I've lived here a month now and have no complaints yet. My leasing agent, Joe, is AMAZING! The complex is quiet, I don't have roaches, not the most modern but not close to out-of-date, very affordable, spacious, great location. The only things I have a could possibly complain about are occasionally the trash compactor is overflowing (but I don't live near one so I don't have to see it after I drop off my bag) and the gates are sometimes open for days on end (but there isn't any extra noise, any vandalism, and no shady characters hanging around when they are open so that doesn't bother me too much either). I signed a 6 month lease in case I didn't like it here, I'm considering renewing or upgrading to a 2bd here. Recommended.

I been living at landmark at banyan bay for almost a year now. When I first moved in the leasing office was very friendly and infomational. They worked with me and helped me and my family get an apartment with our circumstances. They recently went under new management before I moved in because their were some previous issues that kept recurring. I looked up this apartment on google and noticed that someone was shot and killed here but since they were under new management and kicked out most of their occupants who were a problem I decided to give it a chance. A problem I have faced living here is when you call the leasing office to speak to someone your call is transfered to a off site location which is not helpful if you need to speak to someone in the leasing office which then they say they will relay the message but never do. Other problem I have faced is mold in my apartment which to my opinion wasn't taken seriously and fixed lightly. Also the gate is working one day then broke the rest of the month. There is poor lighting throughout the complex which is concerning to me because I catch the bus in the morning for work. Even through I am under the impression that the neighborhood is safe it is still concerning. Another problem is sometimes the leasing office closes their doors during the day usually during lunch time when most people are on their lunch break and would run arrands such as myself. Rent prices are great don't expect a lot because you will get the bare minimum. I'm a understanding person and you get what you pay for and I feel if I'm paying close to $700 a month and so are other people and more our money needs to go towards some issues that need to be fixed. If I had to grade by section it would be something like this Staff: C Managment: B- Maintenance: C- Exterior: C Interior: C+ Joe (Leasing Agent) and Angela (Manager) are amazing!

!!!!!!!!!!!!!!!SPAM!!!!!!!SPAM!!!!SPAM!!!!!!!!!!!!!! I pay $250 dollars for applications I was approved Joel reserved an apartment for me and told me that if ther would be any changes he would call me, however a week before I was suposed to move I desided to call to make sure everything was right for me to move and I find out I was charged to a diferent apartment that wasn't ever ready for me to move. I ask to get my money back and the manager Kris said "I WON'T BEG YOU TO STAY HERE THERE ARE ABOUT 200 HUNDRED PROPERTIES AROUND WERE YOU CAN RENT I AM NOT GOING TO GIVE YOU BACK YOUR MONEY " Later I find out about other persons that had de same problem seam like that businesses of these place is steal peaple by making them aply for apartments that doesn't exist.

HORRBILE!!!! There are ROACHES!!! Major Plumbing Issues, the water pressure is horrible! My water in the kitchen DOES NOT WORK. I have reported it and still no one has shown up to repair it. The water in the shower barely works. The toilet doesn't work properly. They constantly shut the water off and there are still major issues! The gate is ALWAYS OPEN FOR PUBLIC ACCESS, It's literally never closed!! The TRASH IS ALWAYS over filled so everyone just throws their trash on the ground! Maintenance does not fix things properly. They enter your home when you're not there even when you have specifically requested them to come while you're home.I can not believe that the positive comments are from real people that actually live in this community. I literally can not wait until my lease ends!! STAY AWAY FROM THIS HORRIBLE COMMUNITY!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

I have been living here since October and my first review was 4 stars. I am now changing that to 1 star. The gate literally almost never works but that is not my biggest concern. I am completely disgusted with this place. I just came back from vacation and the trash is over flowing from the dumpster and lining the street. This is completely inexcusable. And with it bring hot outside, it will start to stink and who knows what animals will come. I recently recommended this location to a few co workers but have since taken those recommendations back. My lease is almost up and I currently am no longer interested in renewing my lease at this location. My original review follows and as you can see the trash and gate were both an issue then as well: (the staff is great, especially Joe who assisted me through my transition. The apartments look just like the photos online which is great because other placesi looked at were out dated in comparison to the photos. The only reason I didnt give 5 stars is because the gate has been broken since i moved in (3 weeks ago).... and the dumpster is always over flowing so people just sit their trash around it.... Other than that, im really enjoying the new place.)
