Hello, My name is Yesenia and I am the Community Director here at The Park at Avilla (formerly The Village at Brandon). I just wanted to take this time to give a little insight on what has been going on in this property since the takeover in late September. Unfortunately we ran into a lot of obstacles since day one of coming here. Since then we have been working diligently to handle all of the major issues while trying to make some needed changes on the property itself. We have already completed the major repairs on the roofs of the buildings which were first and foremost. We also took care of all of the hazards on the sidewalks and the buildings are now being pressure washed and painted. We will then go ahead and fix all of the storage closets needing repairs and the entire lot will be paved. As most of you know there will be a fitness center built within the next 4 to 5 months or so. Our new business center should be completed in March 2015 along with other work being done on property. During all of this Daryl, Katty and I continue to do our very best to respond to the residents needs in a timely matter. Our website did take longer than anticipated to go live do to the sudden name change. In the meantime I did accept credit card payments over the phone for the months of November and December to try and make it easier for our residents to make their rent payments. Unfortunately the drop box was removed prior to us taking over and due to the high theft rate they cause we cannot reopen it. I must say that there are Wonderful Residents here. I am very happy on this property and I do love hearing from our residents. I did receive many complaints about previous management but unfortunately I cannot speak for them. What I can say is that we do Enjoy it here and we are always available for all of the residents. If for some reason I am not in the office (usually if I'm by myself and need to step out) anyone can call the office and leave a message and it will be responded to immediately. Or we can be reached via email. I am also a renter so I do understand most of the frustrations from our residents. We also try to help them understand our side with compassion and compromise. Overall this is an Amazing Place.... Great hidden location, Spacious floor plans with lots of large windows, and the buildings are very well spread out. I wouldnt waste my time or money with this place! We have lived there since Dec. of 2013 it was bad from the get go! For starters to this day they have yet to do a walk through which is in my favor considering that they cant say anything about the condition of my home when i move out. ( Not that we are worried) Prior to the sell of this property in Dec of 2014 Greystar was the mgt. of this location BecKy was hit or miss on if she was able and willing to ever help you we moved in to the home, The floors were messy all scratched and dusty, the toilet in the master bedroom was broken (took a week to fix) and the carpets were died a new color do to pet odor. After fighting with them they did replace the carpert in one of the bedrooms and legit threw polish on fake wood floors instead of just installing new floors, the kitchen is falling apart the cabinets lean and are falling out of the wall. We requested new ones they said they were solid and from the 80's so Darryl came and stuck some new white fronts on drawers that dont pull out and thats it. They legit spent money to have someone fromt he cabinet store come out to look at it to turn around and DO NOTHING, that was a start of a patterm. When something is broken or wrong GOOD luck getting a NEW anything Darryl will just pull something outta a newer unit or try to order it but he can only order so many things a year! Darryl is ok he knows what he knows and can only do so much! We had a HUGE A/C issue where my bill was runnin $178+ a month with it sitting on 78 they basically said oh sorry nothing we can do. They out right told me we have old washer and dryers which cause us to have to dry clothes twice. Its insane how they just pass the buck. They will shut your water off in a min b/c no one understandsto turn it off per buliding so you come home ot no water. Drug deals happen on a daily and instead of lights to help light up the night in the back of the complex they sent a letter to just alert you. My husband works for TECO who had stuff stolen from his truck they did nothing, not even as much as an ok lets see what we can do to improve this situation. We purchased a car while living here whenhe loan officed called 3 times to verify that we lived there and they told them NO. Till my Husband had to get on the phone and say look i pay rent here every month WHY are you telling someone NO? They had no clue the new office staff is hit or miss they send way to many communications about usless crap they should be more worried about the people they allow to live here, Perhaps run back gournd checks on residents and ensure a safe place to live. Paying RENT is funny there now, since they still have no up and running online bill pay, Good luck dropping off the rent after their office hours as they have no drop box they offer to pick it up however i think they wont like having to come at 4am to pick it up or my office. I WOULD NOT reccomend this location to anyone as they are trying to fix the palce up the lack of care from anyone in that office is disturbing. We cant wait to move out and be done with this community.

They are under new management and are terrible. Roomate and i were locked out of our apartment. Called the emergency line. You have to leave a message? What if my toilet was over flowing?? Seriously
