I have lived here for 6 months, from the beginning of 2015. From the first visit I made to the property, to every time that I see office staff or maintenance, I have only had good interactions and experiences. The apartments have all been renovated, it is located close to the 143, 10, 202,and 51 freeways. It is close to everything! Its only 10 minutes away from Old Town Scottsdale, Mill Ave in Tempe, and Downtown Phoenix. I recommend this place anytime I have a friend looking for an apartment, and the ones that have chosen to live here have loved it just as much as me. The property is very well maintained, the office staff truly does want to help, and they seem to actually enjoy their job. There isn't a turnover rate like other places I have lived, where every time I go to pay rent its a whole new staff working. I cannot say enough good things about this complex. If you are looking for a very nice, luxury apartment, in a great location, Arcadia Cove is worth a visit. Ask for Caroline... She is the best! But obviously, any of the office staff will make sure you are taken care of. - Scott Verti

Although some of the issues (locking the pool, cleaning up litter, and maintenance response time) seem to have improved slightly, I would advise against renting here for several reasons. First, the billing system is inefficient and tedious. The water bill is lumped in with your rent, but you can't just make one payment online. You have to wait until you get an email from Conservice to find out how much the final balance of your rent will be...and even then, you can't just log in to the apartment's portal and see what the total rent will be; you have to add it in yourself when you set the amount to be withdrawn. Also, the new calculation increased our water bill about $13/month. Oh, and to pay online there's a "convenience fee" of $2, ridiculous. We used to pay on a no-hassle auto-debit, now it's a three-step process. The management is completely unprepared to deal with maintenance issues that occur, God forbid, on a Friday after 3 p.m. Even extreme flooding or running water from our A/C's condensation pan into the master bath didn't warrant a visit until Monday. During the last storms, we requested sandbags if another storm came as water came up through our carpet in two bedrooms. That request was ignored and, sure enough, the flooding was worse with the late September monsoon rains. Again, we had to live with the smell of wet, rotton matting before maintenance came on Monday to dry the carpet and remove the matting. The new owner claims to be renovating the complex to be more high-end, but all they're really doing is sticking a fake wood veneer on too-small, crap MDF kitchen cabinets (not even full shelves in the pantry, wire shelves) and putting in cheap stainless steel appliances. It's not really an "upgrade" in any real sense, aside from carpeting and newer -- but not higher quality -- appliances. Oh, and granite counter tops, but believe me, it doesn't make the shallow, narrow cabinets any easier to use. Also, keep in mind they want 60 days notice to leave, NOT 30 like most places. This screwed up my husband and I closing a deal on our new home. Finally, there is a $30 "pet rent" fee as well and they find add-on charges everywhere. They do not work with tenants, even if you haven't missed or been late on rent for four years as we have been. UPDATE: This complex recently changed owners and I have to update my review. The change has been noticeable and not for the better. First, the new company doesn't clean the grills regularly and allowed them to rust out after the last rain storm. Also, where I never used to see garbage or dog droppings in the grassy areas surrounding the walkway to my car, now I do all the time. Maintenance work begins obnoxiously at 6 or 7 a.m. Also, it took over a week to get a new kitchen light and we have been waiting more than two weeks to get a kitchen cabinet fixed, despite putting in a request several weeks ago. HOWEVER, that seems to be improving. We did get emergency maintenance help on Labor Day. Finally, know that if you move here you will be a cog in a machine and not a person. My husband and I never missed the rent once for three years. When my husband got a new job, the pay schedule meant we would be five days late. We called them ahead of time to let them know, bringing a leave and earnings statement showing when his first paycheck would get deposited. Did they care? Nope. Just had us served, beginning the eviction process, and tacked on $80 of fees. I understand they have a corporate process in place, but if your renter is telling you ahead of time they'll miss the rent and hasn't had a problem for three years, maybe some flexibility and customer satisfaction should take precedence. So much for acting in good faith. We are leaving as soon as possible. ******************************************************************* THIS APPLIES TO WHEN THE PROPERTY WAS MANAGED BY BRE PROPERTIES, NOT NOW: The office staff is friendly, the grounds are immaculately maintained, maintenance is quick and friendly. The amenities include there pools and a 24-hour gym.

I have lived at Arcadia Cove for a little over a year now and I have to say until this new management company came in I had no complaints. Usually positive changes happen to properties when new management takes over this is not the case at Arcadia Cove. You can notice the drastic change from the professionalism of the front office to the maintenance of the property. The gate was broken for over a week instead of notifying all the residents they posted fliers! Honestly, that is ridiculous it not like we are searching for a missing pet. Also I am not sure what kind of pet policy they have but some of the residents have some very large dogs which I am sorry but large dogs are not meant for apartments especially if you don't have the courtesy of picking up after your pets. Save the large dogs for when you purchase a home and your pet can run around in your yard not in the living room of your one bedroom apartment. The fitness room has been out of hand sanitizer and paper towels since this new management came in. You can tell that no one has cleaned the floors much less dusted it either. The rent is not exactly cheap in my eyes $750+ for the area is a little much I didn’t mind it as much before because it was very quiet the grounds were very clean and management was great. Judging by what I have seen since these new managers came in the apartment complex will be trashed and just as awful as most of the apartment complexes in the area in no time.
