I had to make a googleplus account for this one so bare with me on this, this place is really THAT BAD. I think the easiest way to approach this is to make a list of all of the things that make this place a terrible choice for anyone looking to relocate in/into the Austin area. 1) What you have heard about parking in the complex from numerous other reviews is completely true. The parking here is absolutely horrible, that is if you can find any parking at all. The parking lot itself is totaled. It has huge cracks all over the place not to mention the layout of it is simply horrible. 2) The staff here is terrible. They are shady, they are consistently good at putting off anything and everything they should be tending to. They are very uncaring and are only concerned with putting more dollars in their pockets. You will spend a lot more time trying to get them to address problems, then they will spend caring or addressing problems and by an absolute land slide. They will even be rude to you for reaching out to them about problems, or they will give you a generic whatever it takes to get you out of their faces response(kind of like their incredibly generic responses to the reviewers). 3) On the note of "shady" in particular, trust me I am not saying that one lightly. IF you decide to move into this barren disgusting hole of a complex, here are some things you should probably do to protect yourself. Keep a copy of every single invoice/bill/receipt you receive from them. Some unpaid something will just appear out of the blue when you're not expecting it. TAKE PICTURES of every inch of your apartment at move in, and move out time. Keep a copy of the list of things that you denoted were defective/had issues in your check off list. These people will attempt to charge you when you move out for damages that were already there when you moved in. This is the type of staff you will be dealing with here. I mean, they will charge you for cleaning the apartment when you move out. I'm not talking cleaning a disgusting trash hole apartment either. They will literally try to charge you 200$ for vacuuming the floors and wiping the countertops off for the next tenant to move into their garbage complex. 4) The trash and dog poop here is definitely an issue. The dumpsters are overflowing, people leave crap on the side of them constantly. The place has a nasty stench to it overall, especially after it rains outside. The dog poop is really an issue caused by bad tenants, however it says a lot to me about the staff of a complex letting piles of poop and trash accumulate all over the area and not addressing it. People leave trash everywhere here, fast food and empty bottles. the pathway to your apartment will likely have a trail of litter along the sidewalk to it. 5) Maintenance. I don't believe there are any actual maintenance people in this complex. Though there are a couple of guys who drive around in a little golf cart all day with some duct tape and sneaky hands. Seriously, DO NOT be gone when these guys come into your apartment. Unless you want to find some of your belongings missing and nothing fixed. However they tend to spend more time driving around in circles, getting off the cart walking around and repeating the process than actually doing anything. 6) The apartments themselves. They are gross, the roof is far past it's prime. Leaking issues and mold will be frequent issues in(I'm sure) most of the units. They were in ours. The stove had one working burner on it. The drawers are incredibly cheap and many of them were broken upon moving in. The door handles fall off constantly. Saying very unstable would be an incredible understatement for the railing on the balconies. The floors are incredibly creaky and the walls are very thin and not insulated properly.

This place is a nightmare. Cheap and disgusting. A/C leaks, floors are creaky and unlevel, noisy. Try to put a work order in is a JOKE, they either never fix the problem or half ass it. Can't wait til the lease ends

