I have tried to write multiple complaints against this company, but they never seem to show up on Google. I was a tenant in December 2014 and in that short time experienced 3 water floods in our apartment causing damages to our personal property/belongings and this company shows no liability or accountability for their poorly maintained property. In addition, I filed a BBB complaint against their parent company IMT Residential due to their unethical business practices and frequent water related leaks/flooding, and filed a complaint with the Arizona Attorney General's office for their staff's omission of information to gain a financial commitment for a rental application, holding deposit, and ultimately a lease agreement. The office staff will mislead you if you ask them direct questions about their policies, so please ensure you REQUEST TO READ THE LEASE PRIOR to filling out applications or putting ANY money down. If you visit BBB website you can search The Moorings at Mesa Cove and find 3 other consumer reviews regarding similar issues that I am expressing here, all being negative. This apartment IS NOT BBB certified and they operate with only financial gain in mind and not truly to provide a happy welcoming home to their tenants. I felt like the office manager had more control over my home than we did, which is never how a "home" should feel when we paid over $800/month to rent OUR home there. Before moving here, I read the Google reviews and chose not to believe them because I owned a pit bull and had nowhere else that would take us. Since being displaced from this apartment, we had to surrender our pit bull to the AZ Humane Society and were homeless living with family for months due to this apartments negligence and inability to remedy these issues.

I experienced 2 different "moorings" while living here for 3 years. When we first moved in, the office was very attentive. Our neighbors were so quiet. We had no issues in our home. The grounds were well kept. Our parking was tight (very tight) but close to our apartment. After about a year we noticed things were different...the office changed staff and the new staff seemed to care less about the residents. We never caused problems for them, most of the time going out of our way to fix a problem instead of complaining about it to them. Not one of them could tell you my name, or how long I had lived there like before. Maintenance started to get a little sloppy with some of the jobs done. We had a pipe burst in our wall and it took all night for emergency maintenance to get there. The patch job was adequate. With recent rain storms we had a bubble show up by a light fixture on the roof and it took quite awhile to get that patched. Our front door always had issues by not locking properly. We had an issue with the landscapers where they were not careful and kicked a rock into my brand new car window which was shattered. When I called the office they brushed it off saying it wasnt their problem and that if I wanted i could try to call them directly. I went in to the office to try and talk it through and was told the same thing over and over. She was very careful not to say anything other than the 3 lines to me--very rude. I also was asking about their receiving packages. I never got a note on my door from UPS (not the offices fault, i know) But my question to them was if they had it for awhile, wouldnt they call the tenant to let them know? We had been good residents for a long time and the girl looked at me and said, "its a courtesy we even take them for you. we can no longer accept them if thats what you prefer." totally rude, and unhelpful. We had a baby 9 months ago and that is when the biggest changes in our neighbors happened. We started noticing that all of the people moving in around us, were loud--had late parties--smoked all the time (making it so we couldnt go out onto our patio for almost a year)--and some even had a bong out on their patio. Weed could be smelled in the air at almost all times of the night. When I was pregnant these smells made me so very sick that I couldnt leave my apartment. The last 6 months that we were in the moorings people started parking in our covered parking space. I would try to be nice and leave a note letting them know that was our spot and they couldnt park there. They would keep doing this. I contacted the office and they said that if it happened a few more times they would put a sticker on their car. :( I was trying to carry a baby and all that goes with a baby across multiple parking lots because people were being inconsiderate. Along with inconsiderate people, once our baby was born our upstairs neighbors decided that they were going to start being loud at all times during the night. As soon as I got my son to sleep, they would hammer something drop furniture, etc and wake him up. It got so bad that I finally started leaving my home to go to my parents to put him down for naps because he couldnt take them at home. I loved my apartment layout. It was very open for an apartment. I liked how close it was to my family, the canal path, and different stores we frequent. I hated not getting to enjoy my patio, how the office staff treated us, the tight parking, the constant smoking, the mangy cats that pee all over your outdoor stuff, and general updityness. Id recommend these apartments to college kids or very recently marrieds, but no one with kids.

If you want bed bugs and floods all the time this is the place for you. Management has no sense of urgency, since of course it's not effecting their lives. They don't keep anything up to date( our fridge and dishwasher look like they're from the late 80's), we've had mold a few times and they seem to just not care. I'm surprised this place is still standing, there's always a problem with cockroaches and they're always booked fixing tenants water pipes because it's so old. Now there's a huge bed bug infestation and all they can say is we have to wait for the pest guy since he only comes out on Fridays, news flash bed bugs don't wait. I won't send my worst enemy to live here. Live here at your own risk (and health).

I've lived here for over 6 months and haven't had any issues! I love living here and the atmosphere of the place. The apartment is awesome with lots of space and I love the fact I have a pantry and the option for a washer and dryer. Also, the office staff is pretty awesome too, always very friendly and helpful.

This place is awsome..... MINUS the stinky CAT PEE everywhere all the time. It stinks its gross and its unsanitary. I really love cats.. grew up with both dogs and cats. I love animals. But this stray cat problem here is horrible. Its not good for humans or the cats.. One is running around missing an eye.. nose all runny.. a couple of them are mangy as all hell, and others do their 'meow sex call' allllllll night. They just repainted the whole place but it doesnt matter! because its covered in cat pee already. So is everyones tires and vehicles. I had the day off and watched outside pretty much all day and night, cat after cat peeing on everyones vehicles over and over AND OVER again.. cat spray all over our porch and can smell cat pee walking through the neighborhood to walgreens. The office wont do anything about it. Crazy huh? Pure madness to me. I know a few people in this complex who completely agree and have complained about this nuisance also. THEY EVEN HAVE THEIR OWN CATS .. but they are fixed and are NOT part of the problem.
