Lived there a little over a year. I'd live there again; no doubts. The only real beef I ever had was with the residents who don't respect the one way signs in the parking lots. You have to be careful you don't get hit pulling out of your parking space. Management is great; maintenance is very responsive.
I lived at Waters Park for 3 years between 2012-15. The buildings are aging and poorly maintained. Floorboards shake and pray you don't have neighbors with pets or children living above you. Pest problems such as ants, or the occasional neighbor with bed bugs are not uncommon. The staff is courteous and interested in you, until you sign the lease. Blank stares and awkward exchanges can be expected if you have problems with the meth dealing prostitute that lives next door, no matter how bad she might be hallucinating. Forget about getting any deposits back, even if you pay to have their cleaning service clean your apartment when you vacate, and expect to be charged for damages their maintenance guys caused. Utility bills are high, do to dated and inefficient AC units, and high water bills that you pay to Waters Park. On the positive side... I loved my private garage, it was cheap ($70/m) and worth it. Cars are broken into a lot in the complex, and police are a common site. Rent is fair, but I wouldn't recommend this place to anyone. There are plenty of nicer places downtown for just a little more $$. UPDATE: Waters Park Manager. Replying to my review in a concerned manner doesn't change my opinion of the property. I tried to voice my concerns to the staff on many occasions, to no avail. You charged me over $650 after I moved out for damages I DID NOT cause. At this point, I don't even want a refund. I just want to forget I ever lived at Waters Park.
I've lived here for about 6 months now and love it! The staff is amazing and the maintenance team is always prompt. Our 2 bedroom, 2 bathroom apartment is spacious! I love my kitchen space, the deep bathtubs and the huge balcony. The community is quiet for the most part. I'm within walking distance of the library, a great elementary school, a few corner stores and restaurants. The jogging path is nice and secluded, both pools are nice, my daughter enjoys the playground, and I can't wait to use the outdoor kitchen when we have guests this summer. The only downside is the minimal parking, but I only have issues finding a spot if I come home later than 9pm. All in all, I'm glad we chose to move to Waters Park!
Best apartments that we have lived in around Austin. Fair prices, and great location close to the Domain. The tenants in this complex are friendly; lots of families. The office staff and employees are the best I've ever seen. The maintenance is responsive, efficient, and friendly. I would definitely recommend this apartment complex to a friend. Parking can sometimes be annoying only because you may not get a spot close to your actual building, but that's not a huge problem. Pet deposit is $450, and the rent is competitive considering the location. Only bad experience was the mold we found on our closet wall and baseboards when moving out. Property is managed by Ram Partners LLC (Atlanta, GA).
Great location and amenities. The only issue is parking, after 9pm, good luck finding a spot near your building.