DO NOT MOVE HERE. Since the day I moved in I've had so many issues. I moved in to a flea infested carpet which in turn gave my cat fleas as well. I put in a pest control report and all they did was "check the carpet"... which was something I already did by living in the filth. After fighting with them to get rid of the fleas they did nothing about it and I had to, out of pocket, buy spray and get rid of them myself. A few months later, I discovered maggots in the hallway next to my bathroom. That's right, MAGGOTS. And not just one or two, A WHOLE FLEET OF THEM OOZING OUT OF THE CARPET. THEY KEPT COMING AND COMING. I had to almost BEG the front office to get rid of them. It was frightening and DISGUSTING. I put in a written request for each issue and when nothing got done I called and called. I had to contact the front office SEVERAL times in order for anything to get done. I even went down there a few times, out of my work day, to talk to the people down there. It was almost patronizing the way they treated me. I finally had to SCOOP SOME UP IN A BAG AND TAKE THEM DOWN THERE MYSELF to show them what the hell was going on. They FINALLY took care of it somehow I guess because they never showed up again. Then I had issues (and still do) with an AC unit that leaks water EVERYWHERE, all over my stuff in the storage closet right under it. Everything is falling apart in here and they don't seem to care to do anything about it. Recently, I've been fighting with my blinds that pop off the rack. You know the ones, the vertical blinds that you pull back with a rod. Those are weak, pathetic, paper thin blinds that people can easily see through. I've had to put up my own covers so no one can see in because they are worthless. They pop easily off the rack, are incredibly hard to get back on, and don't even stay. I got a "violation notice" of $25 dollars (outrageous) for a small 2 inch section broken off of the horizontal blinds on my door. They told me they would fix it if I paid the fine. Months and months went by and they never did and then charged me ANOTHER $25 fine for the same issue when the first issue wasn't even addressed!! I was told by the manager, Courtney, that I should have stayed on top of that. UH??? IT'S NOT MY JOB TO DO THAT ESPECIALLY WHEN I ASKED THE FIRST TIME. What they REALLY need to do is completely replace the blinds with ones that AREN'T SO CHEAP. I have spoken to Ashleigh and Erin numerous times over the phone and they say they'll "get on it" and "write a note in my file" but then nothing gets done and no one knows what I'm talking about later on. They have terrible communication amongst each other. I've come to the conclusion that they just don't care about their tenants unless they get yelled at. Even then I'm not sure because the manager wouldn't even listen to me and basically called me a liar. On top of that, the tiiiiny laundromat they have here never works. One dryer is constantly broken and it's gross in there. And now they're constantly building new apartments when they won't even fix the ones they currently have.

This is a GREAT place to live. It's quiet, the location is great, and nothing ever really breaks. However, that's only if you can live with the "If's" I have to state. IF: your apartment comes with its own washer and dryer, then you're great! However, if it doesn't, just save yourself and just say no. This complex must have over 50 apartment homes, broken up into 2 areas on the same street. They are also building MORE. That being said, there are only TWO washer and dryer units per side of the complexes. That is four total each for their entire complex. Also be prepared to have them break several times, and having to take care of it yourself (including your reimbursement, which is "not their problem") IF: you don't mind paying a $25 per month fee to own a parking spot, you're set! Otherwise, be prepared to park OUTSIDE your complex on the street. Often. Maybe this is an Austin thing, but I've always had a designated parking spot in every complex I've lived in. This isn't a big deal, if it weren't for the fact that their parking lot sucks. They have several spots with "reserved" on painted on them, regardless if someone pays for that spot or not. IF: you don't mind paying another $25 a month for a mandatory valet waste fee. Yes, Mandatory. What is waste valet? You get this neat 30 gallon trash bin (in addition to whatever trashcan you have in your house) where someone comes to collect your trash outside of your apartment each night (which I still haven't gotten yet, and I've lived here a YEAR). Pretty cool service! Too bad it's not optional. If you need somewhere to live in a pinch, this place is great. Just don't expect to live here long if you don't want to deal with the above.

I highly encourage anyone and everyone to stay as far away from this place as possible. Horrible management will tell you something different every day and lock you in with hundreds of dollars in nonexistent fees and charges, the foundation of the apartments themselves is caving in and collapsing to the ground, there are constant issues with mold and water damage, and the insulation is very poor, which is more than likely the reason for the electric bills being so high. Rent anywhere else, trust me, ANYWHERE else. Even if a different complex is more expensive, you'll more than likely be paying that difference in whatever nonexistent fees and imaginary charges that the Hendrix will try to pull on people who can't afford lawyers. These apartments aren't worth their price. You'd be better off staying under a bridge than dealing with these people.
