One thing I really appreciate about Highpointe is the way they prioritize maintenance. My previous experiences with maintenance at my past apartments was less than satisfactory. When things did get fixed - which was rarely - it was done wrong. Over here, once your request is submitted, things are fixed within a few days and done correctly the first time. I can't tell you how nice of a luxury it is to be able to rely on them. Speaking of submitting requests, Highpointe has an online maintenance request system that makes it very easy to ask for something to be fixed. This is kind of weird to note but other small females might appreciate knowing this- The two guys I usually see around the property (cleaning up regularly which is soooooo nice to see being done! They keep it looking clean here!) are totally trustworthy guys which is important to me because I've let some really shady people into my apartment before at the behest of my past management companies. I'm not at all worried to let their staff in. They're all very kind and professional. Just a really good place to live, is all.
I recently moved into Highpointe Apartments after First Management sold it and I couldn't be more ecstatic about their active efforts to make abrupt yet positive changes. I was offered half off my first months rent in an updated and remodeled unit with a fireplace :). I loved how the office staff was upbeat and proactive in helping me get in as quickly as possible and accommodated not only my needs but my pet friendly needs as well. I am pleasantly surprised and looking forward to the other upcoming renovations and changes they informed me of that will be happening on the property throughout the duration of my lease. 5 Stars from me all day!
Over the past 12 years my children have lived in 12 different apartment complexes, 9 of those in Lawrence, KS. The worst by far without any doubt is Highpointe and First Management. Over the years there have been a few minor maintenance issues, each of which were dealt with in an acceptable manner. That is until Highpointe. It began on the first day my daughter moved in. The apartment was dirty, there were dead bugs on the floors, dirt and hair in the shower, dirt in the kitchen cabinets and on the counter tops, stained and dirty carpet, kitchen vinyl worn completely down to the black under part, and a walls that needed to be repainted. The walls had streaks and small holes in all the rooms and paint on the carpets around the edges. You could plainly see where they had touched up the paint and left roller marks around the tops and bottoms of every wall. After going to the office and complaining on move in day, they came and cleaned which of course meant we had to stop unloading and wait for them to finish (it was barely acceptable even after they cleaned). At the time of move in the faucets in both the kitchen sink and the shower were not working. The one in the shower would not let the water get warm. My daughter told them at her initial walkthrough and went 3 or 4 times a week for a month asking for it to be fixed. It finally was fixed after a month of cold showers. The kitchen faucet was not fixed for another few weeks. The AC leaked into her apartment, there were bugs around the door going to the patio area, the vinyl in the kitchen was not replaced like they told her it would be. And now she has moved out and went through her final walkthrough and I guarantee it was MUCH, MUCH cleaner that when she moved in. Not only is she not getting her deposit back, they sent her a bill charging her for repainting the apartment. We have NEVER disputed the inspection upon move out from any of the other places even though there were things we could have. We WILL dispute this. It is a rip off and travesty to have to pay for repainting when it was painted so poorly when she moved in and she had to live with it like that the entire year. Yes, the paint was noted on the original walkthrough. We also, paid to clean the carpet, even though I am sure they had new carpet laid within a week of her moving out because it was horrendous. Highpointe and First Management have a very poor maintenance team (I have been told that they are now new), poor management over the past year, and have left us feeling completely taken advantage of, lied to, and swindled. By the way, I have called them repeatedly about the dispute and they have yet to return a phone call. Par for the Course!!! I would give it zero stars if I could
