Possibly the worst staff of anywhere I have lived. They will rip you off every chance you get. $75 boot on your car every chance they get. Don't even think about having a friend over. They screwed us on the damage deposit. I don't like these people and I don't trust them. Can't tell you how glad I am to be gone.

Our time at Maplehurst was a great overall experience. There are many perks: 1. Conveniently located to Market Square, World's Fair Park & the Greenways 2. An amazing river view 3. An unbeatable maintenance and office staff that will go above and beyond to make sure you are happy! 4. All the buildings have lots of character and the landscaping is kept up very nice 5. They are dog (and cat) friendly! 6. Did I mention the office staff is amazing?! In giving an honest review, I must also state the negatives: 1. During UT football games, it's difficult to get in and out of the complex due to tailgating and road closures. Not a big downside, as there are only a few home games. 2. Noise! If you don't mind late night parties next door, or a few disrespectful tenants, then you should be fine. 3. Parking: Each tenant is allowed only 1 parking pass, leaving the other tenant(s) to find parking elsewhere Knowing all of these pros and cons, we would still recommend Maplehurst Park Aparments. Just get your ear plugs out for football season :)

I just renewed my lease for my third year at Maplehurst. This place is hard to beat. First, the staff is incredibly helpful and cheerful. The noise can be a pain occasionally, but the staff is always helpful there, too. Let's face it, there are many students, but typically they're good about keeping the noise down until the weekend. There were a couple of problem tenants a few doors down from me the first year I lived in my apartment who constantly threw parties. I finally complained to the leasing office when they had a kegger one of the first nights of finals week. The leasing office promptly called me back to let me know that these kids were on their third strike, their behavior was unacceptable, and they would be evicted immediately. So, the tolerance for noise isn't high. On the other foot, it's a nice community so if you do host some sort of "soiree", I think giving your neighbors a heads up and hosting events at the appropriate time is key. The location is nestled between UT campus and downtown- perfect for walking. The actual apartments are clean and cozy. The units are extremely efficient for heat and air. I live in a one bedroom and have never had a KUB bill higher than 50 bucks. Maintenance (extremely nice guys) also visits once a month to clean the filters in the units so the air is always fresh. I saw in another review that bugs were a problem in their apartment- but I've never seen spiders or any other sort of bug in mine. The only cons I can think of are parking and counter space. Yes, parking sucks. You get one and only one parking pass and there aren't many areas around for guests to park- BUT that's just a part of living in an area smack dab between an enormous university and downtown. Also, game day parking used to be an issue, but Maplehurst now has gentlemen double checking passes all home games to ensure that tenant spots aren't taken. Bathroom counter space in the one bedrooms is my only other issue. As a girl, I have approximately 600 things that I feel I need on my counter at any given time. It was a bit of a pain at first, but putting up some shelving made all the difference. It was a quick fix, but I still kind of with that space was a little larger. Overall, I've loved living here. It will be difficult to top.

If apartment complexes could talk, this one would be screaming "RUN AWAY!!" If I could give this place ZERO stars, I would. Where oh where should I begin??? 1.) SUPER overpriced. I fork over $800/month for a TINY one bedroom... and yes it's close to campus, but the walk isn't pleasant... since you are on a river bluff it is literally uphill both ways! Not an easy walk. 2.) No guest parking. Be prepared to tell your friends and family, that yes you can come visit me, but you'll have to park in a church parking lot that's so steep it's at a 45 degree angle! If they park in your lot, Maplehurst will have them booted. Oh and don't bother having people over during football games- that church parking lot will tow your loved ones faster than you can say Go Vols. If you call the office asking for a parking pass for visitors, they will essentially tell you to go make love to yourself. 3.) Laundry suuuuuucks. There is ONE laundry room for 10+ buildings... And if you live at the other side of the complex, good luck hauling your laundry over two streets. 4.) Loud, loud, loud. The neighbors frequently decide to convert their apartments into mini Vegas style clubs... I kid you not, I wish I was exaggerating. If you are not an undergrad ready to get trashed on a weekly basis, you will not enjoy the noise. 5.) If your car is out of line, they will BOOT your car. No ladies and gents, I'm not kidding, I was doing laundry at 2am and the basket was so heavy (I had to drive it over... see #3) that I parked on some white lines just so I could haul my heavy basket in. When I came back out, my car had been BOOTED by the parking company Maplehurst contracts with. I explained to the boot man that I lived there, I had a decal, and I was just hauling some laundry in- no go. $75, down the freaking toilet. The office's response? Oh, we have no control over what the parking company does- besides, you signed a parking agreement. NEVERMIND that their online parking policy for tenants states NOTHING relevant about this sort of situation. 6.) Awful plumbing. I lived in an old high rise prior to this, and God bless that place- it may have been old, but at least it worked! Don't be fooled by the shiny new appliances and the pretty tiled shower they show you in these apartments: the shower backs up on a regular basis, the toilet runs slowly, the dishwasher does a shit job, and the hot water heater flooded my kitchen so badly once that the repairman had to break my cabinets to get access to the heater to stop the flooding. 7.) BUGS. Specifically, spiders. During the summer time, my balcony was INFESTED with spiders... and I'm an arachnophobe. There were so many spiders dangling along the balcony, at night I used to hunch my head and sprint from my door, across the balcony, down the steps to the parking lot because I was so freaked out. My neighbor got bit by a spider and was sent to the freaking ER... after that I called the office to come spray, but they didn't do a damn thing. 8.) Possible black mold on the a/c units. My a/c unit has this weird black substance on it that I've cleaned off before- my parents suspected it might be mold, but we're not sure. It blows these black particles into my living room that are gross. I'm debating on calling the health department because only the dear Lord knows what this crap is: with my luck, it's probably asbestos. So there you have it folks! A comprehensive guide on why Maplehurst Park Apartments should be your last choice for living arrangements. God have mercy on your soul should you ignore my desperate pleas to spend your rent money elsewhere. Although I suppose if you enjoy mold, floods, spiders, drunk undergrads, parking boots, no clean clothes, and a rent bill that is so expensive it's criminal... well Maplehurst might be your perfect match. I, on the other hand, will be headed for the hills, screaming and tearing my hair out as I go.

Great location! A block from UT and World's Fair Park and a minutes walk from Market Sqaure. My one and only caveat, and it's a big one, is that this apartment complex is almost 95% UT students, so it feels (and sounds) like you're living at student housing. My wife and I consistently had issues with noise and loud music at all hours of the night. Other than that, it's a great place with great management.
