I have lived here for quiet some time and have renewed for yet another year. I love this property and the staff. Everyone is always so nice and goes out of their way to make sure that I am accommodated. They have made my living experience in Gainesville so incredible! I love the Laurels...

Overall, the complex is quiet and secluded. My apartment (3/3) had old utilities that cost too much to run. My roommates and I were only running a load of laundry a week, keeping the AC on 80°, washing plates by hand, and taking 10 minute showers, but our utility bill was through the roof. After a GRU audit, they found that the washer and dryer were directly next to the AC (making the unit work harder), the system was mismatched (1 ton intake for a 1.5 ton unit), and that the system was over 24 years old. Management really didn't have an answer to the problem and simply gave us a credit on our rent for the next month. For a combined price of utilities and rent, I could have definitely lived somewhere nicer (and closer to campus). At the end of it, I wouldn't live at The Laurels again. Pros: Quiet area, woodsy landscape, big pool deck and gym, plenty of parking, gate security, friendly/helpful staff, quick maintenance, Publix across the street, cable included in rent, lots of square footage and a walk in closet. Cons: The electricity bill will cost you a FORTUNE ($450+ a month for a 3/3), apartment is an old unit (built ~1980s), lots of smelly trash piles up around the dumpster (only removed when the dumpster is full), takes about 20 minutes to drive to campus (Archer, 34th, or 13th are the only roads and they can be congested).

HORRIBLE. We have been here for nearly 6 months and are ready to move out!First off: 3 bedroom townhouse. $1135 a month.Maintenance? What maintenance? Ever since we've done the checklist, there's been NO follow up to fix anything on it.. or our growing list. We've asked, numerous times, to have things fixed and no reply. I even went to the office at one point and learned that no one was even keeping a record- and they didn't seem to care. I was quoted "most important first/priorities come first." Yeah, sure.We had a light that was slowly catching fire (smelled HORRIBLE) and didn't find that out until it actually started burning. Poor parts used to hold the light in and it obviously wasn't replaced or checked.The hinge on a door in the apartment has come off. It looks rotten underneath- or just extremely worn. The outside door is NOT sealed properly. You can see light through it.We have no screen on our patio door. This seems to be a BIG thing around here. The weather is so nice during the winter that we'd like to have the patio open to let the apartment air out.. we can't. Only one person across from us can and I've been told by a neighbor that they're jealous, too.The windows are THIN. You hear everything outside and they heat up in the summer and get super cold during the winter. Tiny fridge and tiny freezer for three people. Our electricity bill is OUTRAGEOUS. This month, we kept our AC completely off and it still cost us $150. In the summer, it's close to $250.. and that's not June or May. Where is this energy going?!Dryer is RIGHT NEXT to the AC, too. Who came up with that idea?!This place would be quiet if it weren't for the windows. You hear everything- and we have some loud girls near us that are LOUD when they walk their dogs.Speaking of dogs- there are cleanup things around here to pick up the poop.. but you still step in it.PARKING IS TERRIBLE. Tiny spaces and there's always a lack of it around the front parts. I've had to park way away from my building when I've come in later.When we moved in, nothing was very clean. The cabinets had crumbs and food and weird looking stuff. Defects in the walls were painted over. Sealant is non-existent on the kitchen bar. Our checklist had a good many faults on it.We get random notices for things happening around here that aren't of importance. There's also some soliciting by way of flyers all over your door..There's so much more I want to post but this is already lengthy.Only pros: - Security lady on weekday nights is just fantastic. She's my favorite person around here.- The outside is really well taken care of and is pretty. Shame it doesn't match the inside of the apartments.- Location is wonderful. We can walk everywhere.- Trash is picked up nearly everyday right from your doorstep.- Cable is free but it's not the best. But it's free.- There's a workout place even though it's tiny. I've seen other apartment complex with much more equipment and space. But, again, it's free.- Office staff SEEMS to be nice.. even though they don't follow up on anything.This place would be Good to Very Good if it were cheaper and maintenance responded. I think they're just so overwhelmed with the amount of apartments they're dealing with and aren't trained/prepared to help.STAY AWAY.

I tried to move in to this place in August 2011 and I am glad I ended up leaving!!! This place was Absolutely HORRIBLE and the manager Sharon was the wost person to deal with. FIrst don't trust the roommate matching: I asked for a unit with no pets or smoking, but they tried to put me with a roommate that smoked and had a dog! They were nice enough to move me to another unit which had a nice layout and was quiet. But all the units I viewed looked so old and needed renovation. My new unit had flickering llights, was missing patio blinds, bed frame was broken, tub leaking, bedroom doorknob loose, bed bug problem - I had a ton of issues and NO ONE came to fix my requests after a month. I only saw ONE maintenance man and I was told that there was a "backup" of requests! Also, my lease included internet, but the Management did NOT hookup my Internet ever. Sharon just took her precious time and gave me the run-around. Finally, I terminated my lease since they never activated my internet. This place is better for people who can maintain their place on their own, because Management won't do anything for you!!

I lived in a three-bedroom townhouse at The Laurels for two years during grad school. It was a well-kept, quiet apartment community. We always felt safe with the security guard at night. Our apartment was huge and updated - they even came in and redid all the cabinetry in every apartment during the last few months I lived there. We paid far less than our friends who lived in "luxury apartments" in other parts of Gainesville. Our utility bills were always low and other than rent, we didn't have to pay anything to The Laurels. Having concierge trash service was amazing, and I am now living in SW Florida where I have to pay to use the dumpsters that I share with the other 300 apartments. Cable was free which was a big plus, and we loved the pool and gym and the free tanning. If I ever move back to Gainesville or have friends who do, The Laurels will be at the top of my list. My only complaint is that there is a serious flea problem. There are too many irresponsible dog owners who don't use flea prevention on their pets, and so every time my dog went outside, he would get fleas and bring them into the house even though I spent a significant amount of money each month spraying our carpets and keeping him on Frontline Plus. We asked maintenance to spray for fleas but it was always ineffective.
