I lived there for 2 years or so. I over paid for 6 months at the first apt I had at Grand Cypress, and was never told anything about it until I told them I would be late paying once, that when they made me aware that I'd over paid by $500 and only owed approx. $435 for that months rent! I was going by what the lady in the office told me my rent would be. Then when I started paying per the BILL I would get, I would be short a few cents, from time to time due to the schedule of when I recv'd the bill as to when I got paid. So I started paying a few dollars more, than the month before, again resulting in pennies being short. The Complex required the payment or else I would be considered late, so for a .09-.75 cent short payment I had to pay $1-3 dollars for the MO. I started looking into what was the root cause of the issue and noticed the water bill was much higher than I paid at my 3 bedroom house, When I had my parents living with me!! I'm single, I had a one bedroom apt. no one else lived with me. By LAW the complex is supposed to give you the documentation to verify why you are billed a specific amount each month. The Mgr Melissa gave me the runaround and I finally got Cliff K.'s number, who is the area manager, which was a JOKE. He never answers his phone and doesnt respond to messages! Fact is by LAW it is the responsibility of the Complex manager to explain and supply the documents for these bills!! I invite you to ask why your water bills are so high and watch the runaround you get!! I was paying $28-$35 a month as a single tenent, my house water bills were less than $18 a month. up to 5 thousand gallons!! These people are a rip off period, and dont let the power go off at the complex, you will be locked inside or out of the gates. Your emergencies are not their emergencies. I have not lived at this complex in over 2 years, and have still not gotten the .40 cent or so overpayment from my move out, they will not write a check for the .40 cents!! But they will require you to. If you over pay they will not reimburse you or even tell you! But if your .02 cent short of payment they WILL charge you a late fee!! which as residents of this apt know, can end up being well over $100...this is the most ridiculous apt complex I've ever lived at!!

With 1200 bucks a month in rent for a 2 bedroom you'd think you'd be living with decent people in a quiet apartment complex. This is not the case, kids run rampant with no supervision, ding dong ditching doors and running out in front of cars. People let their dogs Sh*t everywhere and don't bother to clean it up. People bump their music at midnight or later with no regard. When you call the wrecker service to remove people from the fire lane, they never show up. Take your 1200 dollars and lease a house, this is no place to raise a family.
