-Noise control: When we moved in we were told the windows were double glazed, thus less noise pollution from outside would come through. This is not the case. Every noise from outside can be heard. Additionally, many of the other tenants allowed in are uncivil and show a reckless disregard for others in their level of noise contributions. For instance, at 2am I am often awoken by the sound of car stereo of someone who is parked outside blasting their music. -Being thrown out of our apartment: With 10 days notice we were informed we would be forced to leave for several days so that the buildings could be fumigated for termites. Mind you, I reported the termite problem 2 years ago and nothing was ever done. I'm told the lease allows the owners to kick us out without any reimbursement obligation, however I was under the impression that this was only in extreme emergent situations. Myself and I'm told, many other tenants, are now suffering financially due to this displacement over something that was a known issue for over a year. -Pest control issues not being addressed: In addition to the previously reported termites, I also reported a major roach infestation in the Fall of 2015 that was never fixed. The maintenance team said it was Massey's problem, and Massey said it was a maintenance issue, as they we likely coming up through a crack in the bathroom pipe.
We have been a long term tenant of this complex and since GreyStar has taken over my dissatisfaction with the community has increasingly grown. While everyone in the front office is friendly, the staff is inconsistent and changes about every 3 or 4 months, besides the office manager who has been there as long I have been there. Speaking of the office manager, she is very friendly but she has become difficult to get in touch with and I have been left to feel avoided when wanting to interact with her directly and not the other staff. If you have an issue with dogs or dog poop, this is not the complex for you. We are a dog owner, but always make it a point to pick up after our dog. This cannot be said for other owners who leave their dog's poop EVERYWHERE. There are rules against in the lease yet there is no enforcement or reminders given out regarding the policy. For the owners that do pick up after their dogs, we are left with disposal cans that are overflowing most days. You can only imagine what this smells like on a warm/hot summer day. From my perspective I don't think management pays attention to this issue, despite their daily walks/checks of the property. Also, some dog owners allow their dogs to walk without a leash. This creates a BIG issue when other dog owners are trying to walk their dogs at the same time. There are electrical holes in ground that DO NOT have covers. This is an accident waiting to happen, should someone not be watching where they walk or heavens forbid, something short because of rainwater and cause a bigger issue. There are teenagers that access the gym and clubhouse that do not reside in the complex, but instead in the neighboring complex. When we signed our original lease the concierge trash pick-up seemed fantastic. Who wants to haul their trash to a dumpster when you live in an apartment complex. Now, it feels like just a waste of money. We have guidelines that we are "suppose to follow" for when to put trash out and that it is suppose to be in the can. This does not occur. Neighbors leave trash out at all hours, often over the weekends when the concierge does not come and it is not in the trash can. Just in bags to pile up. It is quite tacky for being a fairly nice complex. Also, there used to be a recycling program when we first moved in but no longer are bags provided for recycling; they do not pick up recycling, and the only container available for recycling is for cardboard only. No plastic, glasses or other options available. A few other minor to moderate things. The golf simulator is FALSE advertisement as it has been broke since I moved in SEVERAL years ago and the statement of being a smoke free community is false as well. The lease states that you are not allowed to smoke in your apartment or on the premises on the community, but if you walk the grounds you will find cigarette butts throughout the community and often a night you can catch a neighbor or two outside smoking. Lastly, the walls and floors are very thin so you will constantly hear your neighbors discussions, TVs, radios, walking or even their pets roaming above you. Overall, the community does not stand up to what it advertises so be cautious when choosing this complex. Needless to say, my household will no longer be tenant when our lease comes back around for renewal. It is not worth the over $1,000.00 a month that is paid in rent, wsg, and parking fees. Yes, that is correct parking fees. You have to pay $10.00 per month for parking per vehicle with no guaranteed parking space. For that you have to pay $20.00 per month.
This place is great! The office staff is always friendly and willing to work with you. Maintenance is very prompt and thorough at their job. You get the feeling that the management is on your side, and their customer service doesn't end with the signing of the lease. Me and my wife love living here. For the price, the amenities are fantastic! Three pools, a media center, and a great gym! On top of all that, the neighborhood is safe and secure; children play outside and a lot of people have pets. Try finding the same deal for a lower price in a decent part of Greater Orlando. I dare ya. I don't know what problems the place may have had 3-5 years ago, but I haven't had any since moving in last year.
DO NOT LIVE HERE. Severe mold issues from several floods/leaks prior to us moving in. Maintenance is incompetent and tried to convince me that the mold droppings on my counter was coffee grinds and dirt. When they finally came to fix the issue they did it completely wrong and just released mold spores into the air. For months I suffered from hives, pink eye, sore throats, and a plethora of other mold allergy illnesses that I'm still dealing with 5 months later. The only way they let us out of the lease scot-free and paid us back our deposit is when we hired an outside team to test the air for mold and inspect. They ended up discovering a wall full of mold behind the dishwasher. It was completely sickening. I really wanted all my money back because they put my life in danger and lied about the condition of the apartment but since new management had just taken over, they denied. In addition to mold there were spiders everywhere, cockroaches, lizards, and even a black snake in my kitchen. TERRIBLE PLACE TO LIVE. HIGHLY OVERPRICED. You know the neighborhood and apartments are bad when the leasing agent can live there for free and he doesn't.
Pros: Great looking, well-kept property, maintenance staff is extremely fast, nice recreational amenities, amazing staff (Sarah!) Cons: High price that raises every year (final price of $890 for my 500-something square foot 1 bedroom). I lived in this complex from 2011-2013, and I very much enjoyed it. I never had any major issues. The property is attractive, and the assistant property manager at the time (Sarah) was the most helpful and pleasant leasing agent I have ever met.
