Sadly most of these 1 star reviews are right. Let's be honest, most people don't review their property managers unless they're awful, but these guy deserve it. They never answered service calls, and move in/move-out checkouts were very shady.
Lisa Havard is very unprofessional property manager. In Summary: I am moving to Sacramento from out of the State from the East Coast due to work. Lisa and I spoke regarding a property, exchanged emails, where I advised her of my intentions to rent the property and provided her my move in dates within the next three weeks in August. I called and emailed her several times in the following days to follow-up, with no response. Through another employee via the phone, I was told that the property had been rented out after we had spoken. Again, I tried to contact Lisa to confirm this with no answer. Basically, Lisa told me one thing and then rented the property to another person behind my back knowing my intentions and moving situations. Very disappointed in the overall service of Mark III Management, and Lisa’s ethics and poor communication skills which have put me in a Negative bind in finding a home and move based on my timeline.
We've been at the same place for over 14 years. Now this place is need of repairs, so we put in a request for someone to come out multiple times, FINALLY got back to us several months later and when we brought up the issue they played off like they had never received a prior phone call. Told them there's a HOLE on the side of the house, needs new roof, and new carpeting. It took them over a week a to come out and look, took pictures and said they'd have the repairs done at the beginning of October. It's now December... They don't want to make the repairs. We JUST found out 3 days ago from the real estate agent that the owners put this up for a short sale. They want to come through and show to potential clients the house TOMORROW! After 14 years of being here, we have to just pack everything up as soon as possible. It would've been nice to know back in October when the repairs should have been made or even last month, that way we don't have to pack everything up right before Christmas!!!! Horrible way to do business, will not be wanting ANYTHING from Mark III in the future. Loved the house at first, but now I can't wait to get out of this hellhole. Unless you like having to make multiple phone calls to a lazy property management company to get major repairs done and like having no notice about having to move, DO NOT DO BUSINESS WITH THEM! They're lucky getting one star from me... it's one star too high.
VERY LOW COSTUMER SERVICE I WAS LOOKING FOR RENTAL PROPERTY ,THEY PUT ME ON SOME BOB VOICE MAIL HE TOOK LIKE ALMOST A WEEK TO RETURN MY CALL I HAD ALREADY FIND PROPERTY, ITOLD HIM THAT HE WAS VERY MADE BECAUSE I TOLD HIM SORRY I DONT NEED IT ANY MORE HE WAS VERY RUDE NOT RECOMENDED IF IT IS KIND OF STARTING DONT WANA DEAL KIND OF PEOPLE
I was briefly a tenant of Mark III before the house I was living in was sold and the new owner decided to manage it himself. I am ashamed to say I was young and stupid when I rented from them. Steve made my roommate and I sign the walk-through inspection before we had actually walked through and told us we could submit a form with corrections that would be filed with our lease up to 10 days after we moved in. Once we moved in, I noticed things I had signed off on that were not true. There were some holes in the walls, rips in the curtains, the filter for the central heat and air was old and filthy (he specifically told me he had changed it himself a week before), etc. They were all very minor things, but I still wanted them noted as damage that was done before I moved in. I faxed the form I was given to Mark III, then called a few minutes later to make sure they got it and was told it was already filed with my lease. When we moved out, our file had been given to a new management company, Laughton Properties. I did a final inspection with one of their agents and pointed out the damage that should have been noted in the form I had faxed to Mark III. Big surprise, the form never made it into my file. Luckily, the Laughton agent was reasonable and only knocked off $20 for some nail holes in the walls. We then received an incorrect security deposit refund and when I called to figure out why, I found out that after we had signed the lease and paid the deposit, Steve had gone back, scratched out the amount we signed for as having paid as a deposit, written in a lesser amount, and forged my initials. Not cool. Luckily, Laughton worked with us and gave us our correct deposit refund. Personality-wise, I find Steve to be extremely fake and manipulative, like a used car salesman stereotype. He's obnoxious and I did not trust him or enjoy working with him at all. Since then, I have seen adorable apartments that I would have loved to move in to but lost interest the moment I saw that Mark III managed them. They are the Nigerian scam equivalent of a rental company, my best advice is to avoid working with them.
