It's a place where you'll always find a friendly face, and have all your worries taken care of by our emergency maintenance team. Add in being down the street from Arizona State, fabulous schools, and a variety of shopping centers and restaurants, and you'll have everything you need in a new home.

TL;DR New management is incompetent, unresponsive, uncommunicative, and complete failures at providing basic customer service. Maintenance is equally incompetent. Stay away. The management company fired EVERYONE that worked here and completely replaced them with people who apparently have never had a customer service job before. I'd expect a good company to say something about the issues that led to the firings or at least provide better service and put in place some experienced workers to know what they're doing in order to keep residents happy. Mission Rock have done none of those things. The two new people in the office are nice enough, but once you need to interact with them beyond niceties or getting a package, they are completely worthless. They do not call you back when you ask them to or even when they promise you they will. The emergency maintenance line does not work (and has not been fixed after notifying them a f̶u̶l̶l̶ ̶m̶o̶n̶t̶h̶ ̶a̶g̶o̶ Edit: now 5 months after notifying them of this and no change), it hangs up or goes to a robot prompt that won't let you leave a message. This is bad when your bathroom (and the other bottom-floor apartments in the building along with the laundry room) is filling with sewer water and shit for the fourth time that month on a Sunday morning. I got to sit around while my apartment was filling with the wonderful smells of a waste plant while trying every phone number I could find. There is no phone number for The Arbors or Mission Rock that is answered or responded to on Sundays. The property damage and emergency plumbing costs haven't been refunded to me in the full month since this issue occurred. Edit - Finally compensated. They state multiple times on their website and on placards in the office that they'll respond to service requests within 24 hours. They won't. I had three separate requests not responded to for 6 days each before I went into the office to check up on them. Their "Rock solid guarantee" is worthless and they don't stand by their word or care at all about keeping their residents happy. I'll be happy to leave this place when my lease is up. After two full years of paying by check on time every month, they arbitrarily decided they couldn't take my checks anymore. It took them a month and a half to work with "corporate support" for the office manager to be willing to take my checks again. After being told to wait to pay my rent and that I wouldn't incur late fees, they left a note on my door saying that I was in breach of my lease for non-payment just hours after I paid that month's rent by money order because I didn't trust their word. Their excuse for this note was that they didn't know everyone's faces yet. I'd assume this circumstance would be noted on my account, not tied to knowing my face. I've emailed and called Mission Rock multiple times trying to let them know of the persistent failures of the entire workforce here, but have received no response so I can only assume they give zero shits about anything besides people being stuck in a lease and continuing to pay rent. ***OLD REVIEW BEFORE MANAGEMENT CHANGE*** Cheap apartments near ASU and Mill Ave. Melissa and the other people working in the office are always friendly and nice to talk to. The apartments are cheap, but mostly worth the price and maintenance requests through the office are usually quickly taken care of. The only issues I have are with the rent payment system ($20!! to pay by card and really bad for using autopay) and the fact that the building are old (can usually hear neighbors, 18 layers of white paint on all the interior surfaces). Overall, I recommend the Arbors because of the value of living close by Downtown Tempe and the great office people.

This place is a dump. RUN AWAY. I can hear the neighbor upstairs hacking and coughing every time he takes bong rip. I can also hear every time he pees very clearly and loud. And sadly I can hear his girlfriend faking it in bed, poor fella. Really guys, jackrabbitt-ing her doesn't cut the mustard. The shower has backed up with sewage TWO TIMES in a 30 day period. When the second time was on a Sunday night, it was found that the emergency maintenance line goes to NOWHERE. No pager, no voicemail, just a "Call back later". This is illegal in the state of Arizona. Roaches and ants abound. You will find both in your apartment, without fail. The multitudes of feral cats are pretty nice though. They won't let you pet them, but they aren't pests at all. Do not ever rent here. This dump should be condemned and torn down.

