The ladies in the front office sometimes have a bit of an attitude, but overall they were pretty helpful. Our washer and dryer was broken for months and we had to wait on GE to come fix it, but they let us use a washer/dryer in a vacant apartment.... and forgot to tell us when someone had moved into it making an awkward situation when I was using a key to try and get into a leased apartment. As long as you are polite they will try and be as helpful as they can. People are really inconsiderate and never clean up their dogs' poop (there was even dog poop on the tennis court several times), but maintenance usually comes around to clean it up after a while. They put up signs that they were going to fine people who didn't clean it up, but that didn't deter anyone. Otherwise the apartment is really pet-friendly-- some residents meet up near the dog-area occasionally to socialize the dogs, it's cute. I never had a safety issue, in fact one time I had to jump my patio to get into my own apartment and a couple of minutes later a cop was circling the complex. There were dumpster-divers pretty often though so we always made sure to shred important documents. We had a problem with little beetles getting into the apartment somehow but no other pests. The maintenance team was really friendly and my favorite part about the complex-- they would always wave when they saw us-- and they were constantly circling the complex in their golfcart to check for things or take care of things. I even saw them helping people with their cars a couple of times. It's not the best apartment you will ever stay with, but overall I had a good experience.

I really loved living here at first... I love my neighbors and the location is great. Many people own dogs and in the evenings we let them play in the grass by the pool. However, one of the hot tubs has not worked since I moved in 7 months ago despite several maintenance requests. They still continue to advertise two hot tubs on their flyers around town though. Most of the gym equipment does not work, (one elliptical and both treadmills are broken). I was told that management had ordered new tread mill months ago, but no sign of it. One of the maintenance men in particular, Tony, is rude (especially to women). When I talked to the regional manager after he was extremely rude to me, she told me that I had no idea what I was talking about since she was his boss and he was never rude to her... Well, I have a feeling that being his boss has something to do with that... I had mice in my apartment for a month. Tony came out and put one trap under my oven, caught 6 or 7, and then called an exterminator. It took a couple of weeks of traps to get all of them. When a neighbor had two cracked window panes, maintenance cut out the dividing bar in-between the two panes and replaced two panes with one rectangular pane. It looks sloppy and lazy. It took over 3 months to get my front door painted. When I moved in, the door had dents from someone punching it and large chunks of paint missing. Only after a friend posted a message on Facebook about how long it was taking to get the door painted did the maintenance crew finally get around to it. The ladies in the front office are nice, but don't always get things taken care of. Perhaps they have too much on their plates, but when my hubby's doctor had medication mailed to him they did not document that FedEx dropped off the package. We went into the office to ask if it had been dropped off and the ladies told us for days that it had not arrived. Finally, I called FedEx and they sent me a copy of where the front office had signed for the package a week earlier. Good thing it was not super important, like prescription medication or - oh wait. It was. Often, even during the week, people who do not live in the complex come and use our pool. They stay until late at night, run the hot tub jets, and make tons of noise. Several neighbors regularly call the cops just to get some sleep. On a couple of different occasions, teenagers have gone through the complex slitting tires and cutting the windows out of Jeeps. If you have a nice car or expensive mud tires, it might be worth paying more to live in a complex with a fence. The ladies in the front office are nice, but all these little things have been building to the point where I can't stand it anymore.

The management is great and is willing to work around your need. The residents are friendly and its nice and quiet for studying and don't have to worry about your neighbors keeping you up all night plus its a dog friendly place.

Was here for two semesters...crappy. Smelled bad. We left it better than we found it. Lots of dog smell, cats everywhere. Not safe. Someone almost got shot in the summer right outside in the parking lot. Horrible situation. San marcos is apparently known for having subpar living facilities for students. Do not come here. Maybe if enough people leave and dont resign their leases, the office learn their lesson. What do you think about?

We moved into this apartment in July 2009 and have had no problems. Maintenance staff is quick to respond to calls and the people in the Management office are truly helpful and friendly. We have a washer and dryer which were just installed in our unit which we had free use of for 6 months before our rent increased for the next year. Our rent increase was ONLY $25 which is not a lot compared to other apartments I have lived in here in San Marcos, our rent was $865 which is also very comparable to the rent for other 2 bedroom units in San Marcos. Our apartment is quiet, we have never had noise complaints or cops come to our building. There is only one apartment in our building who we have ever seen having a party and they were quiet and respectful to their neighbors. Our kitchen appliances are relatively new and there is a lot of cabinet space, although the counter space is limited. There is no ceiling fan or light in the living room area but the light just adjacent to the kitchen area has provided enough light where it really hasn’t been an issue. The master bedroom is EXTREMELY large with a large walk in closet that provides plenty of space for our clothes. Bathrooms are relatively small but similar in size to other apartments I have lived at. Our electric and water bills are very reasonable and what one who has any experience paying their own bills would expect. I have had a wonderful experience living here and would highly recommend it!!
