As a new resident (1 week in), there are a lot to love in this place. Coming from Vancouver (Canada), we wanted a place that feels like home. Thankfully, we met Candice @ eaves. We love her! She is unpretentious, and genuinely try her best to find the best option for us. The place is clean and is relatively well-maintained. We feel safe walking home from BART at night. The neighborhood consists of mostly middle-upper class families. There is a plaza just 3 minutes drive. It has Safeway, Walgreens, and delicious Asian restaurants. Also, whenever there is a problem, Candice is always there to help. There are airplanes flying above the apartments (with less frequency at night), but we don't find the noise to be disruptive. There's also a bit of commute if you work in SF (although BART station is just 25 mins walk or 5 mins drive away). Rent is expensive, but still cheaper than most in the area. Also, you probably should expect the rent to increase by *a lot* every year. It sucks, but that's life in the Bay Area. If you don't want your rent to increase, your only option is to stay for a long time in a rent-controlled apartment in SF. However, cheaper rent-controlled units would likely smell like urine, not well-maintained, and cramped. More expensive units have comparable quality to eaves, but you need to pay $500-$800 more per month. Having said that, everything considered, we are very happy to choose eaves as our home.

The property is well kept. The garbage valet is awesome! And my porch light burned out and it was replaced the next day! I love it here.

Eaves is a decent place to live, albeit completely overpriced for the cheap infrastructure. It would be an amazing place if it cost $1900 for a 1bd, but sadly such is the state of things in the Bay Area. The counter tops are made of low cost material and stain no matter what you set down on them, the vertical blinds are flimsy and break frequently, much of the grounds smell like urine due to the lack of a dog park, an overabundance of dogs in the community and inconsiderate tenants who allow them to urinate in the landscaping just outside of people's front doorstep, package pick up can be tricky or delayed as the office doesn't always get out delivery notices same day (and they're closed Sun-Mon so if you get a delivery on Sat and aren't around to get it you have to wait until Tues) and the gym is a bit sad (has treadmills and a few machines but no free weights), but again, this is "low cost" living. Aside from those things, I have found that the maintenance and office staff are always extremely friendly and responsive to issues, trash gets picked up from your front door step daily (at least that's true when the trash collectors show up when they're supposed to), the pool area is comfortable and nice with lounge chairs and umbrellas at tables and there's a great BBQ area with 2 large gas grills and picnic tables open to the entire community. It is Daly City, so the weather tends to be windy, damp and foggy, but the sun does come out for 2 days at a time here and there. Not a terrible place to live, but also not worth what they're charging (though good luck finding something better on this side of the Bay).
