Most of the reviews are from people who have had some problematic experiences here, as I'm sure most residents who had a fine time staying here wouldn't really see the need to warn others about the "dangers" of the community (as in the things they personally have gripes against). I am currently a resident at the reflections, and have been fairly happy with it since the beginning. When I had first moved in around Mid-April, the jet noise was fairly frequent, but it seems to have severely toned down in the past few months. Maybe I just can't hear it anymore; being used to it, but I could swear that I maybe only hear one a week nowadays. The community is fairly relaxed, and is extremely quiet most of the time. You'll get the occasional person cleaning out their cars or maybe working in their garage, but the noise is never enough to get bothersome. The complex is also fairly close to the mall, and plenty of other restaurants and attractions, so it's very surprising that you can't hear any of the traffic from the street close by. Don't get me wrong, you may occasionally hear a police siren or ambulance late at night, but their never coming into our complex, and that comes with anywhere you decide to live in Virginia Beach; or in any major city for that matter! I have only ever had one problem as far as maintenance goes so fast, and when I had called the maintenance department about it they had someone out to my location within 10 minutes time. After that person had fixed the problem (A small water leak), he even immediately sent in a carpet cleaner to fix up the small patch of carpet that was affected by the water. I was ready to wait a few business days for all of it to get done, and they had it finished within 2-3 hours; tops! Either way, its a really nice quiet place to live for the city, and most other places in the Virginia beach area are going to be fairly comparable in price for the same safe community.
This past September I relocated from New York to Virginia Beach for a career opportunity, and only had about two weeks to find an apartment. I ended up landing on Reflections, after doing quite a bit of research using Zillow, and other apartment finders. As it turns out, quite a few people I now work with and have met either live in Reflections, or have lived here in the past - all of them with great things to say! Reflections is located in an extremely convenient area - just minutes from Lynnhaven Mall, and a very short drive to the Oceanfront. Literally anything you could possibly need is within a 5-10 minute drive. Mass transit options are also within both walking, and biking distance. I've been living here for almost nine months now, and have no complaints! One of the best features (of what I assume all AIMCO properties utilize), is the online portal where you can very easily pay your rent, check for community updates (this should definitely be utilized more often btw!) or submit maintenance requests. The few times where I have had to submit a maintenance request for very minor issues, the team responded immediately and were not only professional but very knowledgeable. Within the past week, I had casually mentioned in a follow-up maintenance survey that it would be nice if the buildings could be pressure washed. Low and behold, just today as I was leaving for work, my building was being sprayed down - even with this insane heat, they're out there working to make the community look great! Although others have posted complaints about parking, and the various issues - I will say that the recent change in property management has very clearly had a positive effect on the community. It is evident that the new property management has been making changes to not only keep the property in tip-top shape, but also has been listening and taking acton upon resident feedback. As far as the community itself - a large majority of the area is comprised of Military Men, Women and families, which makes for a quiet, and respectful neighborhood. Now that Summer is in full effect, I often see families out walking their dogs around the complex, as well as both the Tennis and Basketball courts being utilized, which are both great. There is also a pretty cool dog park, if you have pets. My family came down to visit over the holiday, and despite the little bit of snow on the ground, I took my dog over to the park and he had a blast! I would absolutely reccomend Reflections to anyone out there looking around for a competitively priced apartment to call home. Whether you're single, married or have a family - Reflections is an extremely friendly, clean, crime-free (and smoke free!) community located in an incredibly convenient location with a vast array of amenities to boast! Not to mention the friendly and efficient staff that actually listen to and take actions upon resident feedback! I look forward to renewing my lease in the fall, and am excited to continue to see more changes and improvements within the community going forward!
My husband and I read some negative reviews before we moved in but - recognizing that angry people are the most likely to write reviews which may or may not be a fair representation of the company - we decided to take a chance. Unfortunately they have worked hard since then to prove they did in fact deserve the reputation they had been given through those reviews. Our initial contact, Teron, was friendly, communicative, and helped us find a unit with a layout we loved. Nothing but positive things about him personally. Unfortunately, we stayed only 7 months and had too many issues to detail in one review. While living in our downstairs unit we had two major water problems in our apartment; one from a broken pipe in an upstairs unit, and another from a 'foundation issue' after a heavy rain. Both left our carpet heavily stained, the second was reported the morning before we left town for a holiday and was still damp when we came back 5 days later - they never dried it or took any steps to clean the carpet! Upon moving out we were told that we would still be expected to pay the carpet cleaning fee, which we felt was unfair given the condition of the carpet while we lived there, but did not fight it. Aimco then proceeded to charge us to replace the carpet. We are still working to get our security deposit back and avoid additional charges. Aside from this major issue, many of our complaints center around a lack of organization and communication from the office at Reflections. Throughout many of our issues we have asked to speak with the community manager only to be directed elsewhere or promised that she would return our calls (to this date she has never reached out to us.) They are inflexible and you will end up paying a heavy price for taking a chance here. I understand decent, affordable places are hard to come by - if you must rent here, at least do yourself a favor and diligently document and photograph everything. Get all of your answers/communications in writing and do not assume you will be treated fairly. Finally, make sure you document all service requests made as all of these are kept on your online account and deleted once you move out.
Read the reviews!! Between the general upkeep, the pool of blood that they wouldnt clean up after months (still there), taking your deposit after move out, late fees (zero grace period), and lack of a functional gym this place is ridiculous...and costly. Ancient appliances...old carpet...which im fine with but know sooner or later they will want your deposit to pay for upgrades. No sleep on weekends...always ppl screaming. Noise carries through walls...cant even blame my neighbors some times...but whatever...find somewhere else. First year I tried getting maintenance to address an animal in the crawl space about me (try listening to scratching at night for a year) eventually the whole ceiling over my balcany came down! I told then a year earlier animals were getting in. The pool of blood is really the most disgusting situation...so sad months later its just a dark red patch on the steps...disgusting. ONLY good thing is Nathan is a really nice guy who does a great job.
Easily the worst managed property in Virginia Beach. They have one thing on their minds and that's money! What apartment complex increases the price to park at your own apartment? In addition I submitted several maintenance requests for animals living in the attic area above my apartment. Nothing was ever done. Every morning I work up to squirrels or whatever it was! Secondly, I asked that maintenance not enter my home when I am not available. So instead they gave my key to a 3rd party vendor whom preceded to enter my home while my wife was home alone. Finally after dealing with this for 3 years, I decided to move. Move out inspection took advantage of my wife being there vs me and fine me for everything they could possibly find wrong. The ceiling was yellow where the animals urinated.... Fine! I paid $150 for carpet cleaning and got a a bill for $700 to replace the carpet for a spot smaller than the palm of my hand. Needless to say they kept my deposit. AMICO property management is unprofessional. The change of hierarchy does not respond to tenant issues. I would recommend this place to a meth user!
