If only I could rate negative stars. My husband and I were relocated to the Franklin area and had to find an apartment fast. We were thrilled to find these apartments, and jumped on an opening they had for us. We did everything we were supposed to do: filled out the application, put the deposit down, sent them all the paperwork they needed and even went ahead and gave the 1st months rent...all in the same day. They told us our move in date, printed out all of 'our' apartment info and told us that they would give us a call the next week. Well they did give us a call....to tell us that the current resident had decided that he needed to extend his lease and that we no longer had an apartment to move into (we were supposed to move in exactly one week from the day of the phone call). Even though they have a policy in place that gives the current residents a chance to extend their lease, and this gentleman had clearly missed that window, they let him stay. The manager, Adele, called to tell us this and was 100% unhelpful when we told her how much trouble this would cause us. They had a larger, more expensive apartment we could move into, but would not give it to us at the same price. She even had the nerve to make up excuses for their actions and hung up on my husband(she blamed it on phone issues, but never called him back after the 'issue'...) Basically I wouldn't even consider living here, obviously the management has zero customer service experience and could care less how much they screw people over. We WERE excited about moving to Franklin...way to go Viera Cool Springs Apartments!

Although the property itself has many desirable features, management seems to be very comfortable deceiving and abusing tenants. My 83 year old mother has rented her apt for close to 5 years. A washer and dryer in her apartment were included features. Management offered to upgrade her apartment which required her to hire movers to remove everything from her apartment. It was a very stressful and difficult effort for her. Upon her return, she was told (after no advance notice or warning of any kind) that she could no longer have a washer and dryer provided. I approached management on her behalf and asked them the question, “If you were provided an amenity of any kind before an upgrade, would you expect that amenity to continue after your upgrade if you were not informed otherwise.” Although they acknowledged that they probably would, management refuses to return the washer dryer for fear that they would have to do the right thing for others. Although I was promised twice that the property manager would return my call to discuss, I have not had a returned call. Maybe I will hear back after the 3rd promise made today. We are VERY disappointed in the unwillingness of the apartment to “do the right thing” and by the deceitful way in which this rent increase was made and by the failure of the property manager to return a call. Be very careful dealing with these people. Do not trust them. Carefully inquire about everything. They are very comfortable feeling that tenants have no power and seem totally indifferent.

Can you say racist? Well, what can I say. My experiences were on par with everyone else's here. They asked for proof I could afford the housing unit. I said I'd forward my W-2, which I did. They said that would be sufficient. I was told I would be called back in the morning. WELL I wasn't called back in the morning. I called and was told "you only make $30,000"...I then pointed out "Um, yeah look at the other line", which was a 6 figure amount and then was told "Oh okay well that should be fine". I get another call, later on and it seems that wasn't. "The manager said that was a 2012 W-2 and that wasn't sufficient"....I didn't exactly GET my 2013 W-2 from my company yet. I explained that, and that wasn't sufficient. "Alright, I'll come on over with my BANK STATEMENT to prove it." Well I came over with a bank statement, showing bi-weekly deposits of $5k. Well that wasn't enough either. Even showing a sitting bank account of $50k wasn't sufficient. And how much was I paying? Was I buying a MILLLION DOLLAR HOME? Oh no. I was trying to get an $827 a month apartment for 10 months. Most places will ask in lieu of employment you have enough for the duration of the rent. That's standard. I spoke with a friend and she thought, and I agree, I was being discriminated against. I would not RECOMMEND this place to anyone, and might even bring suit against them myself.

Simply do not like the apartments. Most concerned about safety beside other factors. Recently had three burglaries. Hope they improve the security here. If they don't, there is not other option then to move to some other safe apartments. If they do take measures to improve on safety, I will update the review and adjust the ratings.

I have lived in Viera for almost 2 years now and it has been a great experience. The price is fair considering how much everything else is going for around Cool Springs. I have always felt safe and my neighbors are all so friendly. My dog LOVES the dog park and playing with the other dogs. The staff and maintenance crew have been very helpful and friendly. They seem to go above and beyond to make sure their renters are happy. I get emails monthly checking in to make sure I am happy and that I am not having any maintenance or other issues. I have lived in a lot of apartment complexes, and this is by far the best one yet. I would highly recommend to anyone looking.
