Grand Arbor has been great!! The apartments are huge for the price!! The office staff and maintenance crew are all awesome, and quick to help whenever needed!! The pool looks awesome, and I can't wait for the heat of summer !! If you can get used to the Canadian geese and their traffic stops you'll be happy here! 😊
I debated on whether to review my stay thus far. I have not even lived here an entire month yet. I am going to leave the facts and leave the rest for you to decide for yourself. The positives: 1) Its close to Interstate 440. 2) Across the street from Food Lion. 3) Close enough to NCSU. 4) On site, it has (pre-paid card) laundry facilities in each building. 5) Rent is competitive for the area. The neutrals: 1) Across the street from Rex Hospital. 2) Diverse individual and family dynamic 3) Fitness center (still closed) and pool (currently closed). 4) Property management staff and maintenance*. 5) Cockroaches in my apartment**. 6) Scuffs, scratches, and dings. The negatives: 1) Counter tops were being completed the day of our move in. In my opinion should have been completed prior to move in. Either the day or evening before. We could not even stay the night due to the fumes. 2) Completed the walk-in checklist and returned within five business days. Only two things have been somewhat addressed. 3) *One, "PSP" technician came out to spray for the cockroaches. I investigated the company due to the fact the tech seemed a little young and had little experience. PSP does not exist in the Raleigh area. Only in California and I highly doubt there is a sister company in Raleigh, NC. 4) *Two, a maintenance staff fixed a broken toilet handle in our master bathroom. It was completed in five days, after I dropped off the check list. 5)* Same staff member was on his phone when he entered, while replacing the handle, and as he was leaving. A little unprofessional in my honest opinion. 6) Dishwasher is falling apart. 7) Oven/stove light, to notify whether it has reached proper temperature or has cooled down, never lights. 8) Hood range needs a belt replaced for the fan. 9) Nails through out the apartment are popping up underneath the carpet. 10) **Still fighting the roaches, but I understand when you live close to water (e.g. a creek) you may have an occasional pest, but I have been fighting them for a week since the "pest" tech came. 11) Both bathroom sinks have prominent rust and the shower head is loose. 12) Cracked face plate on main light switch in master bedroom. 13) *I understand these are not emergencies, but I have talked to them in person, through e-mails, and on the phone. However, its been two weeks since I moved in. I am hoping with having a relatively new property manager, who has always been nice and kind, will be able to turn around my perception. We, my wife and I, hope to live here for two years at least, but we will see. I also, have decided to take pictures and videos for future incidents for record keeping. Hope this helps potential tenants.
Great representatives but the apartments should be more 'luxurious' if it's advertised that way. UPDATE 6/22 - Roaches still haunt different parts of the apartment building (Not just my apartment)... The counters are scratched up from previous renters and damaged. Sink is damaged from previous renter. Shower leaks still after one month living here... especially after being told that they were aware and would put in a work order. I've learned I have to demand someone to fix something for it to ever get done.
Roaches and bugs infested the apt. Asked to move. 2nd building/apt had roaches/bugs! Mold in refrigerator, ...leaking sink...there were just too many ppl living in each building. ..
The worst place I have ever lived in life. Severe cockroach infestation( I mean like in bed with you severe). Paper thin walls. Very old carpet. I am not sure but it seems as though the carpet has been dyed to look presentable, but it wears off after a couple of days and you are left with gross carpet with major stains. My apartment also had several broken closet doors. I think they give you awful apartments so they can charge you for it in the end for "damages". My kitchen also flooded on a regular basis for the last 2 months that I lived there due to a leak that was coming from the light!!!! The first time I called maintenance it took them 7 days to come fix it! When they "fixed" it the first time... the clearly didn't do a good job because it happened again. Most of the maintenance staff didn't even speak English. They weren't very diligent in checking my credentials either like other apartments... On the bright side... you can't beat a 3 bedroom 2 bathroom for $799!!!
