I can't say enough negative things about this place. The office staff, which changes regularly, is nice enough but you're just a number to them. Not what you want in the place where you live. Maintenance, especially is horrendous! They only have two guys and I'm not sure either of them actually knows how to fix anything. They mark work orders as complete without ever stepping foot in the apartment. Leaks aren't treated as emergencies and can take up to a week or more to be addressed. There are drugs and no amount of complaining to the office has don't anything. Neighbors harass other neighbors and the management looks the other way. When we moved in two years ago it was much better. Now it feels unsafe.

Simply do not live here. I had to deal with too many issues to even name. Apartment complex is horribly managed. They conveniently close at lunch, so if you work a full time job good luck getting in there to voice issues/deal with management. They will try to get extra money from you any way they can, I got charged upwards of double my rent when I moved out for various fees that were hidden in the lease contract. They are owned by a corporation in Texas "Internacional Realty" that will squeeze as much money out of residents as soon as you try to move out, with no regard for the individual. Not to mention the apartments are overpriced for what you actually get and are roach infested, falling apart, and contain barely functional appliances from the 70's.

This apartment is located in prime location to I73/I85 and the New Garden/Friendly area but that is the only thing going for it. It's an older property that the owners, who change regularly, have not kept up. There are crater sized pot holes throughout the property. I didn't do my due diligence and got stuck in a lease b/c I didn't take the time to ride around the property. The bathrooms don't have fans and the there are no overhead lights in the bedrooms. The office staff are nice to deal with but they change regularly as well. Trash litters the parking lot and the maintenance guys can take a while to actually resolve an issue. My ice maker didn't work for the first 5 months and when maintenance finally repaired it he cut the kitchen tile while moving the refrigerator. The layout of the 2 bed/2 bath is nice once finally in the apartment but all the issues outside are incredibly off putting. The drainage system doesn't work properly, after heavy rains there is flooding by the steps and a leak in the main siding collects on the floor as you reach the second floor. This can be very dangerous in the winter when this large puddle freezes over. I am counting down the days until my lease expires. ***Please take the time to ride through the entire complex before you sign your lease***

Terrible! I moved there a year ago. When I got there, the manager was really nice and helpful. She seemed eager to have things fixed. A few days later, I walked in the office and she was gone. This became a pattern. No one stays in the office. The pool is nasty and green with hair, bugs, dirt, ...all in it. Last summer, I cleaned it out daily, so someone can take that over this year. My apartment had a leak that caused mold (ironically the same reason I had to move from my previous place in a day). I put in a work order for a leak under the sink...and waited. I called them daily. 3 months later, they came and half fixed it but it still leaked. My ice maker never worked. I had outlets that were out and never fixed. My dishwasher leaked all over the kitchen which was an emergency that they decided not to come out for. I had been asking for about 9 months (all the time) to have my front door fixed. It was hard to turn the key and some days I would spend hours outside just trying to open it until my neighbor helped me get in. No matter how much I asked, how many work requests I put in, it wasn't fixed. Then I woke up one morning and couldn't get outside. It was a Sunday so I called emergency maintenance many many times. About 9 hours later, I heard back that they would be there after they watched the football game. When the guy finally arrived, he told me to open my door so he can fix it. Seriously?!?! Needless to say, eventually the door was opened and rigged to be the same bad way it was before. Also, the water lines break and leak brown into your water a lot. I had no water for a total of over a month while I was there and brown water most of the rest of the time. I was never compensated or anything for living in conditions so terrible. They will not let you move without the 60 days notice even after the end of the lease with the crazy problems. Oh yeah, the parking lot has so many holes with rebar sticking out of them. They are unavoidable in some areas. When things break bad(like the water main line), not only does the management not find a quick solution, they close the office and leave a message on the machine to say to not leave messages for them. I had been there 11months and went to find another place. When I got home, the water line had burst and blew a giant hole in the parking lot. I signed a lease for my new place that day and went by the office to put in my notice. They remained closed for days so no one would come to them. I had no water for over a week. When I finally got someone in the office, they told me my notice had to be 60 days from the day I was in there even though they were closed before that. When I moved out, 2 months later, there were still cones around the giant hole in the parking lot. The other holes were still there as well. Also, about the apartment conditions: the decks are moldy. The doors to the water heater closet are inside doors and falling apart. The windows collect mold. The carpet is nasty and they will try to make you sign a new carpet addendum (even when it's not new). Things are falling apart and no one cares. The stairs to my apartment were rusty and missing a piece on the base. I thought they could fall anytime. Everything is broken and gross and no one cares. Sure, rent is cheap, but it is not worth it! Also, a lot of creepy people live there. There were a few times when the police were called out to drunk people fighting and shooting guns in front of my place. Cars were broken into quite a bit. It's a decently nice area of Greensboro but a terrible complex.

Saved $50 a month for 50 square feet more from last place. But window has been broken for 2 months - and we ask multiple times a week for assistance and never get it. We're paying 4 times more in electricity than what we were paying. You can hear the wind coming through the window, there's condensation. It's terrible. They're never in the office, and no one calls you back. Absolutely terrible customer service. The apartments look nice, but have terrible standards, everything is falling apart - and no one will fix it. No one will even talk to you. Highly DO NOT recommend.
