If I could put Zero stars I would. If you are already living here, when you move out. TAKE PHOTOS OF EVERYTHING. I did, and I am on track to dispute Full paint job they want to charge over $500 for and new carpet they want to charge $900 for. Oh and keep you 62 page agreement. And at move out request and keep a copy of the final payment. as when the "Accountant" calculates billing it is completely different amount (Much Higher) and will charge you addition rent days even if you give proper notice and leave on the day you indicated you would be moving out. (Minimum 30day notice) Be prepared to fight because you will be. My Name is Joshua Jenkins & I am a compliance auditor with Miller Kaplan Arase. I lived there 1 year and 1 month and followed all rules. I will be protesting in front of Park Sierra (18414 Jakes Way, Canyon Country, CA 91387) a complex managed by this corp. I will have all my documents and photos for you to see!!!! Please come visit me around 12-2pm 9/26 Saturday, and hopefully 9/27 Sunday same time as well!!! Hope to see you all there!!!! I will repost if I go out on additional weekends. Notice all the 5 stars are from there vendors who assist GHP with falsifying move out conditions, Or they offer no experience related info, just a shout out or I love it. No Details...... RRRRRRUUUUUUUUNNNNNNNNNN!!!!!!!!!!!! IF YOU CAN RENT SOMEWHERE ELSE, GOOOOOOOOOOOOOOOOOOO!!!!!!! First, they will show you an apartment that looks very nice. Keep in mind, this is only a SHOWROOM. They will not show you the unit you will be renting-they will give you excuses such as the tenant is still in there or they are still in the process of renovating. We moved in because we were in a rush to find a place. We received a 62 page contract 2 days before we were scheduled to move in; after they asked us to set up our insurance and utilities-not prior. They would not send the lease agreement without this. THEIR LEASE MAKES YOU SIGN OFF ON THEIR RELEASE OF LIABILITY FOR MOLD 20+ TIMES!!!!!! This made us realize that we were in for a nightmare!!! We needed a place to live and had already paid our insurance for the year so we had no choice! This place is not healthy for anyone to live at. The HVAC unit is EXTREMELY dirty!!!!!!!!! (I have photos before and after we cleaned it). We did not realize this until my son and husband started suffering from very frequent asthma attacks and I started suffering from severe allergies. We cleaned it ourselves because the only thing the "maintenance" crew did was change the filter (with a very cheap one, we had to buy a new one). We had to fumigate and lay down boric acid ourselves because of the roaches. The "maintenance" crew drives around doing NOTHING but chatting. They had a slab leak, "maintenance" was driving by DAILY! The leak was not repaired until I brought it up (I have a construction background). The city came in and fixed it. They do not complete any plumbing repairs. They also do not replace the drywall they removed for the so called plumbing repairs they completed. We had our tub leaking into our garage-they opened the garage ceiling and left it like that. Still, the leak persisted. We noticed the leak was coming from the tub overflow-so we stopped taking baths to avoid the leak. THAT WAS THE ONLY SOLUTION TO THE PROBLEM! Not to mention, the mess they left in the bathroom to make it look like they completed the repairs. Their lease states they do not allow restricted breeds (pitbulls, dobermans, huskies, etc), yet these dogs are everywhere. The tenants are outside their apartments proudly showing off their restricted breed dog to whoever is willing, including "management". One of our neighbors played loud music all day long. There are people living in the garages. Parking is non-existing. Gangsters walking around at all times. Sheriff cars drive by all the time-more often than not, they are rushing to a scene of a crime. The best thing about renting here, and I mean this literally, is the train that passes by 30 times a day with its blaring horn. Now that we have moved out-and left the apartment clean-they are trying to keep our deposit and stating that we owe them $900 for them to "renovate" the apartment. The invoices they provided are not dated in any way and are very bad copies so they are hard to read. We are now stuck having to fight for our deposit back and to dispute additional charges to avoid bad credit. Thankfully we have a lot of photos-however, I do not see it as an easy fight. We are a family of 3, when they are a huge "management" company, but we are still going to fight. We signed a new lease and it was only 2 pages long and NEVER mentioned any mold. I regret ever signing the lease here. I am only writing this review to avoid anyone from doing the same.

I lived many places in my life and this is by far the worst place I've ever lived. There are Roaches coming out of the drains, the Air Conditioner doesn't work. It's $1225 for an ugly 1 bedroom apartment. The neighbors won't shut the flip up! This place is disgusting and dirty. I also think it's a section 8 housing. There are huge families living in 1 bedroom apartments, most of them don't speak English. I feel like most of them are illegal. My new car is scratched up from the neighbors parking too close. If you love and care about your family and your items, don't move here.

It's dirty outside the trees drop leaves on my stairs and walkways. And most of my neighbors are on some kind of government assistance .Sometimes they play loud music and the bass come's though the walls.Also your neighbors are so close to your windows that you can hear them talking a lot or coming and going ,finally you can hear your neighbors TV across the hall if it's to loud. These apartments are to close to each other and the windows are to thin. There are some nice people there and my apartment never got broke into is all I can say good about the place.

So lets start of with the hidden costs, you won't get in for $1200 thats a joke, you will however pay around $1500 your air conditioning may or may not work, if your of the lucky few that have a working one be prepared foir it to suck up so much juice that you get a whopper bill say like 210 dollars when you run it only at night and at 98 degrees. Pets?? You don't have any? Well don't worry Park Sierrra will be happy to furnish your apartment with several 1000. Several 1000 roaches that is. Small ones Big ones great big juicy fat ones and all before you even bring a crumb of food into your place, don't worry they'll keep a light on for you! Need help with your dish washer or dryer, just call your friendly office there , they'll be sure to send one in 3-to 5 weeks, equipt with a roll of duck tape.Outlet won't work so you won't need lamps or technology. Water heater will leak thru your kitchen cabinets and the carpet is a giant sponge for your washer that will leak when your not even running it. Use a club on your stearing wheel because the garage doors are so rotted that if yhou even lean your hand against one you can fall thru the other side. Don't just take my words for all this read on for several more stories just like mine. : 0
