I would like to make people aware of how unprofessional the Park at Portofino representatives are and how crooked they are as a company. When I first moved in it was listed as Hamilton Bay apartments about 2 months in to my contract the current owners were bought out and INSTANTLY my rent went up from $879 to $955 a month. When I went to negotiate this pricing they told me it was for "water" and that they would be supplying everyone with a washer and dryer, I told them I already had a washer and dryer and asked if they would replace them they told me I was responsible for moving the current unit out of my apartment before they would give me a new one, but yet no compromise in my rent. This was ONLY the beginning, a month after management changed I got a letter on my door telling me I owed rent and was charged a $100 late fee, I immediately went to the office to dispute this because I paid everything online, this time they did adjust the price due to the website change. This happened to me the following month as well and they would NOT credit me the $100 because they said it was my fault (little did I know when I went in the first time they did not register me to pay online, so when I was submitting my payment it wasn't going through) again not sure how this was my fault. During the summer months I noticed and instant spike in my electric bill and that my apartment would not get cool even in the middle of the night, I contacted maintenance to come check my AC they did and in a timely manner they told me it just needed a new filter (no biggie I thought) it worked for about 2 months and then again I would come home to my thermostat set at 76 but the temp in the high 80s, I contacted maintenance again and once again in a timely manner they did come and check the unit and this time they did clean out the tray and the water heater which had stagnant water sitting in the catch on the floor. When I came home that night my thermostat had been moved down (by maintenance) to 70 degrees and the internal temperature in my apartment was 92 degrees 92!! I had to get a hotel because I simply could not sleep in 92 degree temp. I finally had enough and contacted the supervisor of the complex the next day she did have a crew to replace my unit and from there I it was fixed. For the 3 months my AC was out of order my electric bill was almost 80 dollars higher than my normal. I was ok with all of this until I requested to break my contract because of all of the issues I was having, for 4 months the pool closest to me and the gym was closed. These were all part of the reasons I chose this apartment, I had to get a gym membership because when I asked when it will re open I was told "I don't know" (great customer service by the girls in the office) absolutely not, they have that corporate mentality where they can just walk over any and everyone. When I went to try and part ways they pulled up my lease and told me I had to pay the 2 months rent thats what I signed for, I told them I would not because they broke my lease months before I broke my lease. I left the complex and within 2 weeks they mailed me a final bill for over $2000 which included those 2 months rent, "damage fees" (mind you they kept my deposit) the "damage" was I left my old washer and dryer because I am a young female who moved 10 hours from home and had no help moving 3 floors down), a "breach of contract" fee which is listed NO WHERE on my lease, and 2 trash fees because my mom came to visit and left the trash by the door at 11 o'clock at night and threw it away by 9am the next morning.
The management is always playing csi and dog poop is all I smell and the trash is horrible. We spend all this money we should have valet trash like every other place. Not worth it when i moved in there was a hole behind the toliet and my 3rd flr apartment feels like a atic with no proper ventilation always hot and oh yea the dishwasher always have a nasty smell.
If there was a zero rating, I would have chosen it. Started with not fixing any of the service requests that we opened at the beginning when we first moved here. I am finally out of my contract with them and they finally filled the empty fire extinguisher a few weeks ago. Then there is the leak in the bathroom ceiling around the exhaust fan. The maintenence worker came out and looked at it and asked me who tried to repair it before. Said it looked like I tried to mess with it. (Like I can fix a leaky roof from the inside of the apartment. ) Then when I showed him all of the water damage down the walls, he said he would have it repaired. Guess what? Yes, that's right, nothing. Then the dishwasher that will never fully empty the water, causing a terrible stench. The maintenence worker left a closed service request saying, it runs. I never said it didn't run, it does not empty the water. The kitchen sink leaks. Then there are the cabinets that are not leveled, and the broken one in my bathroom. The toilet that rocks when you sit on it. They pipes that knock. The fan we asked to have installed 5 months ago. The roaches are finally under control, now that they are spraying and I am spraying every month. And the trash! I have Never been in a place that allows trash to sit outside their residents' doors for days, building up, without any fee or notice. Don't try to complain, because the office will ignore you. They have repeatedly placed me on hold and not come back on the line until I call back again. This last time, today, I walked down there while on hold, to find out they, "oops, forgot". Their hold recording is a joke, "we care for our residents. we are a professional staff." But, oops I forgot. (On hold for 13 minutes and only 4 minutes left until the office closed. Don't think someone would have come back on the line. ) Our mail has not been delivered since last month when I received a notice to go to the rental office and collect my mail or it will be returned. We went to the office, and they said they don't have it. Today I get another notice saying, 'New Customer ' list names. What the F? I have been living here for 8 months. The office responded with, it's not us, it's the postal carrier. Although they are aware that residents are having issues, they don't report it or take it seriously? Just give the resident the location of the post office and provide no empathy or understanding? I have called several times about the open work orders, they say, there is an issue with their service request system, please resubmit. Then the next day I get all of the emails staying that they closed all of them out. Mind you, none were completed. I called about that, too. The response was, we are changing over systems so we had to close them. Funny, they change over systems a lot. Do not think it is really a gated community. Visitors will wait, lines getting 7+ deep, holding everyone up until a resident gets out of their car to use the key fab. Two months after I moved in someone hit the entrance gate, so it stayed open for three months before they fixed it. Now the exit gate has been hit, and it is left open; most likely for the next three months. LEASEE BEWARE!! I am finally out of this over priced dump. I cannot imagine a worse experience than what I have gotten here. Oh, and the other person is absolutely right, the gym equipment is beyond repair. The spa didn't work and was green scum for months and the trash compactor is broken every other month. Believe me, I can't make this stuff up if I tried.
I feel like I live in a Dog kennel where the dogs never stop barking and the dog owners don't pick up after their pets do their business. Management needs to get it under control. The Pools are poorly maintained. Gates are broken more then they are working. Trash is overflowing. Bring a saddle you can ride the roaches. Damage to walls just gets painted over. I found my apartment 2 weeks prior to moving in and at that time the floor needed to be repaired. Hot tub hasn't worked in weeks, and when it did it was full of duck crap. Pool gates do not secure the pool. They day I moved in the floor was still not repaired. At that time I told the staff I can see a management issue already. I guess looking back now management has clearly lived up to my expectations. As soon as my lease is up I will be out of here. They clearly manage the place on a very tight budget.
My husband and I lived in Hamilton Bay Apartments for almost two years and our experience wasn't perfect nor pleasant. My husband has been emailing (talking) to the manager back and forth about a RAT situation we had going on for months (I've learnt about different types of rats in the mean time) and the best they offered us was $300 discount towards next rent for the lots of days worth of grocery, eating out and not having friends or families over. We spent way more than that (I don't know how they came up with that number) within two trips to Costco, We had to trow out everything in our pantry on multiple occasions, on one trip to Publix these days it's so easy to spend $200, not even mentioning how much it cost to dine out for a month. I'll post pictures from the different rat situation, trash and other struggles we had. Be aware! When we moved in one of their add ons on price was gated community but their gate hasn't been working for a loooong time and I saw cops on different occasions on the premise. There has been burglary, and who knows what else. In order to get them do a carpet cleaning and a regular light bulb fix it takes about a month or more if you don't keep insisting.
