I moved from Philly, PA to Staples Mill in 2014. I moved out after my year lease was up because they were increasing my rent by $10.....I dont care if it was $1. I refused to pay anything more than what I was paying to live there. My place was in a nice location. It was in the back and near a corner home and so my backyard was woods and my neighbors were friendly and clean. I truly lucked up with the unit I had rented. The only reason why I left was due to the many issues I was having with management and the small space. They would lose things all the time and they were not communicating well with each other. I also was fined for things that were not mine and they did not try to reason with you one bit. The parking situation is the worst thing ever because spaces are very limited and they are often occupied by people who live there but are not on the lease so forget having guests...ever unless you park in a visitor spot to reserve a space for them. Men hang out at the playground and so I did not feel safe taking my child there. There weren't any amenities such as dishwasher, washer, dryer, garbage disposal. Their bathtubs are made from plastic seemingly. Nothing sturdy. Then when I inquired about amenities, they showed me their "updated" apartments which were the same exact size...Tiny... but now they stuffed a washing machine in the downstairs closet (taking up the little space you already had) and added a dishwasher to the kitchen. The same place that I was paying $725 for, they wanted me to pay $933 for the updated apartments (mind you, this does not include any utilities). The fact that that they even tried to compete with the surrounding rental properties is a joke to me. One up side though is if you are here illegally, they will rent to you as long as you have the right kind of money (this is what I heard from a neighbor in the community. Don't quote me). SN: gas bill is divided up among the entire community so during the winter, your utilities that are billed through them will run you about $150-200 a month...this does not include electric bill.

The worst place to live. Always when you pay your rent please make copies of your check or money orders and make the office give you a receipt. I've always pay my rent on time and know that I gave my notice for not renewing my lease they are saying I never paid my rent and I hand delivered my payment to the manager. Also, incidents or any type of crime including shootings they don't send out letters or notifications.

Staples Mill has been a nice place to live. I think the current staff in the office is a big change from past management, which is a good thing. Maintenance requests get done faster now. They also have more knowledge of online rent pay questions and such. However, I've requested to have my carpet replaced and a wall repainted and it hasn't been done yet. My apartment is decent, can't complain for the price. I moved here because its close to my work and that's a big plus for me. Overall I would recommend.

If i could put 0 stars i would! This is the worst place to live EVER! The staff is friendly, maintenance takes forever just to "BANDAID" fix your problem. The stoves leak gas, the first day we moved we had water shooting from our wall. The next day the hot water wasn't working. After those incident we started getting bit by BED BUGS! We came from houses where we never had bed bugs before and we spoke to a attorney and they said that if a complex has had several complaints about bed bugs, they must put it in the lease. They lied to us and said that the exterminator had treated our apartment when really all he did was look around. We called to see what he did and they said it takes 3-4 weeks for the stuff to work. HE NEVER TREATED THE APARTMENT SO HOW WILL THE STUFF WORK. This place is unacceptable by all means. If you are still considering this place after my review, you have been warned and good luck.
