Nice place to live, they have a very friendly property manager, brandie by name. I love the community lake, it's beautiful and stocked with bream and brass. The playground is awesome. There are benches and picnic tables for families. A very nice place to live indeed

OK SO I WAS GOING TO MOVE HERE , BUT WHAT I LOOKED AT WAS A SIMPLE APT WITH A ENCLOSED PATIO? NOT A SUN ROOM IT WAS JUST SIDING AND YOU COULD HEAR THE NEXT DOOR FOLKS PERFECTLY, WHAT IS THAT ?? IT SMELLED OF BUGS, HORRIBLE PARKING AND ASKING 775!!! THAT WAY TO MUCH . I WAS SOO DISAPPOINTED THE OWNERS ARE RUDE!!! , 1 STAFF MEMBER AT THE PLACE IS AS WELL.. I HAD BEEN WARNED BEFORE GOING BY PPL IN NEWNAN THAT RESIDE THERE..I BELIEVE THE NEGATIVE COMMENTS DUE TO WHAT I SEEN AND BEEN TOLD PRIOR TO GOING TO LOOK .I DO THINK SOME REVIEWS ARE FAKE ..YOU CAN TELL THE SAME WORDING WAS USED IN MANY OF THEM .WHATS SO GREAT ABOUT A PARK THAT HAS BENCHES ? BUT MY FAVORITE 2 COMMENTS WERE THAT YOU CAN CATCH "BREAM' AND "BRASS" LMAO !!!! LOL THANK YOU FOR THAT ,,LOVED IT NEVER HEARD OF BREAM IS IT TOUGH,LOL ...AND HOW CAN I CATCH BRASS ? I NEED A NEW BRASS HEADBOARD LOL LOL ..... GOOD ONE ..THIS PLACE COULD BE REALLY NICE AND AFFORDABLE IF OWNERS FIXED IT AND CARED ABOUT THEIR TENANTS . I STILL AM DISAPPOINTED. I FEEL BAD FOR THE RESIDENTS AND PPL NEEDING A HOME AND HAVE TO OVERPAY FOR THAT WE ALREADY GET PRICE GOUGED .. FIX IT UP ,FOR HEALTH OF THE PPL ESPECIALLY CHILDREN !! SET AND EXAMPLE IN NEWNAN .. CARE ABOUT THEM

In the past year, 12 apartments have been deemed "Unsafe or unfit for human occupancy" by the Newnan Code Enforcement. The swimming pool was closed to to safety issues by the city also. Some residents have black and oily things floating in their water but the management team is not doing anything about it. Ignore the positive comments posted here because they are likely fake. The old Brighton Farms Facebook page was removed because of all the negative comments. STAY AWAY!!!! I moved in over 6 months ago. They management team has changed 4 times in the past 12 months. They refuse to address maintenance issues. The management company, 3rd Group Properties, does not return phone calls. One tenant was without hot water for the entire week of Thanksgiving. I spoke to the Newnan Fire Marshall and he reported that there are numerous fire and building code violations that they are trying to address. They are unable to get any cooperation from the management company either. He also indicated that they may shut the entire place down requiring all tenants to leave.

At first my wife and I were very happy with our apartment until we had a leak in our bathroom ceiling. Once we reported it to management they came and cut a hole in the ceiling to find and fix the leak. However, once the leak was fixed they never repaired the hole in the ceiling, (so we ended up repairing it ourselves), and left tools, trash, and soggy parts that fell from the opening all over the bathroom. We later moved to a bigger unit because my wife was pregnant and needed more space. We did our walk-through and found some issues; mainly the bathroom sink and shower had paint pealing off of it and a broken window, which didn't get fixed. Management changed hands and we never heard back from them. A few months later the hot water heater went out, they bought a new one but it was too big to fit through the closet door. They took the molding off the frame to fit the water heater through the door and never put it back on once it was installed. Then a week later we realized the oven stopped working, they told us it was the igniter and that they had to order the part to fix it. we were told it would be fixed the following week, now its 2 weeks later and that still hasn't been fixed nor have we heard any word on when it might be. After that the brand new hot water heater they had just installed started leaking water all over the floor at 3 am. I called the emergency maintenance line and they came out and attempted to fix it with a used pipe which was also leaking. They finally came the next day and fixed the leak and we talked to them about the other outstanding issues in the unit, we were asked to leave the apartment for 48 hours, due to the chemicals required to fix the bathroom, we have now been gone for going on 4 days and still nothing has even been started in the unit! We would not recommend Brighton Farms to any one nor do we plan on renewing our lease.

I have lived at Brighton Farms for two years without any major issues, and if it weren't for an out-of-state job opportunity, I could see myself continuing on at Brighton Farms for several more years. Overall, the best parts of living here have been: 1) The proximity to Historic Downtown Newnan, it's approximately 5 minutes away. This was one of the major selling points for me as someone who constantly finds myself strolling through Newnan whenever I get the chance. 2) The community lake stocked with bream an bass. My roommate enjoyed this particularly as an avid fishing lover. Over the years, I have also grown to appreciate this benefit also. 3) The park equipped with a playground, benches and picnic tables. On a warm, sunny day, what more could you ask for?! I'm glad that I decided to move in to Brighton Farms. The negative reviews on here are quite discouraging, however, I'm glad that I took the initiative to visit Brighton Farms for myself. Living here has given me 2 years of a great environment and fond memories.
