Overall, this is a GREAT place to stay. Positives: It is conveniently located in a very family friendly, walkable community. It is near great schools (the middle school on Piney Branch has a nice track) and is not far from the Takoma Park Community Center. The fire station is close by on Georgia Avenue. (just in case) The Greyhound station is near and serves as a nice treat for those weekend get-aways to NYC and such. Downtown Silver Spring and Georgia Avenue hotspots are very close by too. The bus picks up/drops off in front of the building and goes to the Silver Spring station. There are also buses that stop along Piney Branch and drops off the Takoma Park station (my personal fav cause that station is closer to the city and a less hectic commute for me). The building is relatively small with roughly 60 units and has secured entry at all points. Pretty much you know your neighbors. I am not aware of any residents that had security / entry problems. The building is older and well cared for. There have been several improvements made throughout the building and it shows. The elevator works on a regular basis. The grounds are clean and landscaped. The pictures online are very accurate. The parking is great for you and your guests and its FREE! Of course, the later you get there the further you park but still. I've never had to park off property. For the area and what I need, it is a good price for the unit. The unit has lots of closet space and that is nice. I have huge windows in every room that let in lots of light. My kitchen had granite counter tops, a new sink and swan neck faucet. The appliances were in pretty good condition. The bedrooms were a good size, each with the same square footage and with great closets. Everything was freshly painted and very clean when I moved in. Never had any problems with bugs or anything like that. There is a washer / dryer in the unit. When I moved in, the property manager said they are the only property on the block with wash / dryer in the units. (That's what he said) The staff is very nice, especially Mr. Santiago in maintenance. He is the best. He will quickly address any maintenance issues that you have - right away. Ms. Pam, the current property manager is pure gold. I mean she is awesome, beyond professional and just a very nice lady!! Negatives and the reason for the 4 stars...No deck / patio / grill area and no swimming pool (I really wanted these amenities) Air conditioning - The air conditioning is off in the spring for 4 weeks or so until 5/15, period. Nothing comes on - air nor heat. And the same for the heat in the fall. From about mid-September to mid-October; nothing. No air, no heat. Otherwise, it works just fine. I'm from the South where we leave our air conditioning on from Easter to Labor Day so this was a new concept for me. Apparently in the DMV area there is a law that allows properties until 5/15 to turn on the air and the same thing for the heat in Oct. *wow* The bathroom is small. The manager confirmed they are the same size in all units. I mean, bathroom fully functions but it is small. So I decided to invest in making it a more comfortable space for me: hand shower (the wand), storage solutions, etc. It worked. The 3 bedroom units are rarely available to rent.
