***MOSTLY PRAISE, SCROLL TO BOTTOM FOR NEGATIVES IF YOU WANT THEM*** This place is great. I and my military roommates have been living here since early summer and we've had nothing but great experiences. For newbies to the area (I'm looking at you, OCS candio phasers), it's about a 10-minute drive to downtown, 30-minute drive to NAS Pensacola and a 35- or 40-minute drive to NAS Whiting Field (depending on your route). It's a pretty nice "in the middle" spot with plenty of shopping and easy access. The facilities are also nice. I worked out in the free gym for quite awhile before switching to Powerhouse (it's about five minutes away). There's as tanning thing in there, but I don't get near those, so no review from me on that. The pool has good hours and is generally quite calm and well-kept. Now, to the most important parts. The staff are super friendly. There was a management change recently that only improved things. I thought the staff before was plenty friendly, but the new staff is at least as friendly and helpful. We've had two or three maintenance requests that were fixed THAT day (very promptly). You'll see management frequently driving around cleaning things up, too. Some people have complained about parking. I don't know if things used to be worse, but I have absolutely never had trouble finding parking in my own complex. Having been here for about half a year, I can only recount two or three times where the lot was busy and I had to find a spot that was (God forbid) an extra couple hundred feet from my apartment door. If you're looking to have parties, make sure you have your guests park over in the gravel lot to avoid jamming up parking for the residents. Since my roommates and I tend to be on base or inside studying, we haven't interacted with the neighbors too much. That said, everyone seems fairly friendly and we haven't dealt with any typical hangups that people tend to complain about (e.g., ridiculous noise, rude people, trash). We also tend to have quite a few parties in our own place on a pretty weekly basis and we have never received a noise complaint (thanks neighbors!). ***NEGATIVES*** I'm putting this here because I know this is the part you probably care most about. The only thing I can think of is that the trash compactor can get pretty full sometimes, so it stinks. Not a problem...unless you live in a unit by the trash compactor. I live far away from it and it has absolutely no impact on my life, but I imagine it might be a little sucky for the people near the compactor who might want to sit on their patios. Some people bring up bugs and frogs. I'm relatively new to the South (lived in California my whole life until this summer), but I've been told that bugs and frogs are, like, a thing. Something people might frequently encounter in the South when it gets humid, especially near bodies of water. There's a catch basin (or whatever it's called) outside the apartment complex for runoff water. I notice there are mosquitoes in there during the summertime. Not sure if that's a complaint, because I certainly don't care, but maybe people familiar with Florida know more about that stuff. Aaaaaand that's about all the potentially negative things I can think of.

I'm not really sure what everyone is so upset about. I agree that some things could be improved - the grounds flood whenever it rains, people don't always pick up after their pets (even though there are dog bags and garbage cans all around the property - except the maggots in the pet garbage bins is pretty disgusting), the management doesn't seem to love helping out with maintenance issues (although the maintenance guys are great), and the retention ponds are usually swarmed with mosquitos. Despite these things, we have never had a problem with bugs in our apartment. The grounds and pool area are clean, and I see lawn and maintenance people around picking up trash and cleaning the grounds at least weekly. I haven't had any issues with noise or parking, either. People DO leave their trash bags outside of the compactor... but it's usually not overflowing - the door just gets shut, and nobody will open it to throw their stuff in, so they leave it sitting out. I do feel bad for the people that live over near the compactor. I'm not saying that people don't have real problems with the property - it is a big area and it always depends on who your neighbors are. However, people always need to keep in mind that it's an apartment complex - the floors are usually thin, and nothing will ever be as perfect as if you own your own home and can do whatever you want. As far as apartment complexes go, we like it and really haven't had any major issues.

Nice apartments, great management, and the gate stays closed now. Plenty of parking with the additions. A little pricey but worth it.

Great apt. Floor board is a lil thin so you can hear people above and below but other than that its pretty good here. Been here for a month now and the staff here are very nice. Work orders gets adressed very quickly, pool is clean, there is a playground, dog park, and trash compactor. Check out the deal to get a good deal on rent. We got our second month rent half off plus deposit waved.

Don't even think about staying in this complex if something annoying they won't help they specially if your apartment next to the lake their is frogs and bugs its fucken bad
