Ok...where do I start...SIGH... My husband and I moved to Dallas for the opportunities. We searched up and down for a place to live. We came to Overlook, and at first, we were impressed. We viewed the floor plan that was available for move in and we loved it. A week later, after continuous looking, we decided that we wanted to move there. We got there last Saturday (10/11/14) to complete the application. I asked the agent again (after calling several times) to see if that same unit was still available. She told me that they just leased it out. Ok....So I asked her is there another unit available? She said yes, but it won't be available until 10/18 because they are still working on it. We said ok. We paid our $200 holding fee and $100 app fee. They processed it and told us what we needed to bring on the move-in date. This is where it gets crazy..... TODAY, (10/17/14) I get a call from them saying that our apartment is NOT READY and won't be ready until Tuesday!!! WHAT??!! HOW DO YOU TELL SOMEONE THE LAST MINUTE THAT THERE PLACE IS NOT READY??!! I told my husband to call them. He called and the agent said that his manager would have to call him back because he couldn't do anything about it. 30 minutes later, manager called me. She told me there was a mis-communication and it was a "quick lease". The apartment wasn't nearly ready for tomorrow. WHAT??!! So, this is what she tells me: "You have 2 options: we can move you in another unit that's ready for tomorrow, but you would have to pay more in rent, or you can wait until Tuesday." WHAT KIND OF OPTION IS THAT???!!! I told her that they need to refund our money back. She put me on hold for 15 minutes, then told me that she would be able to refund me the $87.50. I said NO, REFUND ME THE $300 BACK. She then said that she could only refund the $200 back by next Friday, but not the $100 app fee because they already ran the application. I hung up. We will be paying them a visit tomorrow to tell them they need to eat every last bit of the $300 because we would have never filled out that app if the apartment wasn't available when we needed it!!! Plus, the manager didn't sound very sympathetic to our situation. It was almost as if she didn't care.

We have lived here for three years now, and I am so glad to be rid of this place soon! Every summer the place gets infested with fleas, gnats, and ants! It makes me so angry to see flea bites on my newborn and my one and a half year old cant play outside without getting eaten alive or stepping in dog crap. Also, the maintenance is absolutely horrible here. We have had flooding from other apartments coming through the walls and ceiling several times that took days for them to get around to and we were left to take care of the nasty soaked carpets out of our own pockets. The head of maintenance decided to red-faced yell at me for asking for a new stove when our stove top exploded, caught fire, and was shooting out jolts of electricity. Then to top it all off our water heater was broken for A MONTH before maintenance decided to get around to it (which is illegal). When we took our concerns to the apartment manager she literally laughed in our face with the excuse that they were short handed in the maintenance department. A day without hot water and that excuse might have worked, but a family of three, soon to be four, to go without hot water for a month is unacceptable. I recommend looking elsewhere if you are looking for a decent place to live.

I wanted to like this apartment complex, I really do. The location is just south of the Bear Creek park & dog park, the neighborhood is very quiet. People are generally friendly in the area. Safety has never been an issue, and I don't recall hearing of any break ins. I rented the townhouse / loft layout from Sep 2010. The floor plan is quite spacious, and provide good separation from the two bedrooms. The issue with the apartment is that the walls provide virtually no insulation. The windows leak cold/hot air. Maintenance provided new weatherstriping on the doors in our apartment, after much arguing (more on this later). I can't speak about the other floor plan layouts, but the townhouse is definitely NOT recommended. The insulation problem alone would not give this a 2-star rating, however. The biggest issue is with management and maintenance staff. If there is any type of problem that's more involved than a simple repair, the staff team is very slow to respond. The major issue here was the apartment was generating electricity bills in excess of $200 in the summer months, topping off at $300 in one month. We actually suffered through 2 summers (2010 and 2011) without the staff willing to really help us. The staff was really dismissive and claimed that the $200 - $300 electricity bills were normal. They made other suggestions to dismiss us, such as our electricity rate was too high (which it was 9 cents, cheaper than some of the staff member's rate) and that we had the air conditioner set too low (which was not the case, as it was set usually at an uncomfortable 78 in the summer, which never cooled down to 78 degrees). They suggested that someone may be stealing our electricity, but did nothing about it and left it up to us, the tenants to investigate it. Since we only suffered through one really bad month in 2010, we let it slide thinking it may be a fluke. The problem resurfaced in the summer of 2011 again, and we went to complain to the staff, this time bringing evidence. After finally bringing historical electricity usage of the last 3 years, electricity bills, and a home efficiency audit (which we payed for out of pocket), they finally conceded and bought us a brand new air conditioner. Surprise! The new air conditioner still did not cool down the apartment. This is when they actually decided that there was a real problem with the apartment. The maintenance team finally found that there was an electrical problem, where the heating unit was running whenever the AC was on, causing the air conditioner to compete with the heating and run constantly. Once fixed, they left us alone. No reimbursement for outrageous electricity bills. Not even a "Sorry, you were right." Our second (and much more minor) issue is that a raccoon has crawled inside our walls (proving that there must be literally no insulation). We are on week 3 of the issue, being delayed with an excuse that they must secure funding from their main management office. Why isn't my rent money being used to remove this raccoon? These issues don't really affect them personally, and their sympathy is they extremely superficial. I'm willing to wager if you get a nicer apartment, with little maintenance issues, you'll have a great time. Stay away from the townhouse.

Current resident- (as of 8/11)Apartment was infested with fleas, carpet smells of cat urine. I found some powder to get rid of the fleas, but cleaning the carpet hasn't helped with the smell. They did offer to replace it but since I'm not staying once lease is up, didn't think it would be worth the trouble to move furn. again. They did waive my pet deposit. Noise from upstairs neighbors is horrible. Lady has a heavy foot, stomps all the time, also has 3 small children in a 1 bdr. apt. I don't think apartment managers should put small children upstairs, they need to be on ground floor, plus 3 children in a small apt. not good. Also A/C wasn't working correctly and my electric bill for this small apt. was $178 for 2 weeks. Not good considering I lived in a house(1456 sq.ft.) and paid that much for the whole month. Will not stay in this apt. when lease is up. Hoping to find a house to rent.
