This place is a TOTAL RIPOFF. They have all kinds of hidden charges. The white carpet in my apartment was old with stains in every room when we moved in and we were told we would have new carpet. They assured me we would not be charged for the carpet when we moved out during the move in walk thru. My son happened to meet the former resident's son in the neighborhood and he came over to hang out with my son and realized it was the same apartment he lived in. He made statements that he could not believe they never changed the carpet when they moved out. His mom told me they were charged $1,300.00 for the carpet when they moved out but we did not get new carpet. Then they charged us $1,300.00 for the carpet when we moved out again. They made us pay $1,800.00 a month up from 1,300.00 to go month to month after our lease was up while we waited to close on our house. Then they charged us an extra $80.00 a month on top of that which was NOWHERE IN THE CONTRACT. I almost fell over dead hearing how much it was to go month to month. The dryers in the laundry room never work. The elevators always smell horrible. Everything is outdated. The only reason we chose it was because of the school district and how large the apartment was but I would have settled for something smaller had I known we would be nickeled and dimed TO DEATH. Do not believe anything these crooks say. Document and take pictures of EVERYTHING if you move in here so you have proof when you move out. I talked with several people who lived there and have yet to know of anyone that was not charged extra money when they moved out and no one has ever gotten a penny of their deposit back. Talk to the residents before you move in. I wish we would have because I never would have moved in.

Apartment staff does nothing about loud neighbors my neighbors have had cops called on them multiple times aswell as multiple complaints called in on them and nothing has been done. The white carpet in the apartment is nearly impossible to keep clean during the winter i would not recommend this place to anyone

Crappy tenants, crappy staff, crappy apartments! HATE IT! When we first moved into Carriage Oaks it was a nice place to live. However, for the last year and a half, the quality of the tenants & staff have gone down hill (massive land slide) & both have become a major problem! Rules are not followed or enforced which leaves the good tenants to become angry & looking for a new home! The noise levels in the apartments is outrageous & staff doesn't do a damn thing about it...even when it's multiple tentants complaining about the same "noise makers"! For cripes sake, I want to relax when I get home not deal with someone else's kids running like a heard of elephants across my ceiling! Then there is the matter of rent spikes...when we first moved in we paid $1189 a month with an unattached garage and now, after two years of being great tenants, who pay on time every month, our rent is getting jacked to $1324! We were even told last year, that our rent wouldn't go any higher...guess who got SUCKERED in this deal?! I wouldn't recommend this place to ANYONE, EVER! The staff shows no loyalty to the good tenants, there is no consideration from other tenants & god forbid you want something done about loud & rude neighbors! STAY AWAY FROM THIS PLACE IF YOU WANT TO KEEP YOUR SANITY!!

Charge for everything. Refund nothing. Dont live here! Charge to get keys to move in. Charge huge pet deposit and pet rent. During move-in walk through they breeze over the checklist. During move out inspection they will nit pick and charge for the smallest of things like a spec of dust. That's no joke they will charge for specs of dust. Took them three days to plow after December blizzard. Terrible maintenance team. They'll charge $5 for burnt lightbulb. $35 to replace $3 stove top burner tray. They raise rent during the recession and say they're at full capacity when they're not. We had no neighbors on either side of us for months. They put white carpets in...this is Minnesota! It doesnt make sense! They set you up to fail and pay $$$ to them. Neighbors apt was broken into. Police called. The landlord NEVER sent out an awareness notice. We found out after talking to the neighbors. The front doors to the building don't lock--that means anyone can stroll into the building...don't forget to lock your apt doors or else you never know what might be missing. Worst apt living experience EVER! And we've lived in north Minneapolis, Dinkytown, NE Minneapolis, Champlin, Coon Rapids and Brooklyn Park... Don't settle for this. Keep looking!!!!!!!

We have been here since the end of June and after living in a house for 17yrs and having to down size we are very happy with Carriage Oaks I feel the pool and whirlpool are kept up well and have not had any issues with the security doors. The Office staff is very nice and helpful and any maintenance issues we have had have been taken care of promptly. The only issue I would be weary of is having packages left with the leasing office USPS,UPS,Fed-Ex etc.. at times the office is un-occupied and anyone has access to these packages I did have a very expensive package go missing and was told that it was a courtesy they provide and they would not take responsibility even though they signed for the package and the issue is still unresolved, and I am out $$$. Neighbors are nice and grounds are well kept and you are very close to Shopping, Restauants etc.. Aside from the Package Dilemma we are very happy living at Carriage Oaks
