If I could rate these apartment homes a 0 star I would. Everything seemed fine upon moving in. After a month of being there we had a pipe burst while my boyfriend and I were both at work. God only knows how long it was going before I got to it at 8 pm. When i got home there was a river coming from the 1st floor apartment, when I got up to my 3rd floor apartment there was about a foot of water which had been leaking down to the two floors beneath us. When calling the emergency service I was told that, "I was the problem they were looking for." Then they sent maintenance up to fix the pipe who was angry at us, as if we had intentionally broke the pipe to have a swimming party in our living room. Time went by and similar situations kept happening. Upon moving out they not only took our deposit but charged us $285.00 for painting, carpet cleaning (mind you we had already paid their company $70 to come clean the carpets), and for paying their people to clean our apartment. When i called to dispute these charges due to Colorado Renters Rights protecting me in each of those situations, I was told by them that I didn't have any rights. That Colorado Renters Rights didn't exist, and that I had to pay them because they already did the work. I unfortunately will be paying them due to the fact that it will cost me more to fight it than to just pay it, but I warn all possible future renters to really think twice before deciding to choose these apartments for your next residence. You don't want to get stuck in the same situation I was unfortunately forced into just by living here.

Crazy expensive, not very helpful management. Still waiting (three months) to get my deposit back. Maintenance guys are awesome tho.

Don't plan on ever getting a security deposit back and go ahead and save money for additional costs after. You have ZERO chance of getting it back. They will charge you to fully cover normal wear and tear and the deposit does not cover it. My husband and I lived there for 1 year and kept the place very clean. I scrubbed the apartment before move out but still got charged for a full clean of the apartment. They also charged me to fully repaint (even though we did nothing to damage/alter the paint) and clean the floors (which I will take because I refused to use their one-and-only approved carpet cleaning company which you only find out about when you turn in your notice to vacate). While living there we also had trouble with the smoke alarms going off every time we cooked because they are super sensitive. And the batteries in them died about 3 times while we were living there (all in the middle of the night) so they would chirp until maintenance came. Find somewhere else.

This place is a joke. We moved from out-of-state, and needed a place short term till our house was ready. I Paid $1535 for a 3 bedroom with a detached garage. Total rip off! The 3 bedroom is supposed to be 1200 sq ft, but it feels much smaller. My mortgage payment is only $100 more a month, on a 2200 sq ft place! I had to put up a $400 deposit on this place, which is reasonable. However, I did not plan on them keeping more than $100 for carpet cleaning when we moved out. WRONG! They charged me for paint and labor to the tune of almost $200! WE DID NOT HANG ONE THING ON THE WALLS! Maybe this is how the staff gets their "bonuses" Now, for the noise factor. Wow. We were on the 1st floor, so it's expected you can hear the people above you, to a point. There was a family of 6 living above us, and literally it sounded like they were wrestling at all hours up there. It's no ones fault, just really poor construction. So, if you have insomnia/are a light sleeper, forget it. The maintenance staff was always timely and polite, so there is that. Bottom line, stay away. I just think it's a crime to be charging these horrendous rent rates for dumpy places. This place is worth roughly $900 a month. The community has no real amenities. If you can afford a bit more money, go to the Fairways at Raccoon Creek apartments. They are far nicer.

Maintenance not done in a timely manner. No maintenance on weekends!!! Office is closed when it is supposed to be open. Management refused to renew leases for all section 8 renters, forcing them to move, even if they had been there for years and paid the rent on time and caused no problems. Amenity facilities locked consistently. Unsavory, unauthorized persons staying in apartments. The management does not control the tenants or the criminal activity taking place on the grounds. The rent has increased and upkeep is not done within the units.... Attempted rape of a teenage girl by a renter. Just this week, attempted break-in to an apartment. There seems to be no security, and it is not a safe environment, especially for the children. Extra fees beyond the rental prices. The patio and outside shed are included in the square footage, so do not expect a large apartment. The only time maintenance is completed is when Section 8 inspectors write the unit up and refuse to pay the monthly rent until issues are corrected.
