DO NOT MOVE HERE. Only 4 days after I moved in, found out the place was terribly infested with roaches:kitchen, bedrooms, bathrooms. They wouldn't move us into a different unit OR cut down our rent since it was so bad we didn't even live there the first month. After several inconvenient treatments where we had to completely remove everything and leave, they died down a little but came back in one month. We have had to have someone come out and treat the place every single month because they keep coming back, but we still can't move units. She told me there were no more 3 bedrooms available so I called later as a prospective renter, she told me they had plenty ready to move into. So i confronted her and she told me moving units, even to the same floor plan, would mean breaking our lease and not only will we be charged for breaking the lease but also our rent will go up by 600 A MONTH!!!!! Besides the disgusting roaches, the place is always super loud. Parties everyday, lawn mowers and what not at 7 AM!! My garage was broken and after several complaints they still never fixed it. They overcharged us on several rent payments. The management doesn't care at all about their residents and is VERY unprofessional. For your sake, find somewhere else to live.

THIS IS THE WORST EXPERIENCE I'VE EVER SEEN SINCE I CAME TO UNITED STATES. I'm international student and i have been here in USA for 3 years i was moving from city to city and now I'm studying at California state university San Marcos i moved to Barham villas on August 18 ,2014 because i have to move and it was the only chose anyway I moved here and they are sucks sucks is hardly the word First they charged me and took $1,093 INSTEAD OF TAKING ONLY $205 from my account they told me at the begging that it happened by mistake and the money will return into my account with in 24 hours and nothing returned into my account then they told me it takes more time the month done and i didn't receive my money back they kept telling me that for several weeks and at the end they told me just pay the rest of your monthly rent so i paid the rest of my rent which is $724 honestly they are cheaters because how come they can wihdraw much more money from my account since i wrote at the check only $205 . and i have a proof for that i have a proof for everything I'm saying second when i moved in the balcony door was broken and the kitchen Window as well was broken . Third all the plugs were not working even after i start elictricety service, there was problem in most of the plugs. Fourth there are no gates and no security cameras and it's not safe at all at night it's very dark and you can't even walk since it's dark and there are not enough lights. the management are really bad and the staff as well no one is friendly they only think of taking money from you. Fifth i always pay my rent before the beginning of each month and after 4 or 5 days they leave a notice on the apartment door it says /////THREE DAYS NOTICE TO PAY RENT OR QUITE MOVE OUT \\\\ they are not polite at alL, always there are loud voices from outside from workers and you can't get a quite and nice sleep also it is very expenseve it's not worth 1817$ at all I DON'T Recommend this community to anyone even to my enemies THIS IS THE WORST EXPERIENCE I'VE EVER SEEN SINCE I CAME TO UNITED STATES

I've lived at Barham for a bit more than a year now and I really like it. The maintenance men, and the office staff are really nice. Cindy, the office manager, as well as the rest of the staff will work with you on any reasonable issue. They've implemented new policies about parking, so hopefully that will help the situation. Like most places in California, there are more cars than people, and their parking lot simply can't handle 2-3 cars for every apartment they have. They bake cookies everyday and give them out to everyone. The grounds are always kept really clean. It's within walking distance of the university so they attract a lot of college kids, but there are a number of families that live there as well. It's a really nice place to get your life started. The atmosphere is really relaxed which reflects the large college population. There are parties but the office tries to keep them under control and I haven't noticed that it's a large problem. I haven't really encountered too many problems that the office hasn't tried to fix for me. Like I said, the atmosphere is really informal and relaxed which might not be for everyone. I moved here from Eagle's point in neighboring Escondido and THAT place is trash. I think most people who complain about Barham haven't lived anywhere that's truly ill-managed.

the apartment was in disrepair, lots of parties and loud cars constantly waking me up. price is way to high for what you get.
