I lived in Park 83 for 3 years, the grounds are kept pristine and the facility is modern and kept well when I moved out they were in the process of refacing the buildings and replacing all the windows and patio doors. Keeping the clean and nice look and feel to the location. Office Staff is a bit transient (changes often) but very helpful and accommodating. I personally had some "minor" security concerns with the at times with the front gate as not all people living in a community are "team players". The maintenance staff are quick to respond. I personally had no issues with any repairs that were needed if and when they were needed. Its a great community friendly and everyone says "hi" or waves etc. Only advice I can give prospective tenants "you get back what you give out" if your a self important person that thinks the world owes them everything, you may have issues, if your a human being and understand people are people regardless of where they came from or the hue of their skin you will be happy here! Only suggestion I would make is have Cortland Partners return to the model of having the maintenance staff living back on the complex, there is certain amount of pride when you live where you work etc.. and trust entering in your home when your not home.

I've been living here for about 4 months now and so far have no major complaints. There was a bit of a mix up in getting us the room we reserved but the office staff got us squared away quickly. It's one of the rare places where the room they give you is actually as nice as the model. I've only had a few problems so far with maintenance but they've been quick to respond every time. The only thing I don't love is living with people in the room above - the floors seem to creak a lot and you can hear movement. Nothing they can really do about that now I guess.... just try going for a top floor.

I have been a resident here for going on 7 years and and have enjoyed living here throughout. Although no place you live is perfect and I have been through renovations to improve the complex. Sometimes it is inconvenient but in order to enjoy the benefits... it is worth it. I have always maintained and enjoyed the relationship with office management and the maintenance team and have never had any problems with them. They have always addressed any issues that have come up in a friendly and caring manner. I also want to thank you for having a professional staff and maintenance team! There are many residents that enjoy living here although not many will write a review. Thank you again for providing a 5 star residence for myself and my daughter as we are enjoying the living experience!

Oh wow, I am unsure where to start with this apartment complex. I have read the reviews below from “residents”, and I will say that I do agree with some but definitely not with all. However, everyone has their own experience. Keep in mind, some of the individuals that review more than likely live in the complex and since they are residents, they can technically send a review. Honestly, if I wrote about all of the experiences here, then it would take months. I will focus on the office staff for this review I had a red flag before I even moved in, and I should have ran then, BUT I didn’t because I figured that no apartment is perfect. Before I moved in, I applied for a particular apartment, and they “claimed” the person loved the apartments so much that she decided to stay. I had to get corporate involved to reach a conclusion because the manager sucked just as customers have said below. I am unsure if she is still here because I can’t recall her name at this moment. I definitely do not want to speak of the professionalism of the manager if the person is new there now. Once corporate was involved, work was done. I was promised a new tub and toilet because all new tenants would receive one and that did not happen. My college roommate lives here with her children in another building, and she was told the same. IF THEY SAY IT, PLEASE DO NOT BELIEVE IT. The tubs and toilets are extremely old. Like Andrew Baxter said, the insulation is AWLFUL….expect to freeze in the winter or suffer in the summer because your Georgia Power bill will be sky high. They place attention on minor things but never really address the major ones. I had reported mold in my apartment for weeks and no one came to fix it. However, I honestly do not believe maintenance was notified because they have always proven themselves to be awesome. There were times when office staff would blame issues on the maintenance team when they were the ones who failed to communicate appropriate information to them. Today, maintenance in less than 10 minutes after Aubrey put the order as recurring in the system, came to inspect and spray the mold and he plans to check again on Sunday or Monday to make sure the mold is gone. This place can turn into a circus…..I have had a hammer thrown on my car. Teens and adults sitting on my car smoking and drinking…. Someone put a dent in the side of my car and a door must have hit the other side. I have two cars, and I only drive the new ones on the weekends. I noticed the dent a scratch when I was about to get into my car. I would put a cover over my car afterwards and someone who take it off every night. I complained and complained multiple times. Pit bulls and large dogs roam around so please beware if you have kids. Looks can be deceiving. Please beware

Park 83 is a beautiful community. I love how it os just that, a community. They offer activities for their residents. They have a large dog park right next to the playground. It's fantastic.
