Not a very pleasant experience living here at all! Never had any issues with office staff they were always nice, but maintenance and the people that live here are a different story. Our dishwasher stopped working and we called 3 times about it, finally they said someone was coming. My wife used her day off to sit around and wait for someone, at 6pm still no one came. My wife called to see what happened and was told someone is still coming. At 7pm (in the middle of eating dinner) Mr Fix-It finally comes. I told him the dishwasher doesn't drain, he sticks his head under the sink and makes some air noise with his mouth (claiming he was "blowing the line out") then stands up and says a pro will need to be called and leaves, and again nothing was done about it after that. The maintenance guys drive golf cars around and by our apartment was this grass corner that they kept driving over and it created this huge mudhole and the sidewalk was always covered in mud and dirt right there, very annoying! There's always trash all over the place all the time (especially next to the dumpster, these lazy a-holes will leave their trash bags next to the dumpster instead of inside of it, then the squirrels rip in to them and spread the garbage everywhere which won't get cleaned up), no one picks up their dog crap, loud gangster rap blasting all the time, cars honking all day, etc etc. Not to mention there was a stabbing AND a shooting in the parking lot while we lived there, we were always nervous to walk our dog at night. I could go on and on with this place, so glad we made it out alive! Definitely would NOT recommend living here!!

The Park at Canyon Ridge was certainly not always smooth sailing but is certainly not the worst place you can live in or around Denver. The amenities worked, and when they didn't, you normally were able to get someone in from maintenance within two days. Occasionally, our maintenance requests fell to the wayside but that was most likely due to the office staff's neglect and not the maintenance staff. Getting a hold of office staff over the phone, until very recently, was impossible and oftentimes the only way you could speak to someone was if you went in there. The worst part about this complex is the lack of transparency. Not all of the office staff are sufficiently knowledgeable about the complex and its rules and these gaps in knowledge can be VERY costly to some tenants. Even when staff do know the rules and policies, they are still very vague and there are a lot of hidden fees that they do not mention to you. The apartments are a decent size and the A/C and heating works great. They charge you an absurd amount of money for water, trash and sewage and during the summer months it was upwards of $200. Why? Because of the fountains and the sprinklers (although these water guzzlers are not included in the lease as your responsibility). The additional luxury of 1-2 generous sized porches and outdoor storage were nice to have, as well as the pool. This was your typical, management company owned complex. If you're used to that and don't require a personal touch when dealing with management, you will do just fine here.

I'd give this place zero stars if possible. Management office is very predatory with their late fees. I had a check bounce- it was the bank's error, not Canyon Ridge's. I sent 2 messages to get it corrected over a 5 day period and was completely ignored. *THEIR* online payment website stated that I was fully paid. Come home a week later and there's a Demand of Possession letter on my door. I go to the office immediately and offer to write a new check and SURPRISE I now owe $245 in late fees, including the days that I tried to correct the problem and was ignored and the fact that their website claimed that I had paid in full. Property manager never apologizes for ignoring my emails. How convenient... ignore your resident that's trying to fix a problem and keep racking up late fees on them. Don't live here. Take your money somewhere else.

Had a check bounce. Call to get it taken care of. I'm told that it shows as paid and can't tell me the total fees owed. Two days later they finally resolve and surprise! I owe two hundred dollars in fees. Very convenient delay.

The a management team has proven themselves to be very rude and uncaring. They will enter the apartment you rent at will and tell you it is their right to. Very very rude and unprofessional. I am very disappointed because I used to think very highly of them.
