved in, I found that the seal to the oven was missing, I did not have a screen door for my back porch, the refrigerator had a melted spot inside where it must have been over stuffed or the wrong kind of bulb was put in. They fixed the oven, but told me the refrigerator had been fixed internally. The bathroom door would not close and when they fixed it, they left the screws on the floor, which blended into the carpet. I stepped on them. The toilet has to be flushed several times before everything will go down. Their answer to that was, "It's and old building". The bathroom fixtures, specifically the water faucet handles, are hard to turn on for the average person. With my disability, they are nearly impossible for me to turn on by myself. I asked if they would replace them - they know I have a disability - they told me I can change them if I want, but I have to pay for it myself. Which goes against the ADA code. I will say I have some good neighbors who watch out for me, but there are a lot of drug deals that go on here as well as horrible maintenance. Tree limbs fall all of the time including one that smashed my carport, damaging my front bumper. When I brought up getting it fixed, I suddenly had a notice on my door that they need to enter because the complex is for sale. I looked it up and the complex is not listed as for sale. I was also given attitude by the after hours manager who put me down for wanting my car repaired (it's a 2013 and has no previous damage) back to it's original state. They "fixed" the carport by smashing a metal pole from underneath it until it looked like it was straightened back out. They did not reinforce it in any way. I refuse to park under there because it is too dangerous. I'm a rather chill person, not a complainer, but I expect that in return for paying rent things get repaired and are maintained. I'm turning in a letter tomorrow with 5 months notice of my plan to vacate. I decided to do this now because another notice was placed on my door that the complex is for sale. That is when my lease will be up. Unless you have no other option, don't waste your hard earned money to live here.

The security isn't good. Such as cars being safe, mail, and apartments themselves. As well as the security officer yelling at us to get out of the pool (they don't have hours posted). There are a lot of cop visits. Probably due to drugs. Someone told us there was a drive by two weeks before we moved in. We've asked them to repair our stove and an outlet for three months now. Still not done. Its not luxurious as it comes off as.

Horrible place, things take so long to get done. People who live here are of the lowest quality. Management is pathetic, take forever to return calls and the bill for W/G/S is ridiculous. I was told it would average $35 per month, I have never seen a single bill under $40 with most in the high $40's. They state that they do not bill the tenants for common area water such as sprinklers and such, but why is there a $2.50 service charge? Take that amount and times it by the 200-plus residents, I'd say that is charging us for the water that is used around the complex since it will be over $1,000. What a joke. Cannot wait til my lease is up... and what a joke with the 60 day notice to move out... ridiculous. Do not move here, you can find better. If you think the price is affordable, trust me... you can find something affordable and much better than here. If not the same quality, it won't rip you off. I cannot wait to see what they try to bill me for when I leave here. I am going to walk through my spot-less apartment with them 7 days before the end of the lease, and anything they see I will clean on the spot. I will camcord them walking the apartment with me, to verify that it is approved and my deposit is returned in full. No Joke!

I agree with other tenants about how bad this place is. This place truly sucks. Management and Maintenance are shady and dumb. They will play stupid with you blaming you for all there problems when it comes to your apartment. When you go to Management with a problem she will tell you I am confused. You could have told me when you first moved in. They have a reputation of blaming good tenants and trying to charge good tenants after they move out for there stupidity. Be sure to document everything when you first move in to the time you move out. Be sure to take lots of photos when you first move in to the time you move out. Take photos from wall to wall to carpet to carpet from room to room to kitchen to bathroom that means everything. You will be sorry if you don't. Be sure to document every time you speak to management when it comes to repairs of your apartment. They will falsely accuse you of needless repairs and clean up they claim you caused. Be sure to take photos of not only inside of apartment but outside as well. Show how bad this place is when you go to court. Have some witnesses. I agree about the overcharge of certain things like service charge of water bill. They also charge dollars when replacing outside lights. They will charge you for every little thing they can think of. This place is a joke and should be reported to the local courts. You can do so by paying a fee and make a major complaint to the courts and see how long it takes them to come out and investigate these people. My opinion this place should be condemned.

Security is definitely an issue here. BTW these apartments are called "Arbor Ridge" apartments, not ashbrook villas. They must have changed the name after getting a bad reputation as ashbrook villas, is what I figure. My car was towed away WITHOUT ANY NOTICE from my parking stall this morning. Now I can't afford to fix the vehicle, since I'll be paying to get it out of impound.
