STAY AWAY! Staff and property are dismal. My rent was 1.2k the first year and at the last minute before resigning the lease they raised my rent almost 200$ in one year(10 months to be exact). I moved out and did not break lease. The staff still gave me a hard time for leaving. And sent me a final bill for 915$ to replace the carpet. My carpet had no stains and I had no pets. They immediately sent the bill to some janky collections agency (NCAC) who continuously calls and harasses me from various phone numbers, telling lies to get me to pay. I have since gotten a lawyer to handle this situation. I have pictures of the crappy, insect filled apartment and no damage was done. This is nothing but a ploy to keep my deposit, but I will be suing them for it. This place is janky and very money hungry to say the least stay far away!! In the winter no matter what your thermostat is set to the heat only comes on 3 days out of the week. My apartment would get down to 45 degrees some days, both of my small children and I became sick because of this multiple times. The maintenance staff is the only pro of this place they are very responsive in an emergency. But this place is very dirty and insect filled. In my time there I had silver fish, water bugs. and some humongous cricket lookalike bugs that were everywhere. Also non-stop black beetles everywhere on the carpets. If you like a clean well kept home this is not the place for you. I could not stand the amount of bugs. They were everywhere the day I moved in. Also this place has become a hot spot for college students to rent. If you like peace or have a family this is not the place to be. You will continuously here parties and smell smoke. Some students lived above me and would continuously throw there trash bags and beer can and beer bottles on my deck (very mature). After confronting them a few times it was mitigated to a smashed beer bottles every once in a while. I did have small children playing outside, but what could I do. STAY AWAY!

Actually living there wasn't horrible, but moving out was an absolute nightmare. NO ONE will answer any phone calls if you have a question about your final bill. Luckily we became friends with a gentleman that worked in the office to get some sort of explanation, but to actually pay our final bill, no one will help you. The collections department gives you a phone number, but never answers when you call. I left several messages which they claim will receive a callback within 48 hours and never got a call back. Extremely unprofessional. There's also another number they give you to call in, which it just loops you on an automated system and never actually gets you a live person. Before moving out I would have said the place would've been a nice in-between place to live. After all this frustration, anyone reading this, please save yourself the aggravation and find somewhere else to live. So not worth it.

We moved into a new place almost 5 months ago with the understanding that the flooding in the basement and leak in the roof would be fixed before we moved in. Now, due to the rain, we have a flooded basement for not the second, but 7th time, not to mention so much water damage from the leak in the roof. We have not yet be compensated and the problem still hasn't been fixed. For the amount we pay here, it is not worth it. Find another place to live!

My husband and I ("we") have lived in Kingswood Apartments(Kingswood) for approximately six (6) months. Prior to living here, we resided at Gulph Mills Apartment complex. Our decision to relocate to Kingswood was a huge mistake as Kingswood is the worst apartment complex we have ever resided in. First, the structures themselves are flimsy allowing every noise to come through. Second, Kingswood has a insect problem. We have had a continuous problem with centipedes and we also found a cockroach in our bathroom. Third, the outside grounds are disgusting. There is garbage everywhere. Finally, my husband's locked car was recently broken into. The thief stole the stereo system, the gps and everything out of the trunk. To make matters worse, Kingswood does NOT have cameras or any type of visible security in order to prevent criminal activity. When my husband contacted Kingswood, the management did not even know whether the police patrolled this apartment complex, evidencing a complete lack of management. These apartments are NOT worth the $1400.00 charged for them. If you want to rent a nice, clean apartment where you and your family can live comfortably, I would highly recommend Gulph Mills. Once our lease ends we will definitely not be renewing our lease.

I've been living here 2yrs now. Maintenance is absolutely dreadful. When I first moved in, my fridge was 45F and all my food was spoiling the same day I bought it. I called maintenance three times and each time they said the temperature was where it should be and nothing was wrong with the fridge. It wasn't until I emailed an article about the FDA stating that fridges needed to be kept at 41F or lower in order to prevent food from spoiling and people from getting food poisoning that someone did something. My shower has had a ceiling leak approximately 4 times in 2yrs. Each time someone comes to patch up the old job until it leaks again. The thermostats are broken. One day it will be 80 and the next you're freezing (and this is without you touching the thermostat). The ACs are in-wall units which don't work properly. All they do is blow in warm or semi-cool air. No matter how many times you call about it, the unit is never replaced. You just get a shrug from the maintenance man saying he's done all he could and the unit should work properly now. Also, I'm in a 2 bedroom, 2 bathroom apartment. You get 2 AC units...one in the master bedroom and one in the living room. I guess the person living in the second bedroom is just expected to roast to death as even when all the doors are open so that the air circulates, the house is always hot. And if you enjoy eating food cooked on a stove, don't even bother. Your options are the oven or the microwave. Since I've moved in only one of my four burners works. I've called about this half a dozen times, if not more. Each time they come to "fix" the burners which work for one day (if that) and then break again. Maintenance workers never tell you when they're coming, they just show up one day and leave you a slip that they were there, leaving you to wonder if anything was ever done. Sometimes they leave a slip on the door and never actually enter the apartment, I know this because I've been home all day several times and no one comes in, but magically there's a slip on the door that a problem was fixed. Perhaps they are psychic. Management is downright rude. Since I've been here, I've dealt with nothing but rude representatives (which come and go as the months pass.) Every time you tell them there's a problem, they try to shrug it off or outright ignore you altogether. We had some college kids living here who were throwing wild parties till 3AM, throwing avocados at people's houses and cars, keeping trash on their balconies until it fell/blew down on the people that lived below them, and it wasn't until multiple residents called to complain and a few of us threatened to call the police that Kingswood actually did something about it. I would come home to my ceiling and walls shaking from their music being so loud. And this happened all day, every day, with no remedy for over 2 months. And for a 2 bed/2 bath they charge $1180 for rent. That's just to rent the place. Water, cooling, electric, trash disposal/sewage fees etc not included. If you've got somewhere else you can be living, please, go there. This place just has rude office staff, useless maintenance workers, and living quarters with antiquated cooling/heating systems.
