I had problems I've had since I moved in and continue to find little things that my last apartment did not have wrong with it. First off, when receiving my keys from the front office on move-in I was told that my apartment wasn't completely cleaned to their liking and there were a few things that needed to be replaced. Due to them trying to renovate and clean a bunch of apartments in a short amount of time. So while I'm moving my things in they send the cleaning lady to clean up...problem is I'm trying to move my stuff in around the cleaning lady who can't do a good job because my stuff is everywhere! Their were stains on the "new" carpet, mold in the bathroom, dusty/dirty exhaust fan in the bathroom, screws in my garbage disposal that gets stopped up every few weeks even though I don't put more than scrapings from dishes down it, mismatch ceiling tiles in kitchen, a sloppy paint job of the cabinets and crooked cabinets (that have yet to be fixed or repainted). The luxurious wood blinds they show in the model apartment are far from the cheap plastic, dusty blinds in my apartment. You're telling me you can't at least replace them after each tenant or clean them? The doors to the closets are awful! They always get stuck and are dusty. If I had an apartment complex I would make sure to clean out the tracks, grease them up, and take the doors completely out and wash them off in between tenants but I guess here they are just worried about filling the apartment as fast as possible to make a buck. Management was nice enough to send a professional carpet cleaner, replace the ceiling tiles in the kitchen to match, and are pretty speedy to get things fixed. The maintenance crew is very nice, luckily, considering they are always at my apartment. I was the most pissed that I moved out of my old apartment a week and half early to move into one that wasn't ready plus I had to pay double rent. If my apartment wasn't ready then tell me so I could have moved back my move in date and saved money. The least they could have done was take some money off my first rent but instead all they said was, "yeah, we probably should have contacted you to see if we could have pushed your move-in back. We're really sorry". In the description the apartment states that it comes with cable, on my rent bill I'm CHARGED $23 for "basic cable" which consists of a few local news channels and basically public access...really? Plus you are charged for a trash pick up charge...for what? For me to have to carry my own trash all the way to the dumpster, either I have to stick it in my car...ew or walk half way across the property carrying trash. So whats the trash pick charge? For the trash company to empty the dumpster? that should be covered by the company in my opinion. On the up side my apartment has a nice view of the golf course and a pond, a huge back porch, tons of storage, it's quiet and cozy. But, I most likely will not be re-signing my lease. When I move into a new apartment I expect it to be spotless, clean, and if you're going to do renovations make sure they are done right. I shouldn't have to go around and clean it myself or look at crooked, sloppy painted cabinets.
Myself and my children have been sick since the 2nd month we moved here. The carpet is the cheapest carpet you could possibly find. The "upgrades" appear nice, but the contractors they used to do the work did a half assed job. The dishwasher that has never been used sounds like an airplane taking off. This whole experience has been awful. The neighbors constantly let their dog crap right in front out the apartment. I walk out of my front door only to find cigarette butts and drug paraphernalia that has apparently been dropped over the balcony of the apartment above me.
Do not move here if you are a pet owner! They charge a $300 pet fee that you would assume is for any extra damages to the apartment that your pet may cause (There is no explanation as to what this charge is for in the contract) Upon moving out I was told that this charge is for pet maintenance on the property, which the only "pet maintenance" they take care of is a few bins scattered across the property and bags for your pets waste. Which the complex hardly ever empties the trash can or refills the bag dispensers. I had to call in every time I wanted these replaced. I also had a roof leak that it took MONTHS to fix, and also a water leak from our air conditioner which took weeks to repair. Upon move out we found MOLD growing in our spare room from a leak that they did not properly fix. Yes, the views of the golf course are nice. But do not waste your hard earned money and time on this location as they do not care for their residents as they should.
The biggest problem with living here is that the management (which changed from when I first moved here) are money-hungry, greedy, unjust and they have no loyalty to loyal residents. 1. My electric bill went up significantly during the summer of 2013 (in comparison to same time previous years) and continued to climb since then. I finally got fed-up with the situation and called the electric company that proceeded to tell me the problem in the rise was on my end so I contacted management. The assistant manager told me I must send in all the bills from when I first moved in to now, so I did. She noticed the increase and sent the maintenance crew to check the AC unit (which had had problems several times in the past). They found some problems and proceeded to "fix" what they felt was causing the increase. The bills are still coming high and they are now saying it may be a line break and they may have to hire a licensed contractor. I spent a great deal of time corresponding back and forth with management, and they continuously assured me that I would be credited back once they determined the amount owed to me and got it approved with their regional management. This process took months. Today 10/14/2015, the office manager informed me that my credit would be $54 - you have to keep in mind that for over two years I've been paying extremely high electric bills. To give you an example, this place is approximately 800 square feet, I live here alone, and my electric bills range from $200-$242 on any given month. I keep my AC setting at 76, am not home during the day, and don't do anything out of the ordinary that would account for such consumption. I am now have to take the time to hire an attorney and go through this entire process all over again. These folks are hustlers that do not take responsibility, or care about their residents. They have raised my rent every year since I have lived here and have no loyalty for their residents (I have ALWAYS pay my rent on time and there has never been a complaint filed against me for any reason). Additionally, I have complained about there being pitbulls on the property, residents letting their dogs run loose and not picking up after their pets, as well as neighbors keeping the front of their apartments dirty. My neighbors throw dog feces, dirty urine-drenched carpets, garbage, and dirty shoes in front of their apartment which I get to see every single time I step out of my apartment. The complex removed the recycling bins because, according to the office, too many residents were throwing garbage in the recycling bins. The problem with this explanation is that management never sent out letters to notify any of us that the city threatened to remove recycling privileges if this problem persisted. Now I hoard my recycling and it has become a nuisance in my life. There is also a full-blown moat that forms when it rains, particularly in my cove. This lake that forms due to faulty drainage forces us to park on the other side of the street and traverse a small patch of dirt grass if we do not want to ruin our shoes by submerging them in the water build-up--- this problem is not only annoying, but dangerous. Management here at the Mallards of Wedgewood in Lakeland, Florida 33809 do not care about their residents, they are greedy and only care about their bottom-line.
Worst apartment I have ever lived in. I work all day and so I rely on communication over the phone and they NEVER answer. The bugs are HORRIBLE in these apartments. My ceiling collapsed from a leak in the roof and they are so slow to fix it. The mold is a huge problem. I am speaking to other families out there when I say - PLEASE look at other options first.
