Hello Craigslist! After over 2 years in this wonderful group house, I am leaving DC, and looking to rent out my room.

The room is medium sized and a cheerful, sunny yellow with a south-facing window, rented unfurnished. It's plenty big for a queen size bed, dresser, desk, bookshelves, etc. There's no closet, but the closet bar suits all my needs. The best part of all, though, is that the bedroom opens up to a private balcony, complete with hooks for a hammock. A beautiful magnolia tree shades the balcony in the summer, so the room stays shaded in the summer, but gets plenty of sun in the winter when the tree looses it's leaves. There is nothing better than this balcony in April when the magnolia's in full bloom.

The house: You would be sharing our large home with four other roommates. We have a killer kitchen with a gas stove, dishwasher and great countertop space, and a spacious living and dining room, brightly colored walls, hardwood floors and a backyard that leads out to a parking area that can fit two, small cars. The parking spaces don't cost extra, but you would need to coordinate with the other roommates to determine who uses them. I parked my car back there for the last two years. We have central AC.

The roommates: Right now, we are a bit in transition. . .but we are a group of young working folks/students in our mid/early twenties. We like storing bicycles indoors, having a beer or two together on the roof and cooking dinner together once/month, but for the most part we all have our own lives and schedule.

Rent is $709/month, which includes a monthly cleaning and yard care service. (The cleaning ladies are awesome)! Rent doesn't include utilities, which usually run around $40-$80/month. I am looking for someone to either sublet from me from July 1 -- August 15, with option to renew for a full year in August, or sign a 13.5 month lease from July 1 -- August 15, 2013 with my landlord. Preference will be given to long-term tenants who would be a good fit for the house.
