I lived in this apartment. This is worst place, never know before. No cleaning, you can see pet waste all the places. mangers are looks fine, but be careful about your deposit and they will send bill with unknown items. Be careful about this place.
Guys..we had a very bad experience during the lease termination...Apts are pretty old, absolute zero maintenance, rude staff, you can hear your neighbors talking, walls are very thin, kitchen and bathrooms are old..its not worth of the dollars..
Managers are so rude. They cheat your deposit. Never wish get anything back. So Rude Rude.. every thing is poor and bad. rent is very expensive. rats, bug all over, anywhere..
Mildew is mold. And no the smell isn't because the apartment has been left empty for any length of time, its mold and you'll find it strange places when you move out (places it shouldn't be growing, like behind a dresser and then you'll have to wash your cloths...ALL OF THEM.). Good luck if you want to try living there. Don't be surprised if you have random colds at times of the year you never have been sick before. Also if you bring this problem up, they will screw around with you pretty hard. Pay a little more and find yourself a better place than this.
My wife and I lived here for 3 years, until the end of 2006. We payed around 1100/month for a one bedroom. Not cheap, but we were willing to pay it because they let us move in with our two dogs. The grounds are nice, lots of trees, squirrels running around. It's a pretty clean place, and quiet for being so close to El Camino! As for the people there, well most were very nice. As in all complexes, you have the occasional jerks. There was one black kid who rode around the grounds on his stupid gas-powered mini bike all damn day. So obnoxious. And there was a hispanic family that seemed to spend every evening hanging outside right near my stairway, drinking and talking on the phone. And there was a few dog owners who never cleaned up after their dogs, which made me mental. But jerks come and go. As for crime, a couple cars got broken into and one apartment was burglarized. I think they left their ground-floor window open, so what do you expect... About the quality of the apartment, it was just average. Everything worked, and when it broke they came within a day if it was something major, and maybe 2 days if it was minor. I think some of these reviews that complain about maintenance response time have some Entitlement complex or simply don't realize that they don't RUN to your door the minute you call. I probably had 6 maintenance calls in 3 years and they usually came within 24 hours. Just be nice, is that so hard? One negative is that the grounds were ALWAYS being worked on. They dug up and recemented the same walkways like 3 times. Word amongst the dog owners was that Arbor Terrace is trying to become Condominiums. If that is true they must have their head up their butts. It's not THAT nice of a place, and it's tri-level, and the walls/floors aren't exactly sound-proofed. But anyhow, my general rating is smack dab in the middle. Just average. Nothing bad, Nothing great. One last word, what do people have against the Indians living there? Firstly, they are VERY QUIET. Secondly, they are VERY NICE, if not a bit avoidant. Thirdly, they cause NO TROUBLE at all. Fourthly, Indian food smells GREAT. I guess the one complaint i'd have is that they let their kids run out into the street. It's like they have no control over their kids. Other than that I'd live completely among Indians if I could. One last last word. They did raise the price like 33%, which was a major factor in moving. Another indicator that they might want to get all of the renter's out. But if they drop the prices again, I would reccommend it to anyone as a place with no frills, no gimmicks, but nothing really bad about it. Just average. No bubbles no troubles.
