You get what you pay for. I pay for a furnished 4 bed/ 2 bath apartment with all utilities included. When I moved in two years ago my apartment was a wreck. The AC didn't work for the first two weeks we lived there in August, sinks were broken, we were missing furniture including box springs and a kitchen table! I talked to the management about it every day, because something came up every day. Management was very nice and helped me get everything fixed. They would even tell me why we were missing furniture and took off money for the following month to make up for our troubles. The old maintenance guys were awesome. If I had an emergency they would show up at all hours of the night and I never felt uncomfortable with them in my apartment. Everyone was very friendly and willing to go out of their way to help. This past January management changed. Everything went downhill. The office staff is rude, maintenance is sketchy and nobody is willing to go out of their way or even just do what they should do and help. I'm moving out in July and I will not be moving back. Overall, the apartments are okay. The floors come up, there are bugs, things break daily. However, the rooms are a decent size, the bathrooms on the second and third floors have water closets which is nice, 4 bedroom has a nice, large living room, they're pet friendly, and they're cheap. It's a college apartment (for now, I've heard that might change) and you get what you pay for. You could pay a lot more and you'd still be living in a crappy college apartment in San Marcos, but this is close to campus and has a bus stop. Worth it for a while.

Minus my roommates I've loved living here. The office is really nice and they work with you.

I have to echo the person below: all my roommates other than my friend were TERRIBLE, but everything about the apartment itself was great. I wish that it had had some additional storage inside the units (there is no sort of storage closet) but there was enough space for a college student or anyone who lives moderately simply. The office people and maintenance were excellent on most occasions, though you might need to report issues with the apartment more than once to get them fixed (it’s better to just tell maintenance staff yourself). The maintenance people are even cool enough I could go to their garage and ask to borrow their tools when I needed to tweak small things in my apartment. Parking on the office side of the complex could get full sometimes but there was never a bad parking problem. Staff always let you know when they were doing maintenance or when theft or criminal activity of any sort happened in the area, they were very considerate to the residents. Units themselves were nice—I had an unfurnished 4/4 both times and they were clean upon arrival and everything in working condition other than a bedroom light, which was replaced quickly. I appreciated the kitchen layout a lot, it was very easy for other roommates to get to the washer/dryer and had plenty of counter space for making food (basically, it made more sense than most kitchens). Walls weren’t paper thin like some places I’ve been to; you can still hear things sometimes through walls or from above but it isn’t ridiculous, even during the occasional party. My biggest problems all had to do with residents generally not being respectful. Also seems to be one of the few complexes that doesn’t have a ridiculous pet policy, though I did not report that I had a cat so didn’t apply to my as much. The office staff wasn’t inclined to charge me a pet fee of any kind when I admitted my cat wasn’t on record, they seem pretty cool about everything in general. A few moments I greatly appreciated during my stay courtesy of the great staff: At one point during the summer the AC broke inexplicably and with no warning. They got it fixed for us within the day, the response was amazing. Just as well, when I encountered the absolute worst of my roommates to the point I had to move out of that particular unit, they were kind enough to waive my sublet fee and even had maintenance help me move my furniture to my new apartment since my parents lived too far to come over right away. During my last month my roommates had gone over the electric, which they were prone to doing. Staff was very cool about me not paying my share, since I had not been in the apartment for over a month except to move out my things and it was no hassle to turn in the key by mail, all the processes were easy. Never got any sort of bills or charges! Only reason I left was because I graduated, and now that I’m looking to come back to the area, I find myself dissatisfied with all the other communities I’m seeing and their reviews. I have a feeling I’ll be leasing with these apartments again (sans roommates, haha) if I were to come back, loved it!

Stuff was stolen from my boyfriend's truck twice. Horrible floors. Something is always broken. Horrible beds if you get the place furnished. Only positive is the location to stores and school.