TL;DR version at bottom. This place is bad news! My husband and I lived here 3 years, and our first manager was great. After she left, the company changed every week til they finally settled on Melissa. Melissa is a liar and a flake. Her first day, we came in to pay rent (online system was down. STILL DOWN btw). She rudely turned us away b/c they were "on break" aka partying loudly in the back. Quickly found out they like to close for "breaks" ALL DAY. Try to get laundry money or pay rent when the office is always closed, and most of the time they're just screwing around. Rent went up TONS, even though we'd renewed twice, never missed payments, and had a smaller floor plan. Old managers always gave us discounts, but Melissa refused til we called corporate. After that, she was snotty, or had her assistant deal with us. Maintenance is terrible and hired contracts are crap. After a rainstorm, everyone's roofs leaked and flooded. Melissa didn't call roofers til 3 days later, and didn't say when they were coming. Which was 5 AM, EVERY morning, for WEEKS. They left debris everywhere and nails in the parking lot. Flat tires everywhere! Later, a pipe exploded and leaked through the ceiling and it took them over 2 MONTHS to fix it! Worst was when we had to break our lease early. We got a note for an unpaid balance. We're always on time, so my husband went to check it out. Melissa let it slip that Oops, the note was for a NEW resident. They were going to do tons of construction (which they promised they wouldn't do til the lease was up) and move the guy in while we were gone and still paying for 2 months! Pretty sure that's ILLEGAL! When my hubby said so, Melissa said she'd cut our lease by ONE month, which she earlier said she absolutely COULDN'T do b/c we were with a different company. More lies. We wanted it in writing, called and visited over the next 3-4 weeks and it was never done. Finally, I sat there til she typed it. Melissa made her assistant do it (took her literally 10 minutes), refused to talk to me, and mean-mugged me while doing her makeup. The deposit was a whole new hassle. We each paid $100 before we lived together and either The Arbors or a previous roommate owed us the money. We called to ask about it, but Melissa snottily said she "didn't have the records" (though she emailed our ledger to try and prove me wrong. Which meant she HAS THE RECORDS) and that it was the old company's problem. And of course the old company said they forwarded everything. Given Melissa's track record, I'd say SHE'S the one being shady. If the corporate office sees this, seriously, restaff with people who actually have ethics and 2 (preferably more) brain cells to rub together. TL;DR version: SKETCHY AS HELL!! Shoddy construction, unprofessional staff, and nightmarish maintenance! Don't live here!! If you do, make sure you get everything in writing!! These people WILL try to screw you over!

TL:DR version at bottom. I have been a resident of The Arbors for over 4 years. When I first moved in it was managed by an entirely different company then they are as of writing this (more in this later). The staff was courteous, they were friendly, and they even helped out when issues cropped up (They even advertised a 48hr turnaround policy on maintenance "If it is not addressed within 48hr, not including Sundays, we reduce next months rent $30 a day until it is"). Near the end of my first lease we decided to renew, shortly after a new company bought the property and restaffed the office. Relationships lost but the staff there were still helpful and even forgave a transgression or two from time to time. Another leasing year rolled around, another company came in. This one was bigger, more new office people (less friendly and helpful), rates began to go up and the quality of service declined more. I stayed anyway, it was a great location and decent place to live. Yet another Leasing year passes. I renew because I will be leaving ASU at the end of the school year and the lease ends a few months after that. Service has dipped, cost has gone up again (rent is now around $150 more then when I moved in). I sign my lease and a week later a notice arrives that another company has bought the property (that makes 4 in as many years). New staff, nicer but even less connected to the neighborhood. Two months in ANOTHER NOTICE Company 5 has bought the place. Same staff, slight involvement. Maintenance requests are left for days, weeks (a few were "lost" and took MONTHS). TL:DR The place looks nice but the paint peels away easily. Go in knowing the owner and staffing can change at any time and the service will change with it. Oh and the "Dish Washer" is a unit you hook to the sink that makes the kitchen almost unusable and only sort of works.
