We moved into Springwater Crossing a couple months ago. It’s def one of the nicer places in Gresham and the insides are newer and come with nice appliances. We’ve had a good experience so far, the only thing that sucks is that I can hear my neighbors kids and dog through the walls but I guess that’s what can be expected for apartment living. The office and maintenance staff have been pretty helpful whenever I have issues and seem to care about the people living here. I’d recommend this place to a friend.

I just moved out to Gresham to be closer to my work. I did not Growing up in Vancouver, you don't hear suck great things about Gresham so I didn't have high expectations when I started looking to make the move. Springwater is by far the BEST option out here. Not to mention that the staff was super friendly and attentive during the whole move-in process! Everything is done online which is how my whole financial life is set up so that was super convenient! The only thing that I'm not a huge fan of is the busy streets around. There is a lot of traffic buzying around, but I guess that is what you get if you want to be a quick drive away from everything. Haven't had any maintenance issues yet, but I've ran into who I think is a worker and he seems to be doing work compared to previous places I've lived where all I ever saw was a chubby guy sitting in a golf cart all hours of the day!

This is the worst place I have ever lived. The rent is SOOOOOOOO unbelievably over priced. For the amount you pay a month, plus added random fee's like $50.00 for paying with a card on the website, you could easily sustain a house. It's beautiful to look at inside and is very modern however the plumbing is crab, the neighbors are awful. For instance I had to make 17 complaints in the course if 3 months because my neighbors would play their dubstep so loud it would shake my son's walls, and I'm only 23, I'm no stick in the mud but mother of god. If you do move in, better pile up on the draino and clr, and hope your neighbors don't cook any smelly food because the ventilation is all connected. I am just finishing up my two year lease and I cannot wait to get out of here. It's been a pretty terrible experience.

This place has been a nightmare. Rent is way overpriced (you could buy a home for the amount they charge). And they have horrible fees like monthly pet rent, or a $50 "convenience fee" if you want to pay rent with a visa on their website. Last time I worked with visa transaction fees at my old job, they didnt charge nearly this much to justify such an absurd amount. Its just one of the many ways they bleed you for your money. I didn't enjoy the sketchy landscaping workers leering at my girlfriend through her window into her room as slept while they did unannounced work around my unit several times. I either had to always keep my blinds shut for privacy, or risk these types trying to peep on my girlfriend whenever they could (it happened often). Oh and the bums who regularly squat in the trash enclosures is not pleasant either. Especially when your a 110lb girl and you lift the lid to the dumpster to throw out your trash and one grabs you and tries to pull you in. Call the security firm for the apartments if you don't believe me. I called them several times. I'm sure they'll have plenty to say.

I lived here for 15 months, and can say that this place is a terrible place to live. The apartment is outfitted with VERY cheap blinds, carpets, and appliances. They also do a poor job of screening applicants. The people above us would party every weekend, and even threatened me when I asked them to turn down their music at 2am. The couple next to us would get in shouting matches several times a week at all hours of the day (not kidding, they would start yelling at 4am some mornings, or 2 in the afternoon), and there are residents who for some reason think it is their job to be the neighborhood watch dogs and will report you for anything from having a red chair on your balcony to a decoration on your door. We had several things stolen during this time (an iPod out of my locked car, xbox controller and games out of our unit, and we vacated the property for the last 6 weeks of our lease and left a few items, and a resident broke in and took a knife to a TV we had in our spare room). I have stayed at 2 Riverstone Properties (Springwater Crossing and Monterrey Springs) and both did everything in their power to take your entire deposit after you moved out, and in the case of Springwater Crossing, we were charged $2632.80 after we moved out to replace the carpet in our entire unit over a single stain!. The management does NOTHING to fix the issues, and care only about maximizing their bottom line.
