I've been here a year and have lived in multiple large complexes in town. I find this to be one of the best values overall. We have 3 br 2 ba in a clean, quiet, cul de sac neighborhood for less than $750. Maintenance isn't always the best but they do get things done as needed and in a reasonable time. Not sure why all the negative complaints. I pay my rent on time and have had no problems.
At first I was very excited to move into this place. I found a place that allowed more than one day and there wasn't a weight limit and there wasn't a limit to the number of dogs. Hanna is the best person in the office. She is the sweetest ever and does everything she can do to make me happy. Any time I have had a problem she is right on it trying to resolve it. However it when it comes to Wendy needing to resolve the issues I never hear from her. I am still waiting to hear from Wendy in regards to some recent complaints. The walls are thin. That at times I can hear my neighbors tv when I am laying in bed going to sleep and they don't even have it on that loud. They may be dog friendly but they can make the place more dog friendly especially for the people who live in the town houses. The town houses do not have their own yards (front or back) There is no fence to show where the yards could end. Their dog walking areas for dogs to relieve themselves are not that great and I highly recommend to use you own bags because their bags are cheap and break all the time. There is not enough parking for residents. People park on the side of the road and cause for the road to be turned into one way and they have done nothing about it. I am still waiting on a garage door opener that I can use from my car that I asked for over a week ago. And I never should have had ask for it in the first place. They do not show you where your mailbox is and I have a key that can open up two mailboxes!!! I only gave them a star because it made me do it to post it. I would not have given them a star if I didn't have to.
Before I moved into this apartment complex, I saw the negative reviews and figured they were just bad tenants that felt like they needed to leave an opinion. I was wrong. But none of the reviews here seem to elaborate on the issue. The first red flag should have been when I told a coworker about moving here and he said “Oh god, don’t. You haven’t signed the lease yet have you?” But I did. His girlfriend had lived here the year before me, and I wish he had warned me sooner. First of all, the people who work in the office are nice. Except for their boss, Wendy. She runs a tight ship, which is good, but she is also pretty invasive. She treats maintenance like they’re her goons, her muscle. The other people who work in the office always seem uncomfortable. Wendy is plastic, always having a smile and always being ‘nice’. Really though she is actually really rude, nosey, and just plain mean. I feel bad for whoever has to work with her. The apartment itself is decent. It’s not the nicest but definitely not the worst. The walls are extremely thin though. How thin? I can hear my upstairs neighbor pee while I’m watching TV in the living room, while I’m lying in bed, or when I’m trying to cook dinner. My neighbor across the hall always has his TV blasting or his dog barking and yes, I can hear that throughout the apartment too. I didn’t think it would be that bad, but I shouldn’t be able to hear people relieving themselves while I’m trying to enjoy my shows. The faucets are all extremely stiff, and if they aren’t turned on all the way they make a horrible screeching noise. The neighbors still haven’t figured out how to prevent it. The cabinets are cheap, and the vanity in the bathroom has no space to put anything on, and it only serves as a place for puddles to form. The faucet leaks too. The people that live around peppertree are nice. Except for the few that like to stand in the street in the middle of the night wearing dark clothing. Try not to hit them. The office has sent people to come into my apartment with less than a 12 hour notice (the lease I signed said they would give no less than 24 hours), they usually send their maintenance men who relay information to Wendy. So don’t be surprised if she calls and asks you about something randomly and threatens you with a fine or an eviction. Its happened to me, and I’m wondering how many other people its happened to. Which is really strange, because although the Maintenance men are constantly ‘patrolling’ the property, it takes weeks to get something fixed. Another thing that the office has done is ordered all mail of ‘non-residents’ to be returned to sender. My brother wanted a gift for his wife delivered here and they wouldn’t deliver it. Yet every week I get mail from the previous tenants… I’m not sure how that works. I tried to provide some more quality feedback so you know what to expect when you move into this complex. I am trying to remain anonymous because I still (unfortunately) have to be here for another 11 months until my lease expires, and I would rather not have to deal with more problems with the office than I already do. The office is also obsessed with community emails. I've gotten emails reminding me to pay my rent, even though I always pay my rent on time. I've also gotten emails for absurd things like to look out for vandalism, because someone destroyed something in one of the dumpsters... Do not live here. There are plenty of places around Lawrence that are just as affordable (if not more so), and that are nicer than this.
They discriminate against people trying to rebuild their lives. And were not very professional about it. There are hundreds of other places nicer and cheaper.
One of the worst apartments in Lawrence. Do not live here. Old out dated facilities. Management are slum lords and in the end they will end up charging you for things they never fixed in the first place. These people are scam artists. We had a wasp infestation they never did anything about.
